Villa Vardiya offers spacious accommodation for 10 in 5 en-suite bedrooms, each with private balcony or terrace. The owners designed the villa to give the first floor area its own kitchen/living area for families who may prefer some independence. Kitchens are fully equipped and the rooms are tastefully furnished with air-con throughout. Although in a semi-rural location the villa is only a 5 minute stroll from Dalyan with its many shops and restaurants. The town bakery is 3/4 minutes away offering traditional Turkish savouries and pastries. The villa backs onto Mount Vardiya and is in a peaceful location adjoining a small orchard planted out with a variety of fruit trees for use by the guests. It lies in the Maraş area of Dalyan where there are other holiday villas. The landscaped walled garden has a large swimming pool, outdoor shower and BBQ with sink. The pool has a shallow end where youngsters can splash around and is graded down to the deep end for the swimmers.

Just to let you know what a wonderful time we had in your superb villa - well equipped with a lovely large pool. The weather was fantastic – sunshine all week in October! Great holiday, something for everyone in our family group. We didn’t need to stray far from the villa as it offered all that we needed – wonderful views of the rock tombs, excellent facilities, a great pool and plenty of space for the children to play. Two kitchens was a bonus but most of the real cooking was done on the BBQ by the pool. Eating out was good value and only a short walk from the villa. To be recommended! Lorraine et al.

Fantastic villa in a great location

Stayed here with 3 families. As all rooms have their own bathroom facilities, with the master bedroom essentially comprising a studio flat the villa felt spacious and everyone had a lot of space to enjoy their holiday. The villa was very clean, well managed and well equipped. The pictures do not do it justice. It is literally within 5mins walk of the town centre which is very pleasant. We will certainly be returning in the future and would highly recommend staying here. Best of all is the direct view of the burial chambers from the pool.

Very nice villa, good location and facilities

This is a very nice property with 5 good sized bedrooms. We were two families of 3 and 4, so the layout was perfect with 3 bedrooms upstairs and 2 on the ground floor. Both floors had fully equipped kitchens so if two families wished to cater for themselves separately they could.

Indoor facilities were very good, including washing machine and dishwasher. It would have been nice to have tablets/powder for these, as it seems a bit wasteful if each new group buys a new box, but maybe we were just unlucky. There was plenty of crockery, glasses, etc.

Outdoor the pool was very pleasant and serviced daily. There were plenty of sun-loungers with cushions and sunshades, as per the cover photo. And we made use of the barbeque.

The location is ideal, in a quiet area, but literally 5 minutes walk to the centre of town, with a nice bakery and a supermarket even closer.

The managing agent, Oruc, were very attentive and dealt promptly with a couple of minor issues, regarding water and the wi-fi - a general problem, not in the villa itself.

Overall, we would highly recommend this villa, and indeed Dalyan, which is rather more interesting than some more typical Turkish coastal resorts.

Dalyan Delight

Villa Vardiya was truly fabulous and exceeded all expectations. It was beautifully presented, spotlessly clean and provided fantastic accommodation. The pool and outside area were enjoyed by all, the wonderful pool being a particular hit with the children. The location is spot on - the view to the front of the property is idyllic, the location is secluded but only a 5 minute walk to the heart of the town, absolutely ideal. The owners were an absolute pleasure to deal with, nothing was too much trouble.

Villa Vardiya truly is a delight - don't hesitate, just book it

A wonderful week in Dalyan

A group of 7 of us had a fabulous time at the Villa Vardiya. The villa was lovely and spacious and had everything that we needed, was very clean and fixtures and fittings were of a high standard and it was beautifully maintained. You could tell that this was a well loved private holiday home rather than a basic rental, a true home from home and even better than the pictures in the listing, I can't recommend this villa highly enough. The location was perfect with lovely views and a short walk to the town. The villa owners and the local agents were really helpful, arranging transfers that included a trip to the supermarket on the way to the villa from the airport and nothing was too much trouble, a theme that continued during our stay. We felt thoroughly spoiled, the people in Dalyan are so friendly and welcoming and we agreed that one of the nices places that we have ever stayed. The local boat service to the beach was lovely and we booked the local agent to take us to Fethiye market which was a great day out and a very reasonable cost. I can't wait to return!

