I love the rural life and also enjoy true comfort and modern day conveniences. I was delighted to renovate Home Farm House and be able to retain its original character - of which there is a lot - and add my own personal touches. I have fully equipped the house as a real family home from home, focusing particularly on the bathing facilities and kitchen equipment. I also selected the building materials, decoration, soft furnishings and fabrics. I enjoy cooking and entertaining and I have ensured that all my guests’ needs in these areas are provided for. I am proud that many of my guests comment that the kitchen is better equipped than their own. An Absolute Gem

We rented this property for a family away weekend to celebrate my 70th birthday. Three generations of the family were there and everyone loved the house. The accommodation offered is excellent, and all of the rooms are tastefully furnished and equipped to a high standard. The kitchen and dining area is exceptionally good and ideal as a gathering point and social hub for the party. There is also a spacious and attractive garden. The rural location is pleasing, although the narrow roads make for some interesting passing manoeuvres! We had a very good celebration dinner at the Crown in Banningham and a good walk along the beach from Overstrand to Cromer for lunch. The property is within easy reach of many of the attractive places which Norfolk offers and I would wholeheartedly recommend it.

Wonderful property in a beautiful rural location

I recently stayed at Home Farm House with my family for my parents' Golden Wedding Anniversary. It was a perfect property giving everyone (9 adults, 2 children and 2 babies) the space they needed to relax and enjoy the weekend. The large dining table was perfect for a celebratory meal and the kitchen was extremely well equipped. The bedrooms were clean, comfortable and very well furnished. We had a fabulous stay and were found the setting perfect for exploring the North Norfolk coast. Very handy having a Waitrose just a few minutes drive away too. Thank you for such a great stay and hopefully we'll visit again in the future.

A very special place

This is an amazing (and very spacious) 5 bedroom property in a beautiful rural location. We stayed over the May Day Bank Holiday weekend with our friends. We had five children in total, and we all absolutely loved the place. Every detail has been thought about, from the fully equipped kitchen with every accessory you can think of, to the outdoor toys in the summer house. The house itself has been lovingly extended and renovated, offering plenty of room and comfort even for a large group. It is an ideal base from which to explore this beautiful part of the world (we enjoyed taking the steam train from nearby Aylsham to Wroxham, and then cruising the Broads, as well as a trip to the beach). The owner is lovely: when we managed to leave behind a special teddy bear, she arranged to have it posted to us. All in all, 5 stars on every level!

The Perfect Easter Weekend !

We stayed at Home Farm house over the Easter weekend with friends and family and I could probably say “just perfect” …. and simply stop there; because that’s exactly what it was. From the administration to the house and gardens everything was wonderful.

Home farm is a very large 5 bedroom farm house near North Walsham. It has been very sympathetically renovated to keep the charm of an old farm house but provide all the mod cons you would expect from a quality short let. It’s very clean and well equipped, especially the kitchen which has every cooking utensil you could ever want, and more!

All the rooms were very spacious and tastefully decorated.

We had unusually good Easter weather and so the lovely gardens provided a perfect setting for an Easter egg hunt for the younger children.

Perfect weekend away in Norfolk

What a great weekend!

The house is extremely spacious and well decorated and was perfectly clean and tidy when we arrived (there was even a welcoming bottle of wine!)

The owners have managed renovated the property brilliantly and it retains all of the warm and homely country feel, whilst having all the modern comforts you could ask for.

The kitchen is huge, modern and very well equipped if you want to cook at home or there's always the excellent food at the Gunton Arms just 10 minutes drive away.

Perfect setting for a family holiday

Our party of 10 people, ranging in ages from 3 to mid-60s, thoroughly enjoyed our stay at Home Farm House. The setting is both beautiful, with gardens to the front and rear which were perfect for the children to explore, and peaceful. We found the location to be ideal for visiting several local attractions, including the sandy beach at Mundesley, Blickling Hall, the Broads and the Bure Valley Steam Railway. We also enjoyed visiting the follies, giant question mark and wild gardens of the nearby Field of Dreams. The house itself is spacious - even with ten people it never felt cramped - and the bedrooms are large enough to comfortably accommodate ten people. The kitchen is very well equipped, airy and light and the reception rooms cosy and relaxing. The owner was friendly and helpful throughout. I would certainly recommend this property to family groups seeking a comfortable, spacious and quiet holiday home.

Location

From the Owner

When I discovered Home farm House I fell in love with it. The countryside, big skies, clear starry nights and the deafening silence are a welcome contrast to the noise, lights and bustle of city life. It is very rural and immediately surrounded by beautiful country, but not too close to livestock or agricultural workings to disturb. It is also well placed, close enough to the coast, (but not the very busy caravan parks), The Broads, many local amenities and attractions and the 'Fine City of Norwich'. If the weather is inclement there is always something to do with cupboards and shelves full of books and games in the house or a short drive away there are lots of great restaurants, pubs, sports facilities and other attractions. Over the years I have compiled a comprehensive list of things to do and see that I have enjoyed and you can too.

Coast/Beach:

Mundesley beach is the easiest to get to, 7 miles away, a Blue Flag Award sandy beach, with lifeguard in season and easy parking. Trimingham is 6 miles. Overstrand is 7 miles away and is easily accessible by car, it is an attractive cliff-top village overlooking a sandy beach where you can buy fresh lobster and crab in season. Cromer's sandy beach and it’s pier is 8 miles, Sea Palling for water sports 15 miles, Blakeney for seal viewing 18 miles. The Broads are 7 miles away for day boats, canoes, kayaks and sailing.

