Old Farmhouse Sleeps 8 (4 Bedrooms)
Dating back to the 18th century with thick stone walls the Old Farmhouse is decorated in a traditional country style. On the ground floor there is a comfortable sitting room , utility with toilet and a large country kitchen.
The kitchen has handmade fitted pine cupboards with slate worktops, antique welsh dresser and large family pine table together with all amenities and a separate walk-in larder.
Upstairs there are four bedrooms and a bathroom with a large double ended bath, toilet, basin and separate shower.
Two of the bedrooms have double beds, another has two single beds and the fourth has bunk beds.
Two of the bedrooms face south and have scenic views over the garden, the other two bedrooms face up the valley with woodland views.
There is plenty of parking at the property and a private patio area with table and chairs which provides an ideal setting for bbq's.
The Old Farmhouse and Orchard Cottage are available for separate or combined rental the latter presenting an ideal venue for large family groups or friends that wish to holiday together. The properties sit side by side and are located in a secluded valley surrounded by woodland, stream, garden and ponds that can be enjoyed by all guests. For more privacy each property has its own private patio area for relaxing and bbq's. The location provides an ideal base for your holiday being in close proximity to sandy beaches such as Bantham and Thurlestone together with sailing at Salcombe and Dartmouth. For walkers there are many local walks as well as the National Trust coastal footpaths that stretch around the dramatic South Hams coastline and nearby is Dartmoor National Park. The nearest golf courses can be found at Thurlestone, Bigbury and Dartmouth.

Bookings for less than a week are available outside school holiday dates at a charge of usually 75%. Please contact owner for more information.
A 25% deposit is required to secure the booking with the balance payable 8 weeks before arrival. Payment for the holiday can either be a bank transfer or cheque. A £150 security deposit cheque will be required on arrival which will be returned once an inspection of the property has taken place after your departure.
Friday changeover. Arrival after 4pm and departure by 10am. Rates are inclusive of bedlinen, kitchen towels and tea towels and heating. No smoking in properties.

Lovely house for big families/groups
This was our second stay at the old farmhouse, we hired both properties as a group of 12. The two houses open up to make a huge mount of accommodation! We were 3 families and we had ample space. The house is really well equipped for catering for a large group. The log burner was lovely and cosy. We felt very comfortable with 6 children in the house they had great fun playing hide and seek! The owners were really helpful, supplying us with logs and info about the local area. The farm has lots of nice walks, the children enjoyed playing in the woods. There are lots of great beaches nearby, and nice pubs. We will definitely be back!!
Fantastic Family Cottage
We arrived at this wonderful property late Friday evening although still glorious sunshine! The property itself was very clean, with great character and extremely well equipped for all 7 of us! The kids disappeared to be found in the streams, swinging from the tress and playing football in the fields, what bliss!! Jane and her family were extremely welcoming and nothing was too much trouble at all. Highly recommend this wonderful property and secluded location with plenty to keep 5 kids and 2 dogs entertained...! Thank you all very much indeed.
Fantastic location, ideal for families
A great find. We were 2 families consisting of 4 adults and 4 children. We stayed in the Old Farmhouse over new year for a week.
Jane and Robert were really welcoming and offered advice on the local area. The children loved the massive garden with ponds, streams and woodland to explore. The house was well set up and there were 4 good sized bedrooms. The big farmhouse kitchen fitted all of us easily.
The area itself is beautiful, with great beaches, pubs and cafes. We enjoyed lots of walks too. Nearby Kingsbridge has 2 supermarkets and there is a small shop in the village.
We would love to go back!
Activity and Interests
There are numerous beaches in the area each with their own individual characteristics. Bantham (5 miles) has a large expanse of sand leading to Burgh Island and is good for surfing. Thurlstone Rock (6 miles) is great for crabbing at low tide with numerous rock pools, beach cafe and toilets. Hope Cove (8 miles) has a small harbour and good for kayaking and skimboarding. North and South Sands in Salcombe (9 miles) are flat and sandy. Blackpool Sands (12 miles) has watersports and a beach cafe.
Airports - Plymouth 21 miles and Exeter 41 miles.
Ferryport - Plymouth 20 miles.
Train station - Totnes 12 miles.
Roads - A38 which joins M5 at Exeter - 7 miles from property.
A car is essential - nearest village of Aveton Gifford is 3/4 mile - buses from here to Kingsbridge and Plymouth.

4 miles to Kingsbridge. 9 miles to Salcombe. 14 miles to Dartmouth. 18 miles to Plymouth - large cinema complex , ten pin bowling, aquarium. 38 miles to Exeter.
Aune Valley Meat at Rake Farm - 1 mile , high quality butchers selling local meat and produce. Avon Mill Garden Centre - 1 1/2miles has lovely plants , cafe and deli shop.
The market town of Kingsbridge is 4 miles with banks, shops, Morrisons, Tesco, pubs, restaurants, tourist information centre, cinema with 3 screens showing newly released films and a sports centre and swimming pool.
Woodlands Adventure Park is 8 miles and suitable for children with a large indoor play area.

- Notes on accommodation: Friday changeover. Duvets, pillows and all bedlinen is provided together with kitchen towels and tea towels. There is a no smoking policy in each of the properties. Dogs are welcome at owners discretion - please phone to discuss - cost £35 per week per dog. Internet access available. Outside: Set in 30 acres of tranquil Devon countryside with an old apple orchard, meadows, stream and natural woods for guests to enjoy. In spring daffodils fill the orchard and bluebells carpet the woods followed by a stunning display from the azaleas and rhododendrons whilst during the summer the apple trees are covered in blossom. Nestled in the valley a short walk from the properties there is a large trout pond with small islands and a decking area. Once a working farm, activities are now limited to making hay and maintaining the land, but cows and sheep often graze in neighbouring fields. The valley teems with wildlife including pheasants, ducks, moorhens, kingfishers, herons, rabbits, badgers, deer, birds of prey, bats, swallows and a barn owl that lives in the old barn at the end of the valley.
