Our 1830's stone and cob barn has been lovingly renovated to combine the very best of traditional features with modern, stylish & comfortable living. Praze Barn borders the Poltesco river and sits within the grounds of the owners home, a 7 acre small holding bordered by National Trust Land. It is situated on the eastern side of the Lizard peninsula and is within a site of Special Scientific Interest a wonderful situation for coast path walking and exploring nature.

The south-west coast-path and Carleon Cove are a 10 minute stroll through the tranquil Poltesco Valley. This hidden valley offers fascinating ruins to explore including 17th century pilchard cellars and the remains of serpentine works as well as a working mill. The valley is a haven for wildlife including a great variety of insects and birds.

The coast path offers excellent walking from Poltesco turning left to Kennack Sands and then on to the golden sands of Coverack or, turning right reach to the unique and picturesque fishing village of Cadgwith featured in BBC's Fisherman's Apprentice. You may want to stop off for refreshment at our local pub 'The Cadgwith Cove Inn' before taking the cliff path to reach Lizard Point which is Britains most southerly point. The coast path to Lizard Point passes the 'Devils Frying Pan', the lifeboat station (visitors welcome) and the quaint and peaceful Church Cove.

Lizard has its own microclimate and is home to rare birds, plants and wildlife. It was first place in Cornwall to welcome back the Cornish Chough after an absence of many decades. You can also visit Lizard lighthouse and Heritage Centre and climb the lighthouse for breathtaking views.

Located less than 2 miles along the coast path from Lizard village lies the stunning Kynance Cove with its fantastic serpentine rock formations and beautiful sandy beach.

There are many other real hidden gems on the lizard peninsula from tree lined coves to world class surf spots. The Lizard is a wonderful place to holiday at all times of the year. Spring arrives much earlier on the peninsula with swathes of daffodils adorning the fields from January to late March. The lanes and hedges soon burst into flower with an incredible show of colour - primroses, foxgloves, violets, bluebells..... Many of the gardens are open all year and February brings fantastic displays of magnolias, camellias followed by rhododendrums and azaleas.

Summer offers opportunities for kayaking, windsurfing and pleasure boats, horse riding, walking and cycling. The hedges are teaming with montbretia, cow parsley and the cliffs draped with the exotic hotentot fig.

Autumn is milder on The Lizard with plenty of perfect spots to soak up the late summer sun.

At Christmas many villages and harbours are lit up for the season and harbours twinkle with the festive lights.

On winter evenings you can snuggle down after a bracing walk in front of a roaring log fire and dine in the great range of homely pubs, cafes and restaurants on offer. Or just take time out to relax in the peace and tranquility of Praze Barn.

A visit here offers fabulous beaches, tropical gardens, stunning views, hidden creeks and coves. You will be able to see and enjoy truly amazing wildlife and of course you will receive the friendliest of welcomes.

Amazing Location

This lovely cottage was immaculate and homely. Perfect for 1 person or a couple. The owners were very welcoming and the fresh flowers throughout were a lovely touch. There was a pretty private garden area, although the downstairs patio garden is shared with the owners who occasionally need access to the two outbuildings, although not intrusive. Its location so close to the coastal path meant you didn't need the car to access stunning walks as well as Lizard Point and Kynance Cove being in close proximity.

Beautiful surroundings..lovely cosy cottage though surprisingly spaceous indoors and out

The best part of the holiday was the closeness to the coastal path...one leading to a great pub and restaurant. Though it was a good place for travelling to places like St Ives and the Eden project, we were always relieved to get back to Praze Barn. Enjoyed seeing the stars at night..never see this in our city living!

What a wonderful cottage, location and hosts. We cannot rate our stay at Praze Barn highly enough. Secluded and private and yet a short stroll along a tree lined lane you come to a secluded bay. Perfect to get away from it all and recharge the batteries. With wonderful walks on your doorstep and attractions in the form of National Trust properties, seaside villages and towns and attractions such as the Minack open air theatre a short drive away you are spoilt for choice. We are certainly planning a return visit.

The cottage is tastefully and very comfortably furnished and set in beautiful well tended gardens.

The cottage is a short walk from a secluded but accessible cove from which the coastal path is easily reached.

We walked, visited coves and villages, set along the coastal path, with little use of our car.

We also ate well at local restaurants and pubs specialising in sea food.

I had forgotten just how dramatic that coast is and the weather, although it might have been kinder to us, was generally quite good and did not prevent us from doing everything we'd planned to do.

