The house occupies a commanding position in the middle of a beautiful valley on top of its own hill, with views in all directions. It has its own olive grove - which produces a delicious extra virgin olive oil - deciduous woodland of oak and hornbeam, extensive grounds with fruit trees and a large covered patio. There are wonderful walks directly from the house all around the valley and to the hill top village of Civitella d'Agliano where there are shops, banks, restaurants and a petrol station. Up to eight people can be comfortably accommodated in the main house and two more, on request, in the separate medieval tower. On the ground floor the house has a large, well equipped kitchen opening to a big dining room and a very spacious sitting room with huge open fireplace. A double and a single bedroom plus a bathroom are also on the ground floor. An external staircase and loggia lead to the first floor where there are two more bedrooms (one double and one with three single beds) and one bathroom.

I am an Italian who has lived in London all my married life with my English husband and our three children. I'm passionate about my country of origin, particularly about Central Italy which has so many wonderful undiscovered places and where some years ago we bought this rather special country house. We have our own olive grove of more than three hundred trees from which we produce our delicious extra-virgin olive oil.

A truly lovely and tranquil place with marvellous views including of a hill town across the valley that looks like a film set. Gorgeous big pool and the garden has lots of beautiful trees giving shade and different shade areas to eat outside. We all absolutely loved Carpinetta.

Excellent and secluded

Wonderful isolated and private location with fabulous views and easy (driven) access to local markets. A fantastic spot to base trips from and then to retire to for some peace and tranquility. Excellent facilities, thoroughly recommended.

Whisper this quietly .....

A property equipped to a very high standard in an idyllic location ! It provides an ideal base both to investigate the scenic hills and medieval towns of northern Lazio and southern Umbria and venture further by train (from Orvieto) for days in Rome. Alternatively, you can just enjoy the tranquility of the property during the day and enjoy local restaurants in the evening. We loved our time at "Carpinetta" and would thoroughly recommend it. That's why we're whispering .... We don't want too many people to hear because we hope to be back ......

La Carpinetta: a hidden paradise.

We had a wonderful stay at Carpinetta. Everything was beautifully clean and everything we needed was provided. The owners, Manuela and Martin, had left a handy book of information about the house, local amenities and places to visit.

The swimming pool was great to swim in while looking across at the views of the trees and hills beyond.

I would recommend a trip to Lake Bolsena. We hired a boat from Capodimonte( Il Platino boathire) and swimming from the boat near the islands in Bolsena was a highlight of our holiday. You should also definitely go to the panificio in Bagnoregio and try the pizza bread- fantastic to take for a picnic at the lake!

Staying at Carpinetta was a taste of paradise in a quiet and untouristy part of Italy. I would reccommend it to anyone.

Italian Idyll

Fabulous converted farmhouse, beautiful scenery and very peaceful. Carpinetta is the ideal place for a get away from it all holiday, but not too remote to rule some sightseeing out (heatwave aside). The facilities were excellent, we particularly liked the kitchen and outside eating area. The pool was a godsend in the heat. Can particularly recommend the local Friday market for cheese and suckling pig, not forgetting frequent visits to the local winery! Their virgin olive oil is also very good. All in all a thoroughly enjoyable family holiday.

"all inclusive"

The great views around, the excellent kitchen facilities, the fantastic swimming pool, the tranquility and serenity, the church bells (and the sheep...), the singing of the birds, the garden with the shade areas, the clear skies in the night, the 1,5 kilometer of dirty road to the destination, the charming small villages around and the great weather...these are "all inclusive" in the package.

We were with a large party of 10 and all of us have thoroughly enjoyed the 3 week stay in Carpinetta, which is more than just a holiday house.

When - after a long search - we saw Carpinetta for the first time, we just fell in love with it. We loved its seclusion, the sense of peace that emanated from the beautiful countryside around it, the lusciousness of it, the woods and hills and valleys all around.

Special interest holidays:

Carpinetta sits on very ancient land, inhabited since paleolithic times. It is set within a recognised natural reserve, rich in wildlife and near the famous historic towns of Viterbo, Orvieto and Todi. The renowned abandoned citadel of Civita di Bagnoregio is nearby at the head of the valley, and the local villages date back over a thousand years. The finest Renaissance water gardens in Italy can be found at Villa Lante at Bagnaia, just half an hour away, as well as the famous baroque Parco dei Mostri at Bomarzo. Rome itself is a little over an hour and a half drive away, as are the Umbrian towns of Perugia and Spoleto. The area is renowned for its food and wine. Each town has a weekly market and shops where you can buy local seasonal products and excellent restaurants, trattorias and pizzerias. In all Carpinetta is the ideal holiday destination for those who love culture, nature and a comfortable house to go back to after a day of sightseeing.