Travel:

The property is rural therefore a car is essential to enjoy your stay. There is ample parking for at least 8 cars on the drive outside the house. The nearest train station is North Walsham on the Bittern Line or Norwich main line. Norwich airport is closest and then Stansted.

Distances:

Home Farm House is 130 miles from central London, 170 miles from Birmingham. North Walsham is 3.5 miles, Aylsham 5 miles, The Broads 7 miles, Cromer 8 miles and Norwich 17 miles. The nearest supermarket is a very large Waitrose 2.5 miles away, Sainsburys and Lidl in North Walsham, Tesco and Budgens in Aylsham, Morrisons and Lidl in Cromer.

Further Details:

There are excellent local pubs and restaurants. I highly recommend The Gunton Arms in the Gunton deer park. In addition there are the Erpingham Arms, Saracens Head, The Crown at Banningham, The Walpole Arms and Black Boys in Aylsham. I provide a 'recommended' list with your joining instructions. There are many walks and cycle routes from the house and many more that can be reached by car. I have comprehensive details of local attractions, activities and hostelries in the house. For example, the Weavers Way, Bure Valley walk, Peddars Way/North Norfolk Coast Path, the Paston Way (coastal), Wherryman's Way around the Broads and Barton Broad walk. Use our local OS maps to find them. A short drive or cycle ride away is the Southrepps Common Nature Reserve which comprises 12.4 hectares of woodland, it is a site of special scientific interest and conservation status. A car park and 800 metre boardwalk provides easy access and The Vernon Arms is nearby for refreshment. We are excellently placed for cyclists. Norfolk was the first county in Britain to introduce Quiet Lanes for walking and cycling. They are almost on our doorstep covering 36 miles and occupying a triangle from Cromer to Bacton and inland to North Walsham, all easily and safely accessible from the front door for cyclists of all abilities. The Quiet Lanes link with the Paston Way, Bacton Woods and the Coast Cycleway. I have cycling maps and information at the house. Broadland Cycle Hire is located in the car park at Bewilderwood, 13 miles away, where you can hire bikes, tandems, children’s cycles, baby seats and tag-alongs. There are several cycle rides starting from there and they have route maps. For steam trains the Bure Valley Railway starts at Aylsham, The ‘Poppy Line’ at Sheringham. There are many day boat hires on the Broads and several National Trust houses and gardens nearby, Blickling and Felbrigg Halls being the closest. For the younger members of your group Strikers is 6 lane 10 pin bowling alley with arcade games and a bar 3 miles away and the Victory swimming pool and gym is in North Walsham. For anglers there are many local lakes, Felmingham Mill Lakes in walking distance and Blickling lake the most spectacular. The VisitNorthNorfolk website is an excellent source of information and things to do.

A deposit of £100 is required to reserve your rental dates. 30% of the rent is payable 12 weeks before the rental start date. The remaining rental balance less your £100 deposit is payable 8 weeks before the start of your holiday. A £500 damage security deposit must be paid no later than the week prior to your rental start date. Terms & conditions and rental hire policy are available upon request and are provided with your booking documentation.

Changeover Day:
Change over day is Friday. The house will be ready at 4pm on your day of arrival, departure time is 10am prompt.
There is an element of flexibility - more so in low season. Earlier arrival only by pre-arrangement.

The property is on a seldom used lane, benefits from extensive gardens and has many characterful features; including large fireplaces, an antique bread oven, ships beams and 15th century beams, a green oak beamed loft, 18” thick walls in many rooms, great art work, contemporary and antique furniture. I have complemented these with modern, quality appliances, lighting and bathroom fittings. The house is light, bright and breezy in summer and cosy and warm in winter. Notes:

  • Notes on accommodation: Home Farm House was originally two cottages. It is unknown how old the original dwellings are but the clover leaf beam in reception 2 has been dated to the 15th century. At some stage the cottages were converted into one house. In 1974 the late David Hood started to renovate the house for himself and convert the barns into 5 dwellings. When he died he bequeathed the meadow, that wraps around our paddock to the side and back of the house, to the local community and it has been designated a County Wildlife site. You can walk the meadow and see the labyrinth, folly, the BIG question mark and seating area. I have owned the house since 2001 and totally renovated it in 2009. I have furnished the house with quality fittings, antique and modern furniture with many original works of art. I provide a comprehensive guide to help you enjoy the property and make it work for you. There are books, CDs, local maps, many garden and indoor games for you to enjoy during your stay. Outside: Home Farm House has wonderful aspects, although we have neighbours the house is not overlooked and is very private being set well back from the lane. It has 2 acres of grounds, 1 acre of lawns, 1 acre of paddock, a stream with a bridge and a pond. The front lawn is a boules, hoopla or footie kick around space. In season you can dine alfresco in the courtyard where there is garden furniture, gas BBQ, swing seat, parasol and a hammock. Out of season these are not available for use. Picnic tableware, blankets, chiller bags, cushions and games are provided for your enjoyment in the garden. Our gardener comes weekly on Friday to keep things tidy. Please don’t use the paddock because it is being replanted. Utility Room: Large room with granite work surface, Franke twin sink, Bosch washing machine, tumble dryer, iron, ironing board, clothes maid, vacuum cleaner, cleaning products and implements, water softener and oil fired boiler. Cleaning / Towels / Linen / Maid service: Quality bath and hand towel pp, cotton bed linen, hand wash, toilet tissue, a basket of logs and kindling, some candles are provided with a bottle of red and white wine. Cleaning and laundry serviced weekly on Friday. Other: Reception 2: Comfy sofa, B&O TV & DVD, wood burning stove, desk, bookcase of children’s books, stable door to the courtyard. Boot room: Butler sink, boot and coat storage, garden games, stable door to garden, boot cleaning ‘shower’ and summer house.
