Our villa is minutes from Jolly Hourbour with its shops and restaurants and 5 minutes drive from some of the best beaches in the world on the Caribbean Sea .

A master bed has an emperor sized bed, yes an emperor sized bed , ensuite and 2 additional bedrooms with twin beds . One twin bedroom is ensuite and the other has the bathroom to the side,all with ceiling fans&A/C .

Flat screen tv with cable , wifi , even from the pool.

Fully fitted new kitchen, as of September 2016 including new dishwasher,American fridge freezer with ice machine and water dispenser which dispenses twice filtered water for drinking.

Microwave,new toaster , coffee maker , glasses for dining and plastic wear for the pool use.

Beds are made up with superior Egyptian cotton sheets and both bath and beach towels are provided , saving space in your luggage for you.

With your own private pool sunk into a brand new deck surrounded by sun loungers you can enjoy the new gas bar b que .

Our guests are welcomed at the airport in St John's by our driver , Ira, with an airconditioned taxi and transferred to and from the villa with our compliments. They are then welcomed at the villa by a member of our management team who has the welcome pack of local beers, milk and bottled water chilling in the fridge .

We currently await the delivery of a generator, as of September 2016 . This will eliminate the power cuts that are a curse on the island . We believe we are the only private villa to offer this service, thus ensuring continued comfort for all our guests.

Please note only those paying full price for their holiday will have a complimentary airport transfer . Those on long term let have a special rate.

Also if guests use the laundry facilities for other people than those registered at the house the electric costs will be deducted from their security deposit.

Due to the incredible high cost of electricity on the island running a laundry on site is banned.

Why Clare Graham chose Jolly Harbour

The house is situated on the Carribean side of the Island which offers a more relaxed holiday than the Atlantic side a mere half an hour car journey away. Many people that travel to or live on the Island often say that they live on 'Island Time', the pace of life is much slower. The sea is turquoise blue and perfectly warm with quiet beaches and perfect areas to snorkel in.

What makes this villa unique

We love the fact that the house is so close to all the beaches on the Caribbean side of the Island. Access to shops, chemist, supermarket and internet cafe are all in walking distance yet the area is still quiet. There are lovely restaurants and bars to enjoy on the harbour front and these are also walking distance or a short car ride away. Whilst the amenities are close, Palm Tree house remains private, offering a tranquil escape from working life.

Notes on accommodation: We really try to provide the best holiday experience so our guests can enjoy every moment. From meeting our guests at the airport with an air conditioned taxi with our compliments,our guests are whisked to the villa and met by our housekeeper, Keiflin. We provide one taxi meet per group . Keiflin will have ensured the welcome pack is chilling in the fridge and she will also provide support throughout your stay . Keiflin will also provide a mid stay clean for stays longer that 7 nights. Design of the house emphasises the outdoor caribbean lifestyle, dining under a shade patio with ceiling fans to provide that additional breeze. The master bed is ensuite and opens out onto the pool deck , with two twin bedrooms at the rear of the villa. Only those guests named at time of booking are eligible to stay at Palm Tree House. Outside: Large garden with tropical palms surround a newly installed deck, october 2014 . There are sun loungers next to your private pool , large dining table, able to seat 8 and more, a gas barbecue for those al fresco lunches by the pool which has steps and underwater lighting at night. The pool is maintained to a high standard and is serviced weekly. We are also happy for guests to enjoy their last day , stress free, at home until their flight departs, usually late in the evening for UK. This is at no additional cost to our guests , it is complimentary. Utility Room: Washing machine and tumble dryer plus additional toilet just off the pool . Maid service available at an additional rate. On departure day the cleaner will arrive one hour prior to departure on a changeover day. Thus ensuring nothing is left behind by our guests. Other: Smoking is not permitted in the villa.

A lovely property

We have just returned from two weeks at Palm Tree House.

The villa is well maintained with lovely gardens and very well equipped, it had everything we needed. The villa is in a great location with easy walking distance to a well stocked supermarket, lovely restaurants and great beach.

We were met by the owners representative who introduced us to the villa and told us everything we needed to know. She kept in regular contact with us during our stay, kept the villa clean and was on hand if we needed anything.

We hired a car so we could see the island as it was our first trip to Antigua, but you really don’t need to as the villa is in a great location and easy walking distance to bus routes if you need them.

There was building work going on behind Palm Tree House during our stay, but it never bothered us or affected our holiday.

