About the Owner

I have been visiting Cumbria for years as I love the walking. Decided to buy this house in Kendal in 2007 as it ticked all the boxes for me as a quiet base for many visits and a possible place to retire to. Still living a busy family life down south I decided to, with help of my design grad daughter and partner, fully modernise the house for holiday rental in 2011. I still love using it myself and hope that it will be the chance for many new people to discover the joys of the surrounding Lake District and Yorkshire Dales. I'm very fond of Kendal and will happily pass the day here if I want to give my legs a rest. Kendal's probably best known for its mint cake so there are free samples awaiting my guests! Kendal is home to the National Park and I hope it will be your holiday home too!

Enjoyable stay in a clean and tidy house situated in the centre of Kendal

The property was well suited for a family of 5 spending a long weekend break in Kendal. The property was centrally situated in Kendal just a few minutes walk from the town centre. The house itself while having some dated decor was very clean and tidy. The 3 bathrooms was a bonus and makes life easier with 5 people. The arrival instructions were very clear and wifi was also fine.

The car parking was awkward at times but this was known prior to our visit and parking in Booth's car park was no major hassle.

I would recommend the house to another family of 5 looking for a base to explore Kendal and the Lakes.

In a great convenient location, fabulous stay!

I couldn't really fault this property, we had a wonderful stay, everything was thought through to make it easy for us. The location is conveniently minutes away from a supermarket and lovely town. It's also a good location to have a bit of peace, but also to be able to easily get to Windermere and Lakeside. The only very small issue we had was that the parking always got very full and there were always cars parked in front of the property in the evening.

Kendal's a great town and a free parking permit is quite something to have so centrally so sometimes parking right outside the property can be taken by other residents but the permit can be used in other areas close by although all the many times I stay there thats only been necessary once or twice. I will aim to provide more advice in future on this.

Well Equipped comfortable cottage central to Kendal town centre

Lovely holiday in Kendall. Cottage had everything we wanted plus more, ie dishwasher.

Great views and really close to all the amenities

Tricky parking but always managed to find somewhere close by.

Lovely supermarket just round the corner.

Excellent house, great for families

We recently returned from two weeks at this property and cannot fault it at all. Was very clean and had all the space and equipment we needed. Having a dishwasher and washing machine is a massive plus as left us able to enjoy our evenings after, marching all around the lakes. Kendal is great for wandering with some good local shops too.

A week in kendal

We had an enjoyable week in Kendal with really good weather. Although the house is quite central in Kendal there were a few things that could have been better about it, the parking is a bit difficult, small car park used by other residents, although you can park in the nearby supermarket carpark when needed. I don't feel this property is suitable for people with walking difficulties due to the number of stairs in the house and also where the house is situated in the town, you either have to walk into town going down a number of stairs or by using the road outside the house which is on quite a slope. We felt that the house could do with being freshened up paint wise and also the owner needs to do an inventory of what is supplied, we arrived and we had 1 teaspoon and 1 mug, we had to buy more mugs to have tea. We had no hand towels and we were notified the day before we were due to arrive that there were problems with the boiler which meant we had no hot water apart from the shower in the main bathroom which is run by electricity. After 3.5 days the boiler was fixed, my father had difficulty using a shower over the bath due to problems walking so this was frustrating for him. We were told we could use the washing machine and dish washer as they both run off cold water . The owner did notify us that could stay on for an extra few days if we wished but again we were only notified the day before we were due to leave which didn't leave any time to arrange things at home eg extra leave from work etc. We love Kendal but unfortunately on this occasion the property let the experience down. We will be back in Kendal in August but unfortunately we will not be using this property.

Owner's Response: I can understand this reviewer's feelings and am sorry that finally after many years of letting the property out someone left with a negative feeling about the cottage. It was truly bad luck that the boiler broke down for the first time and required a fairly rare part before it could be fixed hence the time it took to repair. There was an elderly gent that couldn't use the shower over the bath so was doubly unfortunate. As for unsuitability for elderly guests I endeavour to make it clear about the stairs in the house and my more senior guests are happy with it. I will check the other issues when I am up there this weekend ( I cancelled a previously planned visit in the hope that the reviewer could stay a little longer for free but sadly it was too late notice for him). I still really adore the cottage and its neighbourhood and am really looking forward to coming up again. I will also make sure that the reviewers feedback is acted upon and will do whatever it takes to keep it the popular stay it has become.

The little big house.

Kendal is a great place to stay. A short distance from the M6 and centrally located for easy travel to most parts of the Lake District.

Kendal town centre/High Street had every shop you needed for your stay with plenty of places to eat. We favoured pizza express as this was a stones throw from the house. If you need one of the big supermarkets then they are a short drive away or about 20 minute walk if you fancy it.

In rush hour the centre gets quite busy with the one way system.

On arrival the house looks quite small though once you walk through the front door the house became very spacious split of 4 levels. Plenty of room for our family of 5.

Home from home comforts. Fully equipped kitchen and entertainment in the living room. Even board games in the chest.

The town centre clock was nice to hear with it sounding every 15 minutes throughout the day and even nicer to hear the peal of bells.

Parking was a jigsaw, but possible.

Would definitely go back again.

Owner's Response: Very much hope that you do stay again - Kendal is a great little town and improves with each visit I find. As for the cottage I could have named it the Tardis! - it often surprises guests how spacious and comfortable it is for a townhouse. Parking in Kendal is at a premium like much of the Lakes so our parking permit is a great bonus and once you are parked up you don't need to move the car until your next day trip out into the National Park.

From the Owner

Kendal is only 10mins from J36 M6. Its also easily accesible by train. Every day you will see somewhere different in Lakes or even Dales as its much easier to get from Kendal to all parts of the National Parks. The people in Kendal are truly friendly and live a much better quality of life than where I come from - I feel better within 10 mins of arriving! They welcome tourism but unlike other places are not entirely dependent on it. It has a year round life and my favourite time to visit is winter when the views are crystal clear and the town is warm and inviting. Also Kendal is way cheaper for a stay with choice and competition and need to keep the locals happy too! Also only 2 min walk from a beautiful locally sourced food hall which I love browsing. I just love Kendal!

The cottage is perfectly situated for a quiet stay in the Lakes and Dales with direct links to all parts of the National Park . Its ideal for those that want to visit all the different Lakes and Dales. I provide a free visitor parking permit which entitles you to park either at the front or back of the house in the resident parking bays. Once at the house you can see all of Kendal on foot with ease so perfect for popping out for drink shops meals etc. The garden is a bonus particularly in summer when the patio is perfect for breakfast and coffee time. I want people to be comfortable here so advertise it for 5 people although it has 3 bedrooms. So no sofa beds here! The house is in a quiet conservation area even though its only a short stroll to the year round cultural centre of the Lakes.