Fantastic holiday

We all had a brilliant holiday in your lovely villa. We have stayed in nice villas before in Dalyan, but yours was the best by far. It was ideal for a wheelchair, the location was just right. Also the roads were accessible for the wheelchair, even the unmade one outside the villa was manageable. We have found on previous occasions the villas may be wheelchair friendly but outside is impossible, resulting in us having to get taxis everywhere so we were really pleased with the location. The villa was so spacious with each bedroom having an en suite so we were all able to get ready to go out at a reasonable time. We had so much fun in the large pool where we spent a lot of the time. The service management was very good nothing was too much trouble. Thank you for letting us share your lovely villa.

Activity and Interests

Special interest holidays:

The area around Dalyan is excellent for walking and cycling. We have produced a series of easy to follow walks in the local area for the exclusive use of our guests. Some routes are possible by mountain bike. The local microclimate is perfect for all year round activity. Even mid-winter most days are warm and sunny and the number of flowers in bloom never ceases to amaze. The area is excellent for bird watching.

Throughout your stay our agent is at your service and can arrange activities ranging from cycling, horse riding, to gulet cruises, snorkeling, fishing, scuba, white-water rafting, mud baths and many more.

Locally there are the famous Lycian rock tombs, and the ruins of the ancient city of Caunos with its amphitheatre are nearby. Trips further afield can be arranged to Cappadocia, Ephesus, Pamukkale and other heritage sites.

For the more energetic, a few minutes’ walk away, there is an outdoor fitness area with gym equipment, table tennis table and sports pitch.


There are many beaches easily accessible from Dalyan. Boat-taxis run every few minutes to Iztuzu beach, a 4.5 km stretch of golden sand world famous for the protected Caretta caretta turtle. Dalyan sits on a river delta in a national conservation area surrounded by mountains. Find time to take a boat trip up river and across the large freshwater lake to the traditional market at Köycegiz.


30 minutes transfer from Dalaman International Airport – our agent provides a reliable airport transfer service at reasonable cost payable locally. The local minibus (Dolmuş) service is excellent, cheap and reliable. Car hire can be arranged locally but we have never found it necessary. Taxis are inexpensive.


Only a 5 minute walk to the nearest supermarket, restaurants and shops of Dalyan town centre. Local bakery open 24/7 is just 3-4 minutes walk away. Resort towns of Fethiye and Marmaris are a 1-1.5 hour ride by bus.

Further Details:

Dalyan remains relatively undiscovered and has kept its traditional Turkish hospitality and charm. The area is not a package tourist destination though there are still plenty of bars and restaurants to cater for all tastes. If you can’t find the items you want in the shops there is a local market on Saturdays.

Shops abound and there are over 60 eating establishments to choose from ranging from reasonably priced Pide/Pizza restaurants to up-market riverside restaurants serving traditional Turkish specialities of high quality.

There are flights to Dalaman from regional airports on most days so arrival/departure days are flexible mid/low season. Friday changeover during peak season.
Airport transfers are arranged for guests, and are charged at reasonable cost.
The villa is available from 4pm on the day of arrival until 10am on the day of departure.
Weekly maid/cleaning service is included.

A 20% deposit is required to confirm the booking. The balance of payment is due 8 weeks prior to the date of arrival. A security deposit of £200 is payable with the balance of payment. The security deposit will be refunded as soon as the condition of the villa is confirmed following the departure of the guests.

  • Villa Vardiya sits in a large private garden, walled on 3 sides and with open-access to Vardiya hill-side at the rear. A side gate leads to a small fruit orchard. Open views to the front across to the floodlit Lycian rock tombs. The large pool was designed to suit not only swimmers, but also those who just want to take a dip to cool down. There is an area for toddlers/sitting, and the main pool is graded in depth. Step out of the villa onto one of the extensive travertine terraces that surround the pool at the front of the villa, and give access to the garden at the rear. Sunbeds are provided for pool-side relaxation. Parasols offer shade from the hot summer sun but if it gets too strong there are two undercover areas on the terraces for sitting or dining. A traditional Turkish kösk also offers cushioned seating in the shade. Air-con throughout the villa provides cooling for the hot summer days and heating for the cooler days in winter.
