Well equipped kitchen/diner with full-length, sliding glass doors overlooking view leading to deck and garden. Dishwasher, washing machine, tumble dryer, microwave, fridge freezer, hob, double oven, slow cooker.

Downstairs, king, twin and double all en-suites, with flat TVs. Upstairs king and twin bedrooms and further bathroom. 2nd sitting room w/ TV, DVD, PS2. 2nd basic kitchen. Free WiFi.

Extensive selection of boardgames, films and books. Full size table tennis table in garage. Indoor and outdoor clothes lines. Parking space for 4/5 cars.

Lakefield is a detached property set in an enclosed garden with space for football, hide and seek, with a wooden deck & garden furniture. Downstairs, the House has spacious sitting room and well-equipped kitchen/diner both with spectacular lake and mountain views, 3 ensuite bedrooms all with flatscreen TVs. Free WiFi. Upstairs are 2 further bedrooms, 1 bathroom and a further sitting room & kitchen. The adjoining 1 bedroom cottage comes with great lake and mountain views, a living room/kitchen (marble work tops and high grade appliances) with a bedroom and bathroom upstairs and flatscreen TV in sitting room. Free WiFi. Both properties were extensively refurbished a few years ago with high-quality furniture, curtains and bathrooms. Quiet but convenient, at night you can hear the geese on the lake and the sheep in the fields. Both the house and cottage have wonderful lake and mountain views.

Why Guy & Jane Brannan chose Windermere & Central Lakes

We feel Lakefield is special because it is tucked away and yet convenient. It has a number of easy walks straight from the door but is also not far from some spectacular climbs. It is also a fairly easy drive to visit places associated with significant literary figures-good for wet weather!

We love watching the view as it changes with the weather even when Coniston Old Man disappears behind the mist. Also watching the many birds & hearing the cows, sheep and geese.

A wide range of outdoor activities are available in Grizedale Forest and on Windermere and Coniston, all of which are within 20 minutes' drive.

What makes this house unique

Lakefield can be reached from junction 36 of the M6 by travelling via Newby Bridge without having to endure the bottleneck from Windermere to Ambleside.

The milkman calls daily and can deliver a wide range of items & the convenience of shops in nearby, picturesque Hawkshead makes it easy to pick up items you may have forgotten.

1/3rd of rental payable on booking, the balance 8 weeks before commencement of holiday. In addition a refundable security deposit of £200 for the house and £100 for the cottage is payable. Sorry - because Lakefield House is a sell out, we do not offer short-breaks/week-ends: minimum rental is 7 days.

Changeover Day:
Changeover day is Saturday. Check-in from 4pm, check out 10am.

Spacious and well equipped in a beautiful spot

We had a great stay at Lakefield. There was plenty of space and bathrooms for everyone to have their privacy and the large kitchen/dining area and lounge easily accommodated us all, usually around a toasty log fire! The location was great for walks and there were lovely views from the house. A great stay, thank you!

Wonderful family holiday house

A delightful house and garden. Fabulous views and walks around Esthwaite. Only 5 minutes from the ferry and Hawkshead. This house has everything you need for a wonderful holiday. We can't wait to return .

Beautiful property, with great views.

We have just returned from a weeks holiday in Lakefield House, an Easter break for 12 of us ranging in age from 20 months to 72 years and we all had a brilliant time (despite not having very good weather).

The cottage is very spacious with a large lounge which seated us all and had a lovely view over Esthwaite Water. It is well looked after and very clean. The bedrooms are all a good size and the beds comfortable with three en-suite and one family bathroom, all lovely. The kitchen and dining room are very good and well stocked with plenty of crockery.

As I said we didn't have great weather, but we still went out, we visited Tarn Hows and Grizedale Forest and got the ferry across to Bowness. We also visited Brockhole in Windermere, which was great for the children in the group. Some also made use of the table tennis in the garage and the children enjoyed the garden. The house is like a home and we were all sad to leave. Hopefully we'll be able to return one day.
