About this property

Cottage by the East Lyn River in the heart of Exmoor National Park near Lynmouth

The cottage stands on the sunny bank of the picturesque East Lyn river at Rockford in the lovely Brendon Valley of Lorna Doone fame. Situated on National Trust land of the beautiful Watersmeet Estate, Rockford Lodge is approached by a footbridge and is peacefully set in a woodland away from all traffic. The spectacular coast of North Devon is nearby with Lynton and Lynmouth just four miles away. From the garden gate river, moorland and coastal walks abound and the surrounding countryside is a delight for the country lover and photographer. Salmon and trout fishing is available on the East Lyn and there is excellent riding nearby.

The cottage has 3 comfortable sized bedrooms, 2 twin and 1 double a large bathroom with separate shower plus an additional loo. Downstairs there is ample living space. In the sitting room is an open fire for the colder months plus there is a large dining/TV room. The farmhouse kitchen has a breakfast table and is kept beautifully warm from the AGA. There is also a stunning River Room overlooking the East Lyn River, the perfect place to enjoy a glass of wine! There is a hillside garden with a summer house (deckchairs provided) as well as a private garden. Table and chairs plus a bbq are provided.

Cozy and magical house!
We had a fabulous time at the Lodge! This house is a gem... like walking into the country place you wish your family had had when you were growing up! Our family (myself, my husband, 2 teenagers and a small dog) had such a magical stay for one week of the Easter break. We love how so many of the details and history of the lodge have been preserved, and we felt very at home right away. Walking over the footbridge to the property, waking up and walking out straight onto the river bank, going to sleep with the lovely warm blankets listening to the river... we all felt so comfortable and at home. Being able to walk straight out to the trail (definitely walk to Watersmeet!) and nip across the river for a beverage at the lovely Rockford Inn was exactly what we needed, and the coast and all it has to offer is just a short drive away. We can't wait to come back in the summer so we can take a dip in the river and hit the water at some of the local beaches. Thank you, Lucy, for a lovely stay!

Perfect as always
Not stayed for a while but we’re so glad nothing had changed. Been visiting since 2004 and cannot fault the Cottage, always had an amazing time with family and friends who have all loved it The Rockford Inn has been up and down over the years but at present it’s the best it has ever been, great food and service. Can’t wait to come back Thanks Lucy and family x

Beautiful location
The lodge was well equipped and in a beautiful, quiet location. The car parking arrangement was not ideal but understandable given the location and certainly not a deal breaker. We enjoyed our stay and certainly had everything we needed for a comfortable week in the lodge.

In a valley
Set in a valley the property was peaceful while not seeming completely isolated. Wonderful walk along the riverbank in both directions. Short drive from Lynton and the breah-taking clifftop walk to Valley of Rocks. Highlight was watching the cattle drive across the ford which passed within feet of the riverview room. All in all a very enjoyable stay.

Can't wait to go back
This is such a lovely place. We felt like we were in a fairy tale, nestled in the woods and listening to the stream running by. The host was responsive to our messages and helpful. I hope we get to go back--but for longer the next time. (The stairs up to the bedrooms and bathroom were fine for us but I could see how they might be too narrow and steep for some with less mobility.) Overall, it was a great holiday and perfect location.

My parents with 2 young boys and me on the way spent many years furnishing, decorating and partly restoring it so that it can be shared with others. It is wonderful now that I can go to Rockford Lodge with my 3 children, a new generation. Although my mother still regularly visits the cottage the overall running is now been passed onto me.