We love the house , and I hope its appearance reflects that, and the garden is my real love . We have planted the palms ourselves at 5 am , ten years ago,.it is cooler in the early hours and rewarding because plants grow so fast in antigua. My long suffering husband digs the holes and I love finding the exotic plants! Our housekeeper is a super lady who takes our guests comfort seriously and welcomes you on arrival. And the buses are great , so close to Darkwood beach , named top 10 in the world according to the Times. I look forward to welcoming you again, Clare

Sunshine and fun

Palm Tree House is a relaxing and delightful escape from the cold of the UK and the heat of Antigua, with its air conditioning, pool, showers and excellently large fridge and ice Bix for beers, g&t and wine......oh, and space for food too!

Great value for 6 friends to stay while enjoying the Jolly Harbour beach and Castaways bar, as well as the facilities at the marina.

I can heartily recommend a stay here.

Home from home

Have just spent the past two weeks at Palm Tree House and had a fantastic time largely down to the standard of the villa. Spacious, super clean, all mod cons and great local staff. We have stayed in Antigua many times but this is by far the best accomodation we have stayed in. Many thanks Clare, your high standards do you proud.

Lovely villa in a great location

We had 10days here over Christmas with 4 young children. The villa was clean, spacious and well equipped. It was a short walk to the supermarket which suited us. There are also a few good restaurants in walking distance, the children particularly enjoyed Acropolis for pizza. There is a beautiful beach about 10 mins walk away but we liked walking around the corner to catch the local bus. In my opinion, both Darkwood and Ffreyes beaches were nicer and easily reached by bus. Ffreyes had a much nicer restaurant but sometimes the bus drops you at the main road and it's a walk to get there.

All in all, we really enjoyed our time here. Clare gave us a lot of useful information before we left and some great tips. Anita, the property manager was also lovely. Highly recommended!

It's good to hear that the Acropolis do good pizza, we have never eaten there so will give it a go next time. The closer beach you mentioned is Castaways , I walk along there every morning and it is glorious. I notice they have given it a makeover and is under new management from 2017 , another place we will check out to update my missive. Our favourite is Ffryes beach with Dennis bar , well worth the trip either lunch or dinner , a stunning setting. You don't have to use the beach bars, you can take your own picnic using the large cool box from the house and enjoy the glorious Caribbean sea , don't forget the beach towels ....they are on your bed on arrival. I really hope we can welcome you and your lovely family again to Palm Tree House . Happy new year, Clare

The house and gardens are immaculate. You can see the time and effort that goes into maintaining the home. 10 minutes easy walking to anything you need (Groceries, restaurants, bars, car rental etc). We had a wonderful week at this home, our only regret was not staying longer! Everything from making the reservation to departing was done in a professional and thoughtful manner. The owners go above and beyond in terms of what they offer compared to other rentals. I could go on and on, but you really need to experience it for yourself! We can't wait to plan a return trip!!

We take great pride in our home and love to welcome others , we have planted every Palm tree and shrub and it is a labour of love. We installed the new kitchen this September 2016 , a vast improvement. As any homeowner knows there is always something to upgrade and we take pride in doing that to Palm Tree House. I do try to ensure all our guests have a wonderful experience, we have an excellent manager, Bart , and his team , and I am in constant contact with them throughout every stay. Beautiful home however management ruins it

I had hoped to have a better review because the home is very beautiful however lack of transparency and communication from management soured me from recommending Palm Tree House. Again, the home is beautiful but there were details that were bot shared that would have made a difference in my decision to stay there had they been shared. As a family with small kids, our tolerance level may be different than a couple with older kids or travelling alone. 1) it was never communicated that the power cuts off often. Within an hour of our arrival, the power cut off! However, on the descriptor of the place it does not say be prepared for power outages. Unfortunately we had just grocery shopped and now had a tub of ice cream melting from no freezer. The outage also prevented us fron using the pool. 2) no dishwasher. The descriptor clearly says dishwasher but upon arrival the we were instructed that the dishwasher can not be used. Via email we were told by Clare that the onsite manager would contact us regarding repair but no one ever contacted us 3) on site management non existent. We tried on many occasions to reach Bart or Anita due to questions. Including on the last day when no one showed up to check us out or take the key. In fact, Anita told the taxi driver the wrong day for departure and had I not thought to call him we would have missed our flight! I expressed this concern to Clare via email however I have yet to hear from her with any apology for the mixup. I guess since they received payment our well being is no longer a concern. 4) mosquitos are not a nuisance, they are a problem! We were basically living with mosquitos. The descriptor does not state that mosquitos are overwhelming yet they are. We kept all doors and windows closed and still there were always mosquitos in the house. My kids always had bites. One specific issue with mosquitos was in the pool. It was disgusting how many were just dead in the pool. We basically cleaned the pool 2 times before entering and still had to scoop them out as we were in the pool. Mosquitos, black ants with wings, and leaves. I think management should be clear that you will have to clean the pool many times a day to use it. 5) lastly the road to the home is murder on your rental car. Very bad road that could cost you dearly if you have a rental.

