Apartment in Juan Les Pins, Antibes, Cote D'Azur, France - Beautiful Location In A Gated Secure Complex With The Beach And All Local Amenities A Stroll Away

A very well equipped modern apartment with a large sunny terrace surrounding it on two sides offering panoramic views of the sea and Cap D'Antibes to the south and the hills of Cannes to the west. The public sandy beach is a safe two minute stroll away and there is a large supermarket, several restaurants and an internet cafe within a five minute walk. There is a large well kept park within a two minute stroll which is a "dog free zone " making it an ideal place for children to play safely. The apartment is ideally situated on the edge of Juan Les Pins and close to the pretty port of Golfe Juan. Cannes and the old town of Antibes are a 10 minute drive away, Nice and the Airport are a 25 minute drive and Monaco is easily accessible by car or via a scenic train journey along the coast. There is an excellent local bus service running along the coast from Nice to Cannes and a dedicated coach from the airport to the complex. The apartment is fully air-conditioned.

Fantastic views, everything you need on the doorstep!

We have just returned from a lovely, relaxing break at this superbly-equipped apartment. As well as all the essentials it was the added extras that made it for us. It has everything a family would need from inflatables and beach equipment to binoculars for nosing at the posh boats in the harbour! The large balcony has views of the sea and the hills and there is plenty of room to have lunch or read on the sun loungers or dry off your beach towels. The shared pool is big enough to feel spacious. The beach is less than a 5 min walk. The supermarket is right in the complex. Nearby Antibes, Golfe Juan and Juan les Pins have plenty of restaurants to choose from and there are lots of things to see and do in the nearby area. A great holiday!

We have been visiting this part of France for 10 years and feel very lucky that we were able to buy our flat 4 years ago. There is so much to do in the area. There are exciting towns nearby - Cannes, Nice and Monaco are a short drive away and of course the centre of Juan Les Pins is within walking distance. There are also numerous pretty hillside villages - Valbonne noted for an excellent weekly market, Biot, St Paul de Vence and many others are within a short drive of the coast. For relaxation the pool and sandy public beach are just a leisurely stroll away.

Activity and Interests

Nearest Airport : Nice at 20 Kilometres Nearest Motorway : A8 at 4 Kilometres Nearest Restaurant : at 50 Metres Nearest Beach : Juan Les pins at 50 Metres Car: not necessary

Coast/Beach:

The public sandy beach is only a 2 to 3 minute leisurely walk along a pleasant pedestrian-only pathway. A stroll along the promenade will lead you to beach restaurants with sun beds and parasols for hire. Water sports are on offer a little further along the beach.

Travel:

Nice airport is a 25 minute drive away. A car is not essential as all amenities are within a few minutes walk. There is an excellent coach service from the airport with a stop outside the complex. There is also a very good and inexpensive bus service running along the coast road from Nice to Cannes which also stops outside the complex (current price 1.50 euro). There is an underground private garage available for guests who bring a car. The road connections to the A8 and RN7 are excellent.

Distances:

Juan Les Pins (500 metre walk along the beach road) boasts a vibrant nightlife and is famed for the July Jazz Festival, the August Season of Music and magnificent firework displays. Golfe Juan (500 metre walk along the beach road) has numerous restaurants overlooking the pretty port and has a delightful town centre. Antibes Old town 3KM. Cannes 10KM. Nice 20km. Monaco 30KM. Marineland, one of the largest waterparks in France, is a 10 minute drive away or a short walk from Biot train station.

Further Details:

Everything you need for your holiday is on your doorstep. The supermarket, internet cafe, restaurants and newsagent, are all within a few minutes walk. There is a cash point machine inside the local supermarket. There is also a hairdresser and an excellent gymnasium (where you can pay for sessions on a daily basis) within a five minute stroll. Banks, shops and many other amenities can be found in Juan Les Pins town centre or in Golfe Juan port and town, both at distances of about 500 metres and easily accessible by foot along the beach road. The bus and train services to other local towns are very good and inexpensive.

A refundable security deposit of £300 is payable 6 weeks before the holiday which will be returned after inspection of the apartment and the safe return of all the keys. There is 10% discount for the second week of a 14 day holiday. Please note that we are unable to take children under 4 years of age.

Changeover Day:
Preferably Saturday but sometimes flexible.
Arrival time - after 4pm and before 9pm. Departure time - before 10am.
Changeover day is flexible during the Cannes Film Festival and Monaco Grand Prix (13 - 24 May 2015) with a minimum 5 night stay.

Notes on prices:

We are a 25 minute drive from Nice Airport and once you arrive at our flat everything you need will be on your doorstep. The local supermarket for all your needs and several reasonably priced restaurants are a three minute walk away and the sandy beach with a charming beach restaurant is within a short step of our door. We particularly enjoy the brightness of the flat. The double glazed patio doors face south and west and allow wonderful natural light into all the rooms and of course the views are spectacular. We fell in love with our flat when we first opened the door and looked out over the sparkling Mediterranean sea and hope you will feel the same way too!

There is a large table with six chairs for alfresco dining and four sun loungers for relaxing in the sun. The residence has an enclosed and gated shared pool in the well kept communal gardens. The communal gardens and walkways to the local supermarket, restaurants and beach are safe for children as all cars are parked in the dedicated underground garage area. Cleaning / Towels / Linen / Maid service: Bed linen and bath towels are included in the price. (Please bring your own beach towels). The apartment will be cleaned before each rental.
