This lovely house with a private pool (8.5x 3.5m) (open June - September) and pretty lawned gardens is set in the heart of a delightful village. It has a double bedroom en-suite and two twin rooms sharing a family bathroom. Upstairs is a lovely double and a separate large bathroom. French doors lead from the L shaped lounge and from the dining room onto the well appointed deck and terrace with BBQ. The décor is fresh and airy throughout with wooden and tiled floors, a new kitchen and light oak furniture. The price stated for either 6 - 8 people includes bed linen, bath towels and cleaning. The area has so much to offer, Carcassonne with its beautiful UNESCO citadel, walking around and swimming in the mountain lakes, Cathar castles, ancient villages, vineyards, lively markets, delicious food, forest and animal parks, mountain sports and walking, fascinating cities and sandy sun-drenched beaches- this area will enchant visitors of all ages and interests. Please note: THERE IS ABSOLUTELY NO SMOKING PERMITTED IN THE HOUSE - THANK YOU.

About the Owner

We are a family with 2 children who have been looking for a holiday home in France on and off for 15 years! We previously owned a home in the Dordogne but found it limited in activities out of season and we were keen to find a place which has access to both the sea and ski, whilst being close to interesting cities with plenty of activities for the children and cultural interests too! We have stayed in many gites/villas over the years and have poured those experiences into making this the holiday home that we would choose. The house itself was in a poor state of repair when purchased and has been extensively renovated inside and out to provide a comfortable and airy environment inside, and a wonderfully relaxing environment outside.

A beautiful typically French house with lots of space for a whole family to sleep very comfortably. The kitchen is very well equipped. A wonderful 2 weeks in Montolieu

We had a lovely two weeks at Steve's house in Montolieu. We had 2 families staying together eight in total and the house was a perfect size with 4 bedrooms. Having 3 bathrooms was particularly useful!

The house was perfectly equipped and kept cool during a hot summer.

The garden was great with shade always available and the hammock was a big hit for kids and grown ups.

The pool was special. A lovely pool that we used every day and was just brilliant.

The village was a bit special too. So interesting, with the bookshops and art everywhere. Restaurants were great and we discovered a weekly jazz night which was incredible.

The drive is really only big enough for one car and is a bit difficult to get onto. We parked at the top of the road in the village.

Communication with Steve was good throughout and the directions were excellent.

A brilliant holiday, we'd definitely recommend staying here!

Great House, Village and base to travel from

BOOKING & COMMUNICATION : Steve is a pleasure to deal with. We communicated through email which I prefer and at each stage of the process he has been polite and quick to respond to communications.

TRAVEL TO MONTOLIEU: Very straightforward from Carcassone airport. We hired a car while there which was useful to travel further afield.

THE HOUSE: The house is great. Well laid out, cool which is great to get out of the weather if too hot and well equipped. Lots of books and games there to suit a good age range of kids. There is an internal and external dining area and a door in the kitchen which leads outside which is great for carrying food and drinks to and from the table. There is also a seating area by the lounge which is lovely to sit at in the evening while keeping the kids in earshot once they have come inside/gone to sleep. We did not use the BBQ but it looks great. The pool is an excellent size and alarmed for peace of mind. There are gates also so you can keep that area closed off if you don't want smaller kids to access unsupervised.

THE VILLAGE : Peaceful and quiet with lovely interesting quirky streets to explore. The boulangerie is excellent, the grocery shop is well stocked and there is a post office also. The bar/restaurant in the square lovely for a drink in the evening, watching the locals playing boules and looking at the beautiful church.

Further afield : Supermarkets are within easy distance. We used the Internarche in Alzonne for groceries and car fuel.

Sights: Steve has provided lots of great info in folders at the house and the guest book also provides some ideas. Abbaye de Fointfroide was the highlight for us, the paper mill closer to home was also a really lovely trip (very nice people and fascinating tour), we visited Mirepoix in the evening and had a drink and a crepe in the square and had a great time people watching. We went to the market in Castlenaudry which was great too.

We will recommend this house to friends and family. Although we are always keen to try somewhere new and not return to the same property, this house may prove the exception ! There's lots we did not see or do ( to busy sunbathing by the pool !) so may need to come back again.....and again !

Perfect, idyllic , welcoming - happy holiday !!

We had an amazing time in Montolieu with the Villa extremely well appointed & in immaculate condition. Great having 3 bathrooms & so much space inside & out. The swimming pool is perfect even for a wee one. The owners, Christine & Steve, have done a lovely job of making the house feel like home. Sky TV was a real bonus for Euro 2016 footie! Wifi too is ideal with a 5yr old & a 21yr old with different tastes. Montolieuitself is a charming village with lovely restaurants, excellent wine shop ( go in and meet Adrian - don't bye wine at the supermarket), a couple of nice galleries, loads of book shops & very good boulangerie. We'll definitely be back !!

Lovely house in a beautiful location

Lovely, clean and spacious house, set in the pretty village of Montolieu. The general area is beautiful, with plenty to see and do, not least of all the medieval city of Carcassonne, just 20 minutes' drive away.

Very Relaxing; Great Family Holiday

Montolieu and Maison des Rosiers was excellent – the house is lovely – the pool was great – the boys loved it.

The house was very comfortable and the bedrooms really airy – loved the French doors to give sight across mountains from bathroom – we had a thunderstorm and we were able to record it really well from there!!

Carcassone, Lastours, Lagrasse, La Franqui all visited – lastours in particular was spectacular – brilliant day walking through the forts

Montolieu - is a very scenic village – we had an evening meal in the restaurant on corner by the fountain – really tasty steaks and friendly locals.

The boulangerie was great for breakfast each morning

Thanks for all the details on the various places to go – the folders were really useful – especially the note on supermarkets for Saturday pm.