This was a truly memorable week in a lovely cottage set amidst awesome scenery.

And Clair and Gerard's welcome was a homely delight.

And thank you, Gerard for the pergola building tip. I'll send you a pic of the finished structure - before christmas!

Beautiful barn idyllic location wonderful walks

This property has been beautifully converted & decorated throughout. It is in a stunning location, very peaceful, with beautiful walks right on the doorstep. Ideally located for exploring all the lovely coves, beaches and coastal paths on the Lizard.

The barn is spotless and very well equipped and we would certainly recommend it to our friends and relatives.

We particularly enjoyed the circular walk to Cadgwith Cove and our visit to Kynance Cove & Coverack. We would recommend The Regent Restaurant in Lizard Village, great food, very reasonably priced, friendly staff & very clean.

Gerard and Clair are the very friendly owners of the barn and provide a wealth of info on the area. We very much appreciated the home baking ( bread and cakes) by Clair on arrival together with the fresh flowers & fresh herbs from their garden. We will certainly stay at the barn again.

wonderful and peaceful

What a beautiful cottage, inside and out. In such a peaceful setting, although Lizard Village is just 15 minutes away by car. It was really comfortable and everything was provided, even buns and rolls made by Clair for our arrival which were really appreciated! We visited Trebah Gardens, which were amazing. We ate in various venues in Lizard, all great food (including Mulligan's Fish & Chips) and visited Cadgwith, Kynance, Mullion, Porthleven and various other places. All well worth visiting, and not that far from Praze Barn. We would hope that we will be coming back again in the future to visit Praze, and would recommend this very highly. Clair and Gerard (and Kip the dog) made us very welcome and were on hand to answer any questions and give us recommendations. A fabulous holiday.

Location

In 2005 Kip, a Springer Spaniel and all round world’s best dog, came to live with us. In 2006 he insisted on a UK based dog friendly holiday. That’s how we came to the Lizard. A treasured memory of that first visit was a spectacular blue sky day walk from the enchanted Poltesco Valley along the cliff tops to Cornwall’s secret gem ~ Cadgwith Cove. We collected a beautiful red serpentine pebble from Carleon Cove as a memento. Our hosts at the time warned us that the stone would bring us back - and so it did - all the way back to Poltesco. So there you are. Kip brought us here and a pebble made us return! Sandy beaches, rocky coves, cliff tops, surfing, fishing, downs walks, tranquillity - all within 15 mins of our front door. Did I mention singing in the pub? Good choice Kip!

Coast/Beach:

Take a 10 min walk following the tumbling Poltesco river through a peaceful wooded valley to Carleon Cove. This is a quiet and mysterious cove where, even on the busiest of summer days, you are likely to be the only people there. A left turn on the coast path takes you to the popular sand, surfing beach of Kennack Sands. Turn right to the fishing village of Cadgwith for singing on the beach, barbecues, folk days and regattas. All on your door step and easy walking - you'll never want to leave !

Distances:

The village of Ruan Minor is approx 1km away. Cadgwith is approx 1.5 km to the sw. Kennack Sands is .75 km to the nw. All are within walking distance and can be accessed by the coastpath. Lizard Village (most southerly point in UK), Kynance Cove, Church Cove, Mullion & Coverack and, the beautiful Helford river estuary are all a 15/20 min drive. By car Helston is 15 mins; Falmouth, Penzance, St Ives and Truro are all approx 45 mins. Eden Project & Minnack (open air theatre) approx 1 hour.

A way marked path follows the river to Goonhilly Downs. Here, even in the peak of summer, you will have the place to yourself. In the immediate countryside there is an abundance of wildlife including, foxes, badgers, owls, kingfishers and buzzards. A 10 min stroll along the coast path will bring you to Ennys Head a wonderful vantage point and a good lookout for the seals dolphins and basking sharks that frequent this coast. Praze barn has access to a shared courtyard area with patio furniture, it also has its own private garden area with patio furniture. There is a spacious parking area and secure storage for bikes. Cleaning / Towels / Linen / Maid service: Cleaned on changeover Towels. bed linen and T towels are provided and changed weekly Duvet, pillows are provided. Household items including dishwasher tablets, washing up liquid, sponges, loo roll provided. Other: The barn is split level with a compact open plan kitchen/living area on the upper level. An open staircase leads down to the bedroom/en-suite bathroom. The upper living space exits onto private garden area and bedroom exits onto south facing couryard.
