We do have people stay who can walk but use wheelchairs some of the time. Lovely accommodation in wonderful location!

We just got back from a week in the Boathouse with our two young children. The Boathouse was extremely well equipped with everything we needed and more, and catered really well for young children with all the usual things like travel cot etc, but also a basket of toys and books, a playhouse and crabbing buckets and lines, all of which our little ones aged 6 and 3 were delighted with!

The Boathouse is in a great location right by the sea, with just a short walk to the centre of Yarmouth.

Nigel was a really friendly and accommodating host, we had a couple of queries during our stay which he was more than happy to assist with.

We had a wonderful holiday made even better by this lovely place to stay. Highly recommended!

A cozy holiday home in a beautiful and convenient location

My wife and I had a lovely week's stay in November 2017 using the Boat House as our Yarmouth base. This compact and cosy property was absolutely ideal for our needs. Stunning views from all rooms and ideally located for the island's coastal walks with only a really short walk in to the restaurants of Yarmouth for lunch or dinner.

The property has a Jacuzzi which seemed to have been really popular with previous guests but we didn't find the time to try it as the weather was excellent all week.

The owners are really pleasant and helpful and clearly always trying to improve the facilities.

Interestingly a log burner is currently being added but the accommodation was toasty already so there really isn't the need.

Parking is 30m away at a neighbouring property and there are 9 sleeper steps up to the Boat House (these can be a challenge in the dark) just in case these might issues for you. We simply used the torch feature on our mobile phones when we returned late at night on the unlit path.

All in all, WE LOVED IT!

Really highly recommended for a couple or small family (with or without a four-legged friend).

Floodlights: Just a point of note re the steps at night - The steps have a floodlight that is switched on inside, and then operates on a sensor. The steps are then completely lit up when you leave and return to The Boathouse. There is also a sensor light that lights the garden path, which again is switched on inside. Sorry but I didn't realise that were having to use a torch. all the best nigel/sarah

Based right on the water, direct access to the sand dune beach by boat, 400m walk to the closest beach, 200m to the town. Golf 2 mile walk along the old railway track 20 min, or 3 mile drive. Stunning views and bird watching. Sailing right outside! Basically the best location on the IOW!


Wightlink Ferries to Lymington, Fishbourne. Red Funnel ferries to Cowes.


The quaint and beautiful destination harbour town of Yarmouth is just 200m flat walk away. The town has extensive facilities for due to the all year yachting.

Loads of pubs and great places to eat. Lots of beaches nearby to walk or drive. Great fishing and bird watching haven. 15 mins from Cowes.

Breathtaking surrounding views from sunrise to sunset, over one of the loveliest wildlife sanctuaries. Yacht moorings just offshore from the Boat House at River Cottage, Yarmouth harbour (inc Wightlink Ferry terminal)/town center/extra car parking/Island wide bus terminal/public telephone all within 250 meters.

Yarmouth is very well set-up. Small quiet town with 10 places to eat, food shopping, and general shops. located on the western side of the Island and the town has grown up as a result of its natural harbour, which is guarded by Yarmouth Castle, a fortification built to protect the Solent from invading forces by Henry VIII in 1547. The Harbour attracts many yachts and motor cruisers which take advantage of the estuary afforded by the River Yar.

This is a bustling town which has an active community all year round. Wightlink Ferries dock here from Lymington, the crossing taking just half an hour. It is the boats and yachts, however, which attract much of the business and custom. The square has a varied range of shops and delightful eating establishments and if you have not been to Yarmouth before, but feel it looks familiar, it is because much of the TV series “Rocket to the Moon” was filmed here. From Yarmouth you can pick up a boat which will take you fishing in the Solent or perhaps off the Needles. There are also walks along the promenade and the former railway track, called “The Causeway”, which provides a delightful walk through trees and along the banks of the Yar. This will take you towards Freshwater and while you are walking you might see one of the Islands red squirrels, a fox or many species of birds.

The Pier at Yarmouth is also a great place to go fishing. Trips leave from there for various destinations, and in the later summer months, the Waverley, an old paddle steamer, collects people for a round trip of the Island. If you think the Island is beautiful now, wait until you’ve seen it from the sea.