We couldn’t get over the array of fruit growing in montolieu – it was falling off the trees everywhere.

We'll be back again in the future (if we're quick enough to book ahead of other families)

Quintessentially French

Perfect house in a perfect location! Suited to couples & families alike the house is situated in private & peaceful surroundings. The village has good facilities including a well stocked supermarket & the wine shop is worth a visit for the owners expert advice. The locals are very friendly & the owner provided excellent customer service. A most enjoyable holiday.

Once you visit this village we hope that you will understand why we fell in love with it as soon as we saw it. Not only is Montolieu stunning but with its book shops, museums and art galleries it is also a cultural delight. The surrounding countryside is beautiful with its flowing rivers. Mystical ruins rise from the early morning mists to stand watch over the many ancient villages. Fresh water lakes and their beaches offer the traveller an opportunity to cool off amid their excursions and the wonderful markets and vinyards ensure refreshment is never far away! For the young at heart there are the animal parks, inflatable water parks, caves and highwires. All this mean that you are never very far from experiencing some of the delights that this beautiful region of France has to offer.

Golden beaches of the Med and picturesque fishing villages all accessible. Nearest beach 50 mins. For a lovely day try Leucate beach(60 mins) beautifully clean, safe, easy parking even in high season, then visit the village/port and one of the seafood restaurants on the coast. Stunning lake beaches also at Carcassonne(15 min) (with high wire park), lac des Montagnes(25 mins) clear water and beaches, pine fringed shore, play area, cafe, ideal for kids of all ages and Lac St Ferriol(20 mins).


Our home is really easy to get to by air from Carcassonne airport (only 20 mins) served from many locations by Ryan air, car hire available. Toulouse also an easy one hour drive (reasonable and regular flights from BA and others) Beziers and Perpignan also have good air links.

Driving: good option on excellent French motorways Why not try the over night Brittany Ferries to St Malo/Caen and take an easy drive down. Train passenger; trains go all the way to Carcassonne. Motorail to Narbonne.


The house is in a superb location in a lovely, historic bastide village with all amenities, and even has the first self service organic veg dispenser in France! There are several superb South of France cities to visit for a day out; Carcassonne is a must see UNESCO world site 15 miles away, the elegant cities of Toulouse, Narbonne, Perpignan, Beziers, and even Barcelona are accessible. There are the sun drenched beaches of the med, the foothills of the pyrenees or the beauty that surrounds you!

As well as the beach and swimming lake itineraries consider a day steeped in the history of the Cathar castles or delight in the vibrant local markets. MONTOLIEU the village-The villa with its garden and pool is detached and secluded down a quiet side street yet within a few minutes walk (close enough even for the smallest members of your family!) you will be in the heart of a traditional and lively French village. Montolieu is special, famous for its many (17 at the last count!) second hand and antiquarian bookshops (several with English and foreign books) it is also known for the lovely art galleries, craft activities and lively atmosphere. Wake up in complete peace and then take a few minutes walk through the village to fetch your fresh bread and croissants or take in an early evening glass of vin rose in the village square underneath the shady lime trees whilst the locals play boules. The village is alive even out of season with many festivals and cultural activities as its amenities are (unlike many places), generally open all year round- it really is lovely!

WHERE TO EAT- The village is unusually well served with a great variety of eating places. The bar/cafe and pizzeria (take away or eat in) is popular and in high season enjoy the weekly open air music concert and set menu. The restaurant on the square provides great fresh food, whilst the tea room/restaurant provides reasonable set menu with inventive unpretentious cuisine. (Both welcome and are suitable for children) Or, enjoy the taste of Spain with tapas at the local piano bar/restaurant. Further a field there is a huge variety of places to eat, (several with Michelin stars) and a list is available at the property.

Most of us have heard the expression location! location! location! well we think we have it. The house, the pool, the village, the area and their accessabilty were all key factors when buying the property. Carcassonne airport (salvasa) is only 20 mins away. The excellent motorway routes of this area mean that the med is less than an hour away, the pyrenees are only 90 mins away, Barcelona is only 3 hours and the north of France (St Malo/Caen) can be reached in approx 8 hours drive time! In addition to this there are further airports at Toulouse (60mins) and Perpignan (90mins).

  • Notes on accommodation: The house is a bright, light and spacious property which has been recently renovated to a lovely standard. Tiled and wooden floors throughout, oak furniture and 3 fresh new bathrooms and kitchen. There is ample storage and hanging space for up to 8 guests. (Max 6 adults+2 children) Outside: The relaxing pool area is bordered by Mediterranean shrubbery and is terraced. The pool is a great size for the accommodation (8.5m x 3.5m) with steps in from the shallow end (1.0-1.7m) for less confident swimmers or just for relaxing in the sun! For your comfort and security it is alarmed. The detached house with enclosed gated parking and garden is surrounded by shrubs and lawn to three sides and pretty trees for shade (including a mulberry tree and a Sharon fruit tree). The property has been carefully laid out to offer both shady and sunny areas throughout the day, with a large decking and tiled area to the front accessible from the two sets of French doors and the kitchen, large BBQ for those lazy lunches. There is a large outdoor table (seats 8) and 8 chairs as well as a bistro set. Four sun loungers and two deck chairs are provided for your poolside relaxation. Boules set for those who really want to experience France! No large steps or drops so suitable for young children. Cleaning / Towels / Linen / Maid service: For guests' ease, bath towels (not for the pool/beach), and linen provided. We kindly ask our guests to leave the property in the state in which it is offered to them. Other: The dining room has an oak table seating up to 8 guests with French doors on to the decking and terrace. Ample crockery and glassware provided. Enjoy alfresco dining (outdoor wooden table & seating for 8 )with BBQ on the relaxing decking area.
