Situated in a quiet water meadow with stunning views yet close to a charming village boasting two great gastro pubs.

A former water pumping station, The Pump House is situated in its own water meadow with river frontage in the heart of Constable country. Footpaths abound and two great gastro pubs are but ten minutes walk away. Ideally situated for walking, cycling or just watching the wildlife from the window. The accommodation offers real 'on one floor' comfort for two with the possibility of using the sofa bed in the gallery for children or guests. The imaginative conversion includes many eco features with a ground source heat pump providing under floor heating and hot water 24 hours a day. The accommodation is open plan with the sitting area offering splendid views over the water meadow and beyond on three sides. The table and chairs on the raised terrace are very welcoming. There is generous car parking and a delightful BBQ by the river. So much to explore locally. Preferred change over days are Friday and Monday. Longer lets are available by special arrangements. Dogs are welcome.

Perfect and peaceful

The Pump House was a perfect place to stay while attending Roman River Festival Concerts, especially ideal for the magnificent performances in Stoke-by-Nayland Church. The accommodation provided everything we needed, and we loved the the way the conversion had been so thoughtfully done. There's a wonderful feeling of space for a small building, not only due to the clever design, but also the openness of the setting. It's surrounded by a simple field with a small river running through. Enticing walks to explore on the doorstep and interesting towns and villages to investigate. Five nights wasn't long enough.

Delightful conversion in a quiet corner

Well thought out conversion of a former pump house keeping an industrial feel by the use of workshop fittings. Great location for country walks, indeed the St Edmunds Way passes through the bottom corner of the water meadow. Plenty of wildlife visit the meadow due to the mature trees and the river Box which runs along one side. As such, we had a very relaxing break particularly as good food was available from the three hostelries within walking distance. The lanes are very narrow so all the better to be able to leave the car parked and explore on foot.

Set in delightful countryside the Pump House is ideally situated for walking, cycling or just watching the wildlife from the window.

Great walking country with maps provided. The south Suffolk Cycle Route passes the door. This is a great area for bird watching and all country activities. Several good country pubs are within easy walking distance.

The delightful Suffolk coast is but 15 miles.

Travel:

Most guests arrive by car but Colchester station is only ten miles.

Stansted airport is 45 miles. Harwich with continental ferry connections is 40 miles away.

Distances:

Stoke by Nayland is ten minutes walk from the Pump House and has a shop/post office, two great pubs and a garage. Hadleigh is eight miles away and provides a delightful old fashioned shopping experience.

Further Details:

The Crown in Stoke by Nayland is arguably the best pub in Suffolk and its ten minutes walk away.

The imaginative conversion includes many eco features with a ground source heat pump providing underfloor heating and hot water 24 hours a day. The kitchen and dining area are open plan and offer all you might expect including a wood burning stove. The sitting room offers delightful views on three sides over the water meadow and beyond. The table and chairs on the raised terrace are very welcoming. Loungers are provided. A ramp to this terrace provides wheelchair access to the ground floor. Dogs are welcome.

  • Notes on accommodation: The accommodation is all on one level except the chill out gallery which is accessed by steep stairs, The paddle stairs are not suitable for very young children and unsteady adults. The interior is visually very exciting, warm and comfortable. Outside: The Pump House is situated in a two acre water meadow. This meadow is maintained for wildflowers and wildlife. The river and the views along the valley are delightful. There is a BBQ area by the river. adequate off road car parking is provided. the terrace is positioned to provide great views and for watching the wildlife.Loungers and a table and chairs are provided. Utility Room: There is no utility room as such but there is an outside tap for boot and dog washing. Cleaning / Towels / Linen / Maid service: The Pump House will be immaculate on arrival. Towels and linen are provided with fresh laundry delivered each week. Other: The gallery, approached by steep stairs, has a sofa, bean bags and a flat screen TV.
