Lovely views but seriously lacks privacy

This is the third time we have stayed In Lagos. The previous two occasions we stayed in an apartment beside Cafe Fresco unfortunately that apartment was already booked for our dates. My partner found this Penthouse apartment and we were looking forward to returning to Lagos.

The view from the balcony to the Marina and beach was excellent. Basia and John were polite and friendly. The pool area was nice. Lots of kids but with this being a family complex you could not expect anything else. The position of the apartment is good just behind the bus station and around the corner from a supermarket.

However, we found the set up the apartment very strange indeed. We also believe that this apartment has been altered in some way. Why isn't there not a solid wall between the two apartments? Why is there a concealed door in the partition wall? There is absolutely no soundproofing you can hear running water even their toaster popping from the owners side. We both enjoy cooking and like to eat in a few times during our holiday but due to the lack of privacy we ate out. Due to the wooden partition on the balcony we could even hear the owners out there as the sat directly on the other side. Again no privacy.

We always like to have a window in the master bedroom and when viewing the apartment prior to booking it was obvious that the ensuite had a window. However this was not the case as it had been boarded up and a mirror was in its place.

The owners office arrangement within the apartment was extremely strange and we were very uncomfortable with that.

We came home feeling quite flat and really disappointed.

Owner's Response: There is absolutely no lack of privacy! The Penthouse is a huge 550 sq. m area in Lagos’ most desired block of flats. It’s in a lovely area beneath the ‘Convento da Senhora da Gloria’, and is known as Patio do Convento. This provides super-sized terraces and really spacious accommodation to enjoy the best views of Lagos. This includes historic Lagos, its churches and the spectacular new marina joining Meia Praia beach and running through to Alvor and Portimao. What views! A Danish architect, who had been practising locally for many years, worked with the builders to design and arrange this huge penthouse area into two spacious apartments, with a separate library/study and exercise area. The second apartment is for family, friends and paying guests. There is a solid wall between the two apartments with a communicating door (see photograph 8 on the website). To further separate the two areas the Interior Designer caused the wall to be lined with 3 cm veneered block board making the dividing wall 15 cm. The terraces are separated with a 2 m high wooden partition (see photo 8). When the family visits, the communicating areas are opened. When guests are present these are closed. This provides complete privacy for guests and is an arrangement common in the UK where it is referred to as a ‘Granny flat’ The bathroom is internal and has no windows. Photograph 11 shows a ‘pretend window’ with a sea gull illustration. This has been replaced with a more useful mirror. The kitchen area, with top of the range Miele appliances, are at the far end of the apartment (photographs 6 & 7) so it is difficult/impossible to understand any reference to lack of privacy. The Office arrangement is not within the apartment. The apartment is on the south east side of the penthouse and is huge - over 150 sq. m. On the north east side is the library/study and health area. There is no over lapping of space other than a shared entrance. Again no invasion of privacy! Maybe the reviewer is confused between sound penetration and ‘invasion of privacy’ - but then you will not find a block of flats in Lagos with sound proofing? The penthouse has the added advantage of losing traffic and swimming noise. But let us not argue about this. We have given instructions for the communicating door to be closed off and new pictures will go onto the website to show the position more clearly.

So Disapointing

Booked this apartment based on the photographs and reviews but I am afraid the reality is quite different. The views from the balcony to the marina and the sea are lovely but everything else leaves a lot to be desired.

This was originally one large apartment and the owners have split the apartment by means of a flimsy wooden partition which has a concealed door which can be opened from the owners side only and we had no way of securing it at our side. This flimsy partition separates their apartment from your tiny living room. The wooden partition is no thicker than laminate and moves when touched. Because this is not a solid wall you can hear every noise coming from their apartment eg running water, conversations, washing machine, tv. meals etc.

Because this was originally one large apartment the balcony has also been separated by means of a wooden partition which does not reach the full height of the balcony and also has a glass door which can only be opened from the owners side, so again no privacy. It felt as if we were living with the owners.

Another major concern is that the front door of the apartment is accessed regularly by the owners and their business partners as they had an office and private toilet within the confines of our apartment front door, again no privacy as when you are in the living room you can clearly hear conversations from within their office. The only thing separating our apartment from the office and toilet is an internal door which can be opened with the same key that opens the apartment front door. You can hear the front door of your apartment being opened and closed on a regular basis which is very disconcerting. Quite honestly we did not feel safe in this apartment. None of these arrangements were explained to us when we booked this apartment. The whole set up of this apartment is to say the least bizarre and clients booking should be aware of the situation which we were not.

