Santa Cruz resort with surfing school, beach, daily fish and veg market is 5 minutes drive south. 5 minutes In the other direction find Santa Rita beach, a 9 hole golf course, horse riding and a public thermal spa. Family restaurants at historic Porto Novo, where Wellington landed his troops to fight against Napoleon in the Peninsular War. There is an excellent museum at Vimeiro. Great villa, fabulous location, perfect for a relaxing holiday.

The property is lovely, all glass with a very modern feel to it. The location is great if you are not the 'resort' type. It is only a stones throw from the nearest beach over the dunes which is great, particularly with children. The beaches are beautiful, but it can be challenging to get in the sea with children as the beaches shelve quite steeply, so you can only really swim at low tide and even then it depends on the size of the waves. The villa has a pool which again is great. The only draw backs to this are that it is at the front of the property and you can't lounge around the pool as the deck is at the back of the house. Having said that there are never many people around so you don't feel you are being watched! Our children are older (13,10 and 7), so the pool worked for us, but may not do for younger children.

We had a lovely holiday and would certainly return.

As you mention, low tide is the best time to enter the sea especially if the surf is up. We keep a selection of body boards in the basement which guests are free to borrow.

Beautiful house, great area, a few small niggles.

The property is situated in a small estate of similar properties next to a small hotel. It is on 4 floors although the basement floor is really just storage and a beach shower. The bedrooms are a very good size with lovely ensuites. One thing that we were very happy with was that the rooms all had good solutions to keep the light out so that you could get a good night's sleep. The kitchen is fine, although rather low on storage. My kids loved the outdoor pool and the deck with sunbathers is great. I would definitely stay here again. The location is great, the property is well-maintained and clean. We did have a problem with one of the glass panels and were able to get hold of someone immediately. We also enjoyed the restaurant suggestions that the owners made and visited O Spagghetti which was great. There are just a couple of niggles to be aware of: 1. There is no tv and although there is a computer, the wifi is so slow that it is impossible to stream films. We were also unable to play dvds on the computer - probably because it is not really powerful enough to run windows 10. So, I would suggest bringing a laptop if you have children who like mine expect to be able to watch a screen in the evening! 2. The information about the property is only available online through owners direct and not in hard copy at the property. I didn't realise this immediately so was unsure about all the rules. 3. It would be helpful to provide some plug adapters for Portugal. We brought 'Southern Europe' adapters which did not work and were unable to work out where to buy any for Portugal.

Owner's Response: Thank you for your review: it is very helpful to see our villa through the eyes of our guests so we can understand their experience and correct any issues. We are glad that you enjoyed your stay and would stay again. Unfortunately, the wifi is slow (about 3Mb/sec) but it is the best available in the area. Our wifi service is delivered via the hotel which has plans for its own fibre cable which should improve matters when these plans come to fruitition. The PC was repaired earlier in the season and I did not get the chance to visit and check the configuration before the summer rentals. The PC is running Windows 10 and will play our DVDs on its 24 inch screen but will not play Blueray. We will consider a separate DVD player if we get more guest feedback on this. There was a paper copy of the house rules but this has been mislaid. I will print a new one and ask that guests are shown it at check in. There were a number of plug adaptors around last season but these have gone missing. It would be a good idea to ask guests about this at check in and loan them a few if required. Thanks again for your feedback and constructive suggestions.

AreiasDoSeixo villa

A modern comfortable villa on the silver coast

A short walk from the lovely "mussel" beach the Eco villa provided an fine base with which to explore the Santa Cruz area (5min by car or 30 min spectacular cliff walk), its beaches (big surf but water much colder than Med) and wide range of cafes & restaurants (my family particularly liked restaurant Noah right on the beach). The accommodation itself was top class, clean with three comfortable en-suite bedrooms (2 double and 1 twin) and open plan modern kitchen / lounge and views of the sunset over the Atlantic ocean (esp. good from the top bedroom veranda). The plunge pool offered a cool dip although it was somewhat exposed to the street. WiFi and lots of info-leaflets ensured there was plenty to do - we spent days out visiting Sintra and the walled town of Obidos (fabulous) and also had a fun afternoon go-karting on a great track near Bombarral. The AreiasDoSeixo estate itself is small, quiet and felt safe with a small play area for our younger children - but we found the hotel somewhat aloof on the day we arrived and did not go back. The owner provided good service when booking and with directions / taxi details to the villa and tips for our stay.

Owner's Response: We are so glad that you enjoyed your stay and thank you for your comments. The hotel is aiming for informal exclusivity so can be a bit strict on access especially with smaller children. They do not allow children under 11 to stay in the hotel accommodating families with small children in some of the villas that they manage. It is understandable that the hotel wishes to distinguish between private rentals and rental of villas that they manage by bundling hotel access and services in their packages which are typically twice the price of our private rental. Other guests have reported a warmer welcome by the hotel if they first used paid hotel services such as the spa and restaurant.

..stylish villa in stunning coastal setting...instant holiday vibe

....a stylish holiday villa and location that ticked all our boxes ...the real Portugal ....wild Atlantic coastal location but with easy walking or cycling acces to small local towns ..,limited fine dining options though with the exception of the Areias do Seixo hotel restaurant right on our doorstep which was fabulous ......also loved the different food options at Noah's right on the beach at Santa Cruz....did hire a car for last 3 days to take in Sintra and also explore further North into Aveiro and Braga...at theVilla Theresa was wonderfully knowledgeable and helpful ...we also benefitted from being there at a time when most of the other Villas were unoccupied so no interruptions to the serenity..A holiday to refresh mind ,body and soul ....all three of us would be delighted to return particularly my son who is studying Architecture and really enjoyed the opportunity to engage with the full Areiad do Seixo design concept ....both stunning and serene..,highly recommend a visit ....

fantastic!

Have just returned from a 9 day family holiday in this villa and could happily have stayed another 9 days. The villa is immaculate with lots of room to relax inside and out. It is located in a quiet area with a beautiful unspoilt beach 5min walk through sand dunes. Perfect for our teenage boys attempting to take on the Atlantic breakers. They also enjoyed the nearby surf school. Would definitely recommend this villa for a quiet relaxing break, different from the usual busy British resorts :-)

We bought Villa Nora off-plan in 2007. We were attracted to the modern design of the property, its eco-credentials and the services of the on-site 5* hotel. We visit many times a year and particularly enjoy the beach walks, fine local restaurants and visiting the nearby World Heritage attractions. Our friends with younger children appreciate the wide range of family activities close to hand - especially the local surf school.

Coast/Beach:

The Villa is on the Lisbon coast. The closest beach at 500m through the sand dunes and along the cliff top, accessed by 100 steps, is a 10 minute walk or a 5 minute drive. There is a car park at the top of the steps. There are beaches and beach cafes 7 minutes drive in both directions with easier access, free parking and no cliff. The roads are empty, the beach is long, sandy and is guarded during peak holiday times of year. It is a renowned surfing area, also kite surfing and para-sailing.
