The blue flag Fireman’s beach and two other beaches are a short walk away as is the local bars and restaurants of Kapparis.

About Peter Sparkes

We live in South East Wales, just over the border from England. We have been married for 30 years and have two grown up sons. We both work, I am am in engineering, my wife teaches in the local college. We are both very grateful to be in work but do dream of retirement which is still a number of years away. First visited Cyprus in 1986 loved it, visited several times thereafter and decided to buy the villa in 2009, for family holidays and hopefully our eventual retirement. My interests, in the past I played rugby, golf, cycled and sailed. Sadly the list is now down to work, work and a bit of cycling, Oh yes and the odd trip to Cyprus.

Why Peter Sparkes chose Paralimni

We have always loved visiting Cyprus and wanted to buy a house near the sea and in particular the beach. Having looked all along the East coast we came across Kapparis it was winter and we were surprised to find it quite busy. all the other resorts were pretty well closed. This was a definite plus for Kapparis. Looking around we just loved the area. Away from the main road it is so quiet and peaceful yet everything is at close hand. The beaches and coast are just a short walk and the sea is beautiful and clean. We always look forward to visiting, and as we leave we can't wait to come back again, says it all.

What makes this villa unique

The villa is in quiet cul-de-sac which makes it quiet & ideal to relax. In the summer when it's hot there's more often than not a cool breeze which keeps things pleasant. 250m away is Fireman's beach. The sea is absolutely beautiful. We love to swim, so pop down to the beach several times a day, then stroll back to the villa to shower and a relax around the pool. Very often if we’ve had a busy day it’s nice to come home, stoke up the BBQ and have a few drinks and relax on the patio. We enjoy walking & cycling. By the beach runs the coastal path which will takes us for miles along the coast. Kapparis village is close by. The local bars and restaurants provide a good and diverse variety of food and entertainment. All that we need is close at hand.

Notes on accommodation: All habitable rooms are air conditioned. The villa is suitable for families and groups but children must be watched around the pool area. Sorry but smoking is not permitted inside the villa and no pets are allowed. We also have the facility to offer the villa next door subject to availability. Outside: The villa has a large patio and garden where you will find growing amongst the plants olive and Lemon trees. There is a 6m x 3m pool for your use along with numerous loungers and easy chairs for you to relax in. If alfresco dining is your thing, then look no further, there is a BBQ and dining table for six people where you can eat under the shade of the pergola. The garden is quite private and despite having other villas nearby is actually little overlooked. Cleaning / Towels / Linen / Maid service: Towels and linen are provided and changed on a weekly basis; you will however need to provide your own beach towels. Additional cleans can be arrange but there will be a small charge for this service.

Great Stay in Cyprus

Hi Peter We had two lovely weeks in your house. It was a very nice house just as described .For us (two people) it was spacious and luxoury to have it all for ourselvs, well equipped with all that you needed lots of things normally not seen when you rent a house.The outside was great with the pool and many places to sit down and enjoy life .Fantastic short walk to nearest beach which was nice .We hired a car and went to other beaches to, found konnos beach beeing the nicest in our opinion.It was nice to have a car when doing shopping the supermarket in kapparis wasnt much to bragg about.Faliros restaurant in kapparis was very nice ,but we enjoyd doing our own dinner at the house using the perfect grille which is easy to use. All in all a nice stay in a nice house Janne and Lotta from Sweden

What a fantastic 2 weeks we have just spent at the Villa. We have had many Villa holidays in Cyprus, but I can honestly say this is the best equipped one that we have had to date. There is an abundance of crockery, cutlery, utensils etc. an excellent gas BBQ, superb seating in and outside. Inside can you relax on beautiful leather sofas, club and dining chairs. Marble dining and coffee tables. Outside there is 3 areas for taking time out in the fresh air, all with comfortable seating. Bedrooms, 3 in total, are also furnished to a high standard, with comfy mattresses and lovely fluffy pillows. Good quality bedding and towels.

Seats on all 3 balconies. A safe for your valuables. In fact....home from home....

Villa in Kapparis

Just returned from a wonderfully peaceful break at this villa. It is in a great location for chilling with a few bars & restaurants a short walk away. There are several small beaches although some coves are very rocky so some footwear is recommended. However the sea is beautifully clear and refreshing. The beaches were very busy when we were there which is expected due to the time of year. The is villa lovely like a home from home with everything you need if you wish to stay in and relax, it easily accommodated 6 adults. The owner arranged for us to be picked up by someone from the airport who was lovely and very informative and helpful, as was the person who cleans the pool. In the village there are several bars and restaurants and we found the 'Pig & Whistle good value for money although sometimes the service was very slow. Just along from the Pig & Whistle is Kara's restaurant where the food and service is very good. Would definitely consider going back to this villa if I was visiting Cyprus in the future and would have no hesitation in recommending this for a family holiday.

Fireman's beach which is a blue flag beach is a 200 meter walk away. There are also two other beaches at about 500m away. At the beach you will be able to pick up the coastal path, this will take you to the harbour of Agia Triada and all the way to Protaras and beyond. Fireman’s beach is suitable for children, has easy access, is cleaned regularly and has a life guard on duty. It is also very popular for snorkelling and from the nearby rocky coast line, fishing.


Larnaca airport is about forty minutes away. Car hire is a good option and is available at the airport or can be arranged locally. If you don't want to drive then airport transfers can be arranged. Locally there are taxis available along with a good bus service. For two Euros you can travel all day within the locality.


Larnaca is about forty miles away, Nicosia an hours drive, Famagusta thirty minutes, Protaras ten minutes Cape Grecco twenty minutes and Agia Nappa Fifteen minutes.

Further Details:

Kapparis is an up and coming resort that caters for all sorts, The village is just a short walk away from the villa (600m). There you will find numerous bars, tavernas and restaurants. These produce a variety of dishes including Cypriot, Italian and Chinese. Also at the village you will find two supermarkets, off licences, car/bike hire, hair dressers, laundry, bank and bakery. 2 km inland you will find the old towns of Paralimini and Dhreniya here you will find several supermarkets a wide variety of of shops and restaurants. A 10 minute drive down the coast takes you to the family resorts of Penera and neighbouring Protaras with it's beautiful Fig tree bay. These have all the usual jet skis, paragliding etc. Fifteen minutes away is the lively town of Ayia Nappa. Why not visit its lovely harbour and try out one of the many harbour side fish restaurants. If you want to be active then there plenty of water sports a water park and for the young at heart a vibrant night life. Access to any of the resorts is easy. There are plenty of taxis and the local bus service that runs until the early hours of the morning. A 20 minute drive away is the border crossing that gives you access to the old walled town of Famagusta and the North of the island.

Booking Notes:
A 50% Non-refundable deposit is payable at the time of booking (full payment if within 6 weeks of the holiday start date) with the balance payable 6 weeks prior to start date of holiday. In addition a refundable deposit of £200 is required prior to your stay. This week refunded within 2 weeks of your departure subject to there being no damage/ breakages.

Changeover Day:
Preferred change over day is a Sunday although we are quite flexible with this. Arrivals are after 4.00pm if previous guests vacated that day otherwise we are flexible, departures before 11.00 am if next guests are due that day, if not then no rush.

Notes on prices:
Prices are based on seven day occupancy and are displayed in British pounds. For other currencies I will be happy to provide a cost. For medium / long term lets there is the potential for a discount.
10% discount give for low occupancy (2 people) for July and August.
