Notes on accommodation: The owner accepts no liability for any loss, injury or accident, whether personal or otherwise suffered by you while staying at the apartment and the complex and recommends you to take out suitable insurance before travelling. Outside: The large shared pool area offers one large swimming pool suitable for adults and children and one paddling pool for toddlers. The beautiful gardens and the rest of the pool area is well maintained and clean. A life guard is on duty during pool opening hours. Cleaning / Towels / Linen / Maid service: Bathroom and kitchen towels and linen included and changed on a weekly basis. Cleaning mid-stay can be arranged at extra cost, payable to staff on arrival. Beach/pool towels are not provided. Other: Large terrace with sun beds and patio furniture with views over the promenade and Las Vistas Beach.

Fantastic Location

Not long came back after 10 day trip over new year. The apartment is situated in the middle of two beautiful beaches both within a 100mtr walk. There is an abundance of places to eat. Would have no problem recommending and would love to return one day.

EXCELLENT LOCATION

The property is in an excellent location and you can see the sea from the balcony. It is a very clean apartment and the complex overall is very upmarket.

There are an abundance of restaurants within easy walking distance and the big designer shops are only 10 minutes away. Thoroughly recommended and the owner Mark is very helpful indeed. We shall go again.

Excellent position, apartment lovely and owner very helpful and friendly

We thoroughly enjoyed our holiday and the apartment is so close to everything you could possibly need.

Improvements that could be made, this is only to help the owner.

1. More towels and a linen change half way through your holiday (especially 2 weeks)

Or install a washing machine.

2. Full length mirror, ladies definitely need one and maybe some men.

They are the only two points I would like to mention.

We had a fabulous stay.

Ideal location - just the job!

Really central with lots going on right on the street. Cafe's, bars, restaurants all within minutes walk. Loved the American Dreams and the staff that are amazing especially the owner who makes everyone feel very welcome. Love the little apartment here where the balcony gets the sun all day and such a sun trap. My only whinge is no washing machine which would have been the icing on the cake. All in all very happy with the apartment, location and yes the weather was so kind to us. Will definitely visit again.

Brilliant holiday

This was our first time being an independent traveler we booked Royal Garden for the beach setting, it was everything it said on the Web site. This apartment is all about location, on the day we left the builders came in to refurbish the kitchen. Would we stay here again YES most definitely.

Very dissapointed

The property was clean, but in great need of modernising, it was also smaller than we thought it would be, we were quite dissapointed with it. I didn't expect to pay for air conditioning either. The bathroom was new, but if you put shower on too high, the floor got soaked, and it took a while for the water to drain away, It was a quick shower and out!! We didn't cook at all, not even breakfast. I also think the doors in the bedroom should be taken away, it was small,enough, this made it worse, and very hot, even though air conditioning was on all night. I don't think you can advertise it as a spacious apartment either, I think this is quite misleading

Owner's Response: Hi Robert Thank-you for your feedback. Since your visit we have had a full renovation of the kitchen area and changed the lay - out, added new furniture etc. We appreciate it was in need of a face-lift but unfortunately your visit was the week before it was due to be done. Coin operated air-conditioning is a common feature for apartments who have air conditioning, the idea is to deter guests from leaving the air conditioning on all day as the electricity costs are very high. 1 euro for 4 hours use is very reasonable and is also as advertised on the owners direct page. The doors are there for privacy if needed, they are sliding doors so they can be easily opened, also they are of trellis design so they will not effect bedroom temperature in any way. All photo's on the web page were a true reflection of the apartment, i don't think there is anything misleading. We are unfortunately at the mercy of the Spanish drainage system. The diameter of the drains is far too small to cope with the power of our shower. It is sometimes necessary to turn off the shower for a moment to let the drain catch up, this is explained in the welcome book. Updated photographs of the new kitchen and layout will be uploaded very soon for you to take a look at. We would love to welcome you back at a discounted rate in the future to see the changes for yourself. Thanks

Lovely Apartment and Excellent Location

We have just returned from Tenerife. This is a lovely apartment, with all the amenities you would need for a family holiday. (Not suitable for a teenage boy and girl). My girls (14 & 11) top and tailed and thought the double bed was very comfortable. Plenty of storage space, very nicely decorated. Management team were available on arrival to show us to the apartment, which was very helpful.



The location is excellent for Las Vistas beach, which you can see from the balcony and was a great sight first thing in the morning. The balcony was good for people watching, when we came back on an evening for a glass of wine.



Our favourite restaurant is within short walking distance called Litoral, we have been eating here both on a lunch time and evening for 4 years and have never had a bad meal. All the staff are friendly and fun. There are many restaurants and shops/supermarkets.

Coast/Beach:

Las Vistas and Vista Sur sandy beaches are right on the doorstep with a minutes walk to either. More beaches are available along the coasts.

Travel:

Tenerife South (Reina Sofia) Airport is about 15 km away & is easily connected by bus and taxi services. You should pay no more than €26 for a taxi ride to/from the airport. A taxi rank is conveniently located immediately outside the complex entrance.

Distances:

The apartment is situated between Los Cristianos and Las Americas.

Further Details:

A bar is situated at the entrance of Tenerife Royal Gardens complex, which serves food all day and offers live music and entertainment in the evenings. Diving, push bikes and segways are available around the corner. The Safari shopping centre displays an amazing dancing fountain with music and lights in the evenings and has great designer shops, restaurants and cocktail bars and is only five minutes walk away.

Changeover Day:
Preferred changeover day is Friday, however this is flexible but may incur a supplementary charge. The apartment will be ready by 2pm on arrival and must be vacated by 11am on departure, unless prior arrangements are made.

Notes on prices:
Prices are based on 2 adults occupancy, a supplementary charge may incur for additional guests to cover laundry and linen cost.
Christmas and New Year period is bookable for a minimum of two weeks.