The Tyrrhenian sea is one and a half hours away in the car, but the volcanic Lake Bolsena, only about 25 Kms from the house, offers wonderful bathing, sailing and watersports facilities, and lovely beaches without the crowds! You can take a leisurely boat trip to the islands and enjoy excellent food in the many restaurants around the shores of the lake, which offer a selection of mouthwatering traditional dishes and fantastic local wines.


The use of a car is essential to reach the house. Rome Ciampino airport, 120 Kms away and one and a half hour in the car, is the most convenient airport, with many daily low cost flights from the UK. The nearest railway station is Alviano at about 15 Kms distance or Orvieto at about 25 Kms. A car can be hired either at Rome Ciampino Airport or at Orvieto.


The three local villages where to do the shopping, are all 10-15 km away, an easy (and spectacular!) fifteen minutes drive.

The historical town of Orvieto is 25 Kms away, half an hour in the car; Lake Bolsena is also 25 Kms away. The Umbrian town of Spoleto, Perugia, Todi, Assisi are all within one hour drive. Rome can be reached in one hour and a half and Florence in 2 hours.

Further Details:

Shops of all kinds, banks with ATM, artisan food shops, supermarkets, petrol stations and restaurants can be found in the three local villages of Bagnoregio, Civitella d'Agliano e Castiglione in Teverina; there you can buy the exquisite local pecorino, porchetta and prosciutto and stock up with the most delicious (and incredibly cheap!) local wine. In the summer the whole area is alive with traditional fiestas and musical events. A huge public infinity pool and cinema can also be enjoyed at Castiglione. The historical towns of Orvieto, Todi, Perugia, Spoleto, Viterbo are all within easy driving distance and abound with cultural riches. The whole area is of great historical interest, being the site of the ancient Etruria, the heart of the ancient Etruscan civilization, and here the traditional rhythm of life has changed little.

Carpinetta is available from May until October for periods of at least one week, Saturday to Saturday. In July and August, requests for a two week rental will be given priority. Arrival time: Sat after 4.00 pm. Departure time: Sat by 10 am.
Notes on prices:
Main house: Bed linen and towels are provided.
Hot water, gas, electricity and free wi-fi are included in the rental charge. Additional accommodation is available on request in the medieval tower in the grounds (with 2 single beds+toilet) at a rate of £350 per week. There is a one-off charge of £150 per booking (£230 if the tower is also rented) which covers final cleaning and bed linen and towels rental and final laundry, payable with the balance of the booking. For rentals of more than a week, a cleaning/bedlinen changing is available at a rate of €10 per hour, payable directly to the cleaner.
Payments are by bank transfer (owner's bank details provided upon request).
25% of the rental rate is due at the moment of booking. The balance plus the cleaning and laundry charges of £150 and refundable security deposit of £200 are due six weeks before arrival.
No pets please.

  • Notes on accommodation: Carpinetta is not just a holiday house, but very much a family home, furnished to a high standard in a comfortable, rustic style in keeping with the locality. The thick ancient walls keep the house cool in summer and cosy in cooler weather. Carpinetta is the ideal place for families: the children can spend their time exploring our wood and its wildlife, playing table tennis, jumping on the big trampoline or splashing in the swimming pool; the parents can relax in the shade of Carpinetta's many trees lulled by the song of the cicadas while sipping a glass of the excellent local wine! Inside the house offers all the comforts of a beloved family home: a big, well equipped kitchen for your culinary experiments; a lovely dining room with a big table to eat all together; a huge sitting room with soft sofas and plenty of entertainment available; four cosy bedrooms with comfortable beds and plenty of storage. All this in the most unique, unforgettable location. Outside: Extensive grounds surround the house with a garden, an olive grove, fruit trees and a wood of oaks and hornbeams. You'll find deckchairs and a barbecue in the garden and a large teak table seating 12 in the shaded area under the loggia. The yet unrestored shepherd's hut houses a table tennis table; there are a selection of outdoor games and a 14 foot trampoline. The restored medieval watchtower in the garden can provide more accommodation on request. A lovely unfenced swimming pool (10x5x1.5 metres) with paved area, sunloungers and sun umbrellas is set in landscaped grounds by the tower and is available for private use from the end of May until the end of September. Some more fantastic bathing and watersports are found at the beautiful and unspoilt Lago di Bolsena, half an hour away. Utility Room: Laundry room with toilet and washbasin, washing machine, ironing board with steam iron, hoover and cleaning materials. Storage space for garden deckchairs and outdoor games.
