Cottage in Pulborough, Sussex, England - Central Location In Pulborough Within Walking Distance Of The Station And The Countryside.

The cottage is stone built, and overlooks the mediaeval parish church of Pulborough, with a quiet garden behind it containing a sitting area. It has recently been totally renovated, maintaining its old character but with modern facilities including a marble lined walk-in shower and bathroom. The television room contains a 42 inch .television with DVD. A large sitting room has an open fire place. A large conservatory overlooks the garden and adjoins a modern kitchen; all with stone floors. The bathroom and lavatory is on the ground floor. A wooden staircase leads to the first floor.There are three bedrooms, two doubles and one twin on the first floor together with a shower room and lavatory. Outside there is a rose garden and sitting area which is completely private and very quiet. Parking is available on the road outside the cottage which is down a quiet lane. The property has a fine view of the church Linen and towels are provided. Wifi is available in the cottage. A welcome pack is included on arrival of milk, butter and eggs. We are within walking distance of the station which is on the main line to Victoria and London Bridge. It also takes you to Portsmouth and Brighton with one change. From the house it is easy to walk into the countryside and to nearby pubs. We are within easy reach of beaches and children attractions as well as many historic properties including Petworth and Parham House as well as Arundel Castle.The cottage has proved a good base to visit important gardens and nurseries within easy distance and also we have an excellent RSPB centre within half a mile and a wetlands centre at Arundel. There is a highly recommended swimming pool as well at Arundel. The cottage is warm and welcoming and particularly popular at Christmas and New Year. We have been lucky to welcome visitors from all over the world and a number have made repeat visits.

We have owned this property since it was built in 2006 and all our family have enjoyed it for its closeness to the beaches and the Bestival. Although we don't live on the Island we have very professional agents who live close by who look after the property for us and are available if anything goes wrong.

This is a typical English cottage with a log fire and will appeal to anyone who wants a home from home experience.The garden is particularly admired and full of roses in the summer months. Visitors comment on the well equipped kitchen and comfortable beds. It is particularly popular at Christmas and New Year and for the Goodwood Festival of Speed and the Revival. We welcome guests for short breaks as well as weekly lets. The cottage is also popular with wedding parties for those getting married locally. All guests receive a welcome pack on their arrival and travel cots and stair gates are available for younger guests.

Notes:
Outside: At the rear of the property is a pretty garden within which is a seating area with a table and chairs. This is overlooked by the conservatory. Utility Room: This contains a Belfast sink, and a Bosch clothes washer and tumble dryer. this room has its own door from the outside, and is a useful space where boots and coats can be left. It gives onto the kitchen beyond. Cleaning / Towels / Linen / Maid service: Linen is provided, and the property is cleaned on the changeover day, which generally apart from short breaks is on Friday. Other: The TV room contains a 42 inch Sony television with a DVD player. There is an open fireplace, but this is blocked off and cannot be used for fires. The large conservatory behind will largely be used for dining and overlooks the garden.

Wonderful rustic cottage, with everything we needed for a perfect week!

Our hosts (the Hards) were ever so helpful in explaining where everything was in the cottage, as well as showing us on a map where we might find items of interest to us and places to visit. Pulborough is a lovely place with excellent grocery and places to eat. We had a great time and never ran out of things to do. A beautiful part of England, and our cottage deserves an A+.

A lovely country cottage in a typical English village

Really loved this cottage in a quaint village nestled in the Sussex Downs. It was fully equipped with everything we needed and was very comfortable. It is an old cottage with lots of quirkiness about it, but the modern conservatory leading into a fully stocked small garden makes a lovely addition to the house and somewhere that we enjoyed sitting for breakfast and in the evening when we came back in. Just to note, however, parking was very tight on the street outside the cottage, but did get parked further down the street without issue. Will definitely be making another visit here!

Lovely - we didn't want to leave

We had a really great time - the cottage is beautiful. Lots of lovely touches, very well-equipped and a stunning garden. The pictures do not do justice. There are great walks from the doorstep in this pretty part of the world. The beds are super-comfy! Susan was very friendly and kind.

A very Happy Christmas

Quinticential English country cottage situated in a pretty lane opposite the beautiful old church and close to the train station in the village. Very cosy, conveniently located and within walking distance of an excellent grocery store. The cottage had everything that we needed and more and the owners made us feel extremely welcome - re stocking logs etc as needed (even on Christmas Day!). Thank you so much for having us to stay - we are looking forward to coming back soon....

Special interest holidays:

The cottage will appeal in particular to walkers and bird watchers, with the rspb reserve so close. Also we have two excellent golf courses within four miles, west sussex and west chiltington golf courses

Coast/Beach:

The south coast with its beaches and sailing is about half an hour by car from Pulborough

Travel:

Ivy Cottage is within walking distance of the railway station in Pulborough. It is easily accessed by road, being close to the A29, which runs through the middle of Pulborough ( but cannot be heard from the cottage.) Gatwick airport can be reached either by road or by rail, and is about 40 minutes away. Generally, a car is recommended so that the local sights can easily be accessed, but countryside walks can be made directly from the property. There is a good local taxi service.

Distances:

Petworth with its National Trust house is 5 miles away. The RSPB bird reserve at Pulborough is less than 3 miles away located near Parham House with its fine interiors and Gardens near Storrington. The coast can be reached in about half an hour by car. Pulborough is 50 miles south of London, which can easily be reached by train within the day (low price day return tickets are available.) Goodwood, with its racing, house, Festival of Speed and Revival Meetings is less than 30 minutes away.

Further Details:

The South Downs National Park is just south of Pulborough on the other side of the Arun River. There is excellent walking, and a book containing suggested walks is available within the property. The bird reserve in Pulborough is particularly popular, and provides a good value restaurant. Pulborough itself contains two supermarkets. There is a variety of pubs and restaurants both within the village and within driving distance. Petworth contains many antique shops as well as the house with marvellous walks over the Capability Brown designed Park. Arundel to the south also contains antique shops and the castle, home to the Dukes of Norfolk, is open to the public and has an interesting garden recently designed by the Bannermans.