As I started, Clare's home is beautiful. However, I find it very hurtful that they were not transparent with us before we arrived! Antigua deserves better.

Owner's Response: What a disappointing review to read based on our email communication during your stay and of course I shall address your issues to clarify as to not dissuade other people from potentially booking our home. We are currently here on holiday and have had no issues with power. There are noted surges on the island affecting hotels and villas alike. There are however, plans to purchase a generator at great expense to ensure these small and rare power shortages are covered. We shall then be the only rental home which has a generator We have email communication regarding the dishwasher which unfortunately broke as most common kitchen appliances do from time to time.I myself offered for a replacement to be organised during your stay and yo assured me that this was not necessary as you could manage without it so am slightly confused by your need to mention this in your feedback. The taxi arrangement unfortunately became confused and for this I apologise but I do not feel it is an appropriate comment to suggest that there was no concern due to the fact we have been paid for the rental. It is of course a huge concern of ours to ensure guests have an enjoyable and memorable trip. For the right reasons. I'm not sure how to respond to the mention of mosquitos except that some people suffer more than others with regards to bites. They are present over the entire island and to prevent them from the house is physically impossible. Tropical islands in general have a large insect presence so appropriate measurements such as mosquito spray only helps to dissuade them from being an issue, just a repetition from the missive I sent you before you arrived. As the pool is open aired it is only natural there will be some debris but we have never found this to be an issue. The road has not been Tarmac-ed but I'm not sure how much you travelled around the island but the roads are in general disrepair and are constantly being maintained. The road is a government owned road and we have never found it to have impacted our holiday in any way whatsoever, it is part of the charm that living on the island provides. Once again and as per my previous emails, we are sorry you did not enjoy your holiday here in antigua even though you wrote in the book that you were 'glad to join the list of folks that have stayed here'. We have taken your comments on board and are very much looking forward to showing the next guests the reasons we fell in love with antigua and the house.

Car: recommended


Darkwood beach , rated one of the best in the world in the Times is a 5 minute car journey away with views of Monseurrat Island, where the Beatles had their recording studio .Jolly Harbour beach is a 5 - 10 minute walk with Castaways next to it, I walk there at 6 am every morning and Turner's beach , FFryes beach ,Gibsons beach and Jackie Os beach are around a 10 minute drive along the seafront. All beaches have restaurants for light snacks , full dinner menu and are just wonderful.


Nearest airport is St John's and is 20 - 25 minutes drive away. Taxi's are readily accessible and car hire is easily arranged.


20 Minutes to St John's the capital for shopping and sightseeing. Take the bus into town,it is EC 3 dollars, great fun. there is a duty free area in Redcliffe quay ,after shopping take is lunch at the BIg Banana,yummy !

English harbour, the home of the super yachts and where Lord Nelson hid the British fleet from the Spanish is 30 minutes away along the coastal road and through the rain forest. A good day out with loads of places to eat at and have a cool drink.

Further Details:

In jolly harbour there is a large air conditioned supermarket ,Epicurean, which stocks a full range of foods and accepts both American and eastern Caribbean dollars. There is a cash point inside the front door.

Overlooking the harbour are a range of restaurants,Mellinis is our favourite, coffee shops and bistros. Also an excellent chemist, pharmacy, and bank .The bank is open in the morning.

Travel through the rain forest and experience the high wire adventure that takes you above the trees.

In order to book please call or email. A deposit of £250 will secure the booking, full balance to be paid one month prior to arrival. We will block the villa for the requested dates for 5 working days to allow the deposit to be paid. Should this deadline be up without the deposit paid we will release the dates. We request a refundable damage deposit of £200 .00 which will be returned to the visitor as soon as the villa manager confirms the villa was left in good condition.

Changeover Day:
Changeover day is flexible.

Check out time is 11am and check in is from 3pm,we do try to be flexible ,discuss when booking. Especially with late flight departures , a late check out is essential. We try to provide this, at no extra charge to our guests . Please liase with us regarding flight times.

Notes on prices:
A non refundable deposit is required to secure the booking , with the balance of payment due one month prior to your visit.

A refund can be made if we are able to re - let your booking ,subject to an administrative charge of £50 .
We recommend that you take out holiday cancellation insurance.
