What a lovely flat with great character, as described, larger than it looks in pictures. Perfect location, very quiet easy access to transport links to London. Owner communicated regularly and provided lots of information for the flat and surrounding areas. As a family of 4 we had a great stay and would definitely like to return. Thanks!

Better than expected!

This flat is very well equipped and much more spacious than the photos can show.

It was a perfect location for us as 2 teenagers were spending the weekend at Alexandre Palace, and parents needed a convenient base to explore London.

Dukes Avenue Flat

My wife and I were extremely pleased with our holiday let in Dukes Avenue, Muswell Hill last year. As we were having our own home in Muswell Hill refurbished at the time, we were in need of somewhere local which was close to local amenities with not only all the mod-cons of a 21st Century home but also an understanding and sympathetic proprietor. Duke Avenue fitted the bill in every respect. Strongly recommended.

Owner's Response: Part of the charm of the area is that rivers run under most of the houses. In the Middle Ages the 'mossy well' that gives the area its name was a site of pilgrimage believed to cure ills. Now we all have to take precautions to keep our houses dry. The guests were the first in after a major piece of work had been completed on damp coursing so unfortunately there was a lingering sense of damp. Otherwise the flat is warm and cosy in Winter and delightfully cool in Summer. I am bemused about the reference to a sofa as you'll see - there is a four-seater prominent in the living room.

Location

From the Owner

I love living in Muswell Hill. Alongside the convenience of the shops, there's good access to central London despite the lack of a tube stop. There's a wonderful Victorian park with great views of London just behind the house and woods within 5 minute walk. It manages to be distinctive from other parts of London, neither suburb nor city, but with something of both. Muswell Hill was once on a (medieval) pilgrimage route. A B route but with Shakespearean references. King Malcolm (Duncan's son from Macbeth) reputedly had his blindness cured in the Mossy Well behind the Catholic Church. There are other springs all over the hill and one rivulet runs under the house.

Travel:

Good transport links to central London. Street car/Zip car (hire) locations within 5 minutes. Free parking outside the house. Tubes: Bounds Green and Wood Green on the Piccadilly Line and Highgate and East Finchley on the Northern Line. You can catch buses to all or otherwise walk about a mile using the A-Z. You can also go to Finsbury Park on the Piccadilly and Victoria Lines where you have the option of two of the fastest lines, the Piccadilly and Victoria.

Distances:

Muswell Hill is approximately 6 miles to Central London by road, 1 mile from the North Circular and 3 miles from the M1. It is close to Hampstead and Highgate. Central London is approx 30 minutes by bus/tube with safe night time travel. Within 5 mins walking distance of a great selection of shops, cafes, restaurants, bars, supermarkets, woodlands. Next to a park with one of the best views in London.

Further Details:

Muswell Hill manages to be a bit distinctive. Usually called ‘leafy’ it remained a part of the country until the late 19th century when housing and railway developments around Alexandra Palace began to open it up, initially to the middle classes. Muswell Hill is on the northern migratory route out of the centre. Muswell Hill and Crouch End (about a mile away down the Hill) still keep a slightly alternative edge to them and the locals tend to be artier, media types more than stockbrokers and bankers.

There is a rather pleasant ambience to the place. This allows you to relax and stroll around admiring the buildings and pretending you are in a village.

The Broadway is the main shopping centre where there are good pubs and cafes, some nice places to eat and good deli's. Small independent is favoured over the high street chain stores. There is a cinema (Odeon) in Muswell Hill and another very good independent cinema a mile away.

The flat is just behind Alexandra Palace and Park and there is access a few minutes away to a woodland walk formerly a railway track that leads to two bits of ancient and now very tidy woodland.

Sitting within Alexandra Park just behind the house is Alexandra Palace, aka Ally Pally, 'the People's Palace'. It’s an imposing building set in almost 200 acres of park with commanding views over London. It was first opened in 1873, burnt down almost immediately, was rebuilt and opened again just two years later in 1875. It mostly burned down again in 1980 and has been partly re-built – the money ran out before it was finished. It now houses an ice rink and a pub/cafe and there is a boating lake, animal enclosure, conservation area and children's playground in the grounds. It is also a popular venue for exhibitions, music events and concerts. Even Bill Clinton has been there.

The Woods (Queens and Highgate Wood are opposite one another). You can walk along the Broadway, past St James’ Church and continue along Muswell Hill Road about ¼ mil

The house is Victorian, built in 1870 along with Alexandra Palace. The basement flat is idiosyncratic, adapted first by a mad DIYer from a coal cellar and sorted out by degrees into a comfortable pad. It manages to be cool in summer and warm in winter.
