About the property

Classy, flexible accommodation with loads of day time space.

Wheatsheaf Barn was built in 1715 and carefully restored by the owners in 2011 to create a stylish contemporary interior within the original fabric, using quality oak joinery and luxury fittings. The 60 foot open plan living area offers very spacious accommodation with a dramatic double height area. A feature of the property is the upstairs landing sitting room with its folding doors opening onto the outside balcony and views over the river.

Upstairs, at on send of the barn, is a very large bedroom with ensuite bathroom. The bed in this room can be set up as a super king, or two singles. At the other end is a double bedded room and a room with two single beds, sharing another bathroom. Both bathrooms have separate shower enclosures and jacuzzi baths. There is room for a cot which we can provide. Upstairs there is also a small laundry with washing machine and tumble dryer. The upstairs landing has a settee which can cover to to a bed. This is a lovely space with its views and -when the weather is warm enough- the folding doors wide-open.

The downstairs of the Barn is open plan, including the kitchen. Guests enjoy this as there is ample room for everyone to be together without being on top of each other. There is plenty of room in the kitchen area for several people to be cooking together.

The large table seats eight easily and with extra chairs up to about fourteen. Adjacent to the kitchen, behind double doors, is another downstairs room with two single sofa beds. Beyond this room is another shower room and boot room with access to the field behind the property and wood store.

The house is ideal for a family gathering. We do not mind your family party having extra guests during the day. We welcome hen parties, although my cleaner is less enthusiastic about the glitter left behind!! We can offer two other en-suite rooms in our house across the Courtyard for reasonable extra cost.

We are a very low key operation: this is the only let that we have. We try to be a flexible as we possibly can and give guests what they need. For example our weekend lets are forty eight hours- from teatime on the Friday to late afternoon on Sunday- we won't be hurrying you out before you finish your breakfast.

Just a short note to thank you for a wonderful stay. The barn is glorious and the standards are exceptional. The log fire was so warm and created a relaxing and cosy atmosphere. Extremely well equipped kitchen and the ice on tap was great. Cannot recommend highly enough.

We do not accept one-night bookings; nor guests under the age of 21, except as part of a family group accompanied by parents/guardians. This is a quiet country area and we ask guests to use only the music source provided. However we do enjoy having hen parties- giggling and shrieking is no problem!!

Great stay over Christmas period!

This was a great HQ for our family gathering over the Christmas holidays this year. It had lovely rooms, bathrooms and a spacious layout allowing for multiple choices of where to sit and relax or team up and play, dance or watch TV. The house has lovely detailing with a mix of old and new. As for the location it sits really nice next to a large field where sheep graze, one neighbouring building behind a tall brick wall and the quiet access road that comes from Wrabness. The river Stour can be seen from the upper bedrooms in the distance. Country walks/runs and choices of where to ramble are many of which ones leading to the river and the beach were our favourite.

The owners are lovely and helpful and it was fun hearing their story of how they came to restore the place.

If we had anything to put a finger on it would be that we felt the oven/cooker to be too small for the property and would benefit from one that could take a full roasted turkey in situ.

We would definitely consider this house again for a new visit so treat it well if you go!

Great stay

Highly recommend the wheat sheaf. We stayed for 7 nights and could have easily stayed for longer. Everything we could have needed was there and a great base for exploring. The accomodation was home from home and extremely comfortable. There was 10 of us and plenty of room for us all to lounge around. Definitely try and get back.

We stayed at the Barn whilst working at Colchester zoo. We found the Barn to be of a very high standard modern with all the mod cons and Janet and Tony were extremely helpful. As there were six of us we found the space the accommodation had to offer was far more than we would have ever needed, it is huge. We have stayed in lots of cottages/houses whilst working away and I would say this is by far the nicest house we have ever stayed in. A credit to the owners. Well worth the very reasonable rates.

Forget all your preconceptions about Essex!!!! This part of Essex, the Tendring peninsular, is ancient rolling farmland, with the added bonus of easy access to river and sea. It is very quiet,and has an air of remoteness, which belies its proximity to London. The climate is dry and bright, with wide open skies and the special light quality which has made it a favorite for painters from Constable onwards. Wheatsheaf Barn is situated on a very quiet lane leading up to the traditional farming village of Wrabness with its ancient church. (five minutes by car from the Barn or a ten/fifteen minute walk). The village is also the site of the house designed by the potter Grayson Perry which he has named "a house for Essex". River bank and local beach is a ten minute walk away through a couple of fields and you can walk both directions of the Essex Way from the house. There is a well equipped children's playground in the village. The community shop in the village can supply most requirements (including cash back and alcohol) and the licensed cafe is the place to be on Friday evenings!

There are other beaches at Dovercourt award beach (ten min drive); Walton and Frinton resorts (half an hour drive) and Clacton (thirty five minute drive). All are tidal, sandy, level beaches. A car is recommended although the village has its own railway station (change at Manningtree for mainlines to London or East Anglia) and keen walkers or cyclists could buy what they needed from the village shop.

Stansted is fifty minutes drive away; Harwich International port is fifteen minutes drive; the Dartford tunnel is a hour away by car, and London Liverpool Street is one hour fifteen minutes from the village railway station, and an hour to Stratford and the Olympic Park. There are hourly local buses.

Manningtree (for Dedham Vale) or Harwich are five miles in each direction, accessible by car or train. Colchester is fifteen minutes by car or train; Ipswich likewise. Both towns are good for shopping, with Colchester having the added attraction of the Norman castle and Ipswich its harbour and waterfront cafes and restaurants.

Supermarkets and cash machines in Dovercourt and Manningtree, and a good range of places to eat and takeaways in Mistley, Manningtree and Harwich.

Jimmy's Farm and restaurant is about twenty minutes away. Brilliant seafood on Mersea Island.

Most usual and unusual leisure activities are available locally, including a spa in a nearby village (Thorpe le Soken).

Boat trips are available from Walton, Ipswich and at Alton Water.

Numerous pretty villages, eg Coggeshall, Wivenhoe and of course, Dedham.

Notes on prices:
Prices shown are for six people and for the week in pounds sterling. Please email me for a quote as the system calculations are not very flexible and may come up with an inaccurate price. Weekend rates are proportionately higher than the quoted nightly rate to reflect extra servicing costs. Sleeping for up to ten people on (good quality) occasional beds at a price of £40 pp for the weekend and £60 for a week. Use by sole couple (one bedroom and bathroom to clean!!!) at half the relevant seasonal rate. Please contact us for a quote.