Owner's Response: The tenant is wrong in thinking that our penthouse was ever one apartment. This is clearly documented in the title deeds held at the Council and the Condominium. All rental apartments have to be inspected to confirm there are no changes made to the building after it gained its Habitation Licence and that proper safety and first aid measures are in place. This inspection was carried out and the Council granted the licence for rental purposes. The tenant is mistaken on the following: The partition between the apartments is not less than 6ins in thickness and is as good as sound proof. The separation between the balconies is no different to the photograph no. 8 in the listing and particularly suits the circumstances. The inner door of the apartment has the benefit of double locking on the inside with the additional security of a fixed bolt. The tenants were told before hand that the owner’s private room, adjacent to the apartment, was used two mornings a week. This usage was adhered to. When the tenant decided to leave we co-operated fully to ensure a smooth departure with a pro rata refund. If your viewer want a true and fair view of the apartment they need to read all the reviews to date.

Fabulous accommodation

This apartment comes highly recommended. Easily located from the airport and upon arrival, we received much needed basics in the fridge plus a bottle of wine! The accommodation itself is just home from home with everything you need and completely comfortable and spacious. Very central to the beaches, supermarket and centre. The owners are extremely helpful and will most definitely be returning, thank you!

Excellent all round family accommodation

We had a 3 year boy with us and the top flat was full of toys/books/videos to keep him entertained and the pool was never crowded. The accommodation had a lovely large balcony, good kitchen facilities with all the oil, butter, dust bin liners etc thrown in and the best part was when we arrived at 11.30pm we were greeted and we had bread, butter, cheese, fruit, coffee, tea, milk and a bottle of wine provided. The location was central to the harbour and walking distance to the main centre, shopping food halls, cafes and restaurants and fishing pickup points. The beach was within walking distance but we preferred to drive. The owners Basia and John lived close by and gave all the help we needed. I fully recommend the flat the car parking was easy excellent bedrooms, bathrooms, kitchen, internet, UK TV channels, lift and a lot of space, fully air conditioned.

Highly recommended .Excellent location

This apartment is exactly as described in the property listing.

I would highly recommend a stay here. The large well furnished balcony has wonderful views. It is a quiet peaceful haven. Easy walk to town, marina and supermarkets. In my opinion this apartment block has the best location in Lagos.

The apartment is modern furnished to a high standard, beds very comfortable, kitchen high spec and very well equipped.

Basia and John are wonderful hosts. Hope to return we had a fantastic stay Kind regards Angela and Paul

Excellent Apartment with lots of space

We enjoyed very much our stay in our apartment at the Algarve. Before arrival we had good communication with Basia and could clarify all questions regarding the apartment. They reacted very fast when we where concerned by a negative rating and we were confident that we would find what was described. And it was even better.

We found milk, fruits, beer and wine prepared for us to our welcome. There is lots of space in the apartment. Two large bedrooms and two bathrooms where great for us, as our son was accompanied by an friend. The furniture is modern and up to date. The terrace is huge. We loved to sit outside after the beach and enjoy the view over the city. The shadow from the parasol during breakfast time is too small, so we had to fix a towel, to extend the shadow. We stayed a total of nine nights, and after 4 nights we got a half-week cleaning and towel/linen change.

The pool is fine, we just used it twice, the beaches on the Algarve have so much more to offer. We could buy everything we needed in the Pingo Doce, a 5 minute walk from the apartment. There is no reserved parking, however you will find always an off-street parking near the entrance. There is an air conditioning available which we never used. Internet is available and works fine. The kitchen is fully equipped with everything you need. On the terrace there is a gas grill, which we didn't use.

For the evening it is a short walk to the old town of Lagos, where you can find all types of restaurants. Some of them are crowded in high season, so we made from time to time reservations. Lagos is a perfect place to start your trips. A car is recommended to get around.

We enjoyed our stay very much and definitley recommend this apartment. If you should be unsure just contact Basia and you will see that this will be the right selection for your holiday. Thank you Basia for being our host.

WALK: and really get to know the Algarve. The undulating landscape leads to unspoilt countryside to explore. Hike in the countryside in the early spring and you will find an abundance of flowers in bloom.

MOTOR SPORTS: the splendid new Autódromo is 10 minutes drive. It hosts a number of important events and is one of Europe's largest go cart tracks.

CYCLING: cyclists are now discovering warm sunny winters in the Algarve make it an ideal location and low winter accommodation costs make it a bargain.

You go over the 'draw bridge' to the marina with its bustling activities. Fun filled bars, restaurants, cafes and coffee shops. There is a newsagent, perfumery and cash machine. Here and on the esplanade you have the opportunity to book a variety of boating activities.
