Close to town and beach, the flat is comfortable and well equipped throughout, furnished in a modern style, but featuring a few antiques. The separate dining and living rooms provide well lit, relaxing sitting areas, flexible accommodation for two couples, a family, or group of friends who sometimes appreciate not being on top of each other when on holiday. It is light and airy in Summer and cosy during the winter, with its open fire and instant booster heating. There is a dedicated parking space at the rear of property, an essential in Swanage. Studland Beach, Corfe Castle, Lulworth Castle, Brownsea Island and many attractions within easy driving distance. Magnificent cliff and Purbeck ridge walking with views of The Isle of Wight and boats on the bay. In addition to being the hub of much steam railway activity, Swanage hosts many themed festivals including jazz, blues, folk, Morris dancing and Purbeck Artweek. Look out for Carnival in August . Well behaved dogs permitted.

About the Owner

I grew up on the other side of Poole harbour, but have brought up our own family in the Cotswolds, about as far away from the sea as you can get. When our mother died, my husband had the bright idea that we should find a family base close to the sea in Dorset.

My brother lives in the US, so we wanted a property as a UK base for him that we could holiday let, partly to finance his family's trips to the UK so we can all keep in touch. Our children are in their late teens and early twenties, so it's great for them to have a base in Dorset so we can all share the 'Dorset delights' with friends from elsewhere as my brother and I used to when we were youngsters.

Sometimes we have an energetic time walking and swimming. At others we just laze around, pottering around shops and galleries.

Great location, spacious, comfortable flat. Grandchildren delighted to be next to the train station. Stayed in different areas of Swanage over numerous years, but this is one of the best.

We have had a lovely holiday in your very comfortable flat, which is in a great location. I think it is one of the best private self-catering properties we have used - large beds and comfortable arm chairs.

Very comfortable accommodation, good views,enjoyed swimming in the bay and walking on the cliff paths.

Great stay in a lovely flat.

Stayed in this flat for a week. It is great very light and airy. Well situated for the bus stops to Poole and durlston castle. 5 mins to the shops. Also find swanage to be very dog friendly a must as we don't like to leave ours in strange suroundings. Would recommend it anyone who can manage a single flight of stairs.

A homely flat with wonderful views of the railway

we had a fortnight of sunny weather! we love Swanage and this flat proved to be the most convenient for all the town's facilities that we have ever stayed in. The flat is homely with all the facilities required to make self catering easy - washing machine, microwave, lots of crockery and cutlery. The two showers were great for our family of four. The view from the living room is wonderful of the railway and many photos were taken! We would love to return to the flat for another holiday in Swanage.

Very comfortable and well-equipped flat.

This is a lovely, spacious flat close to the town, beach and shops and opposite the Steam Railway Station, which is an added attraction.The owners have obviously put a lot of thought into the needs and comfort of visitors as there are many useful items and much information available in the flat.

We stayed in Carnival week so there were many events and activities going on.

We thoroughly enjoyed our stay and look forward to staying again in the future.

Already planning our next visit!

We’ve recently returned from our third stay in this flat and were surprised to see the previous poor review. We certainly didn’t recognise the flat from their description. While the flat may not be newly decorated it is clean, comfortable and feels like a home from home. There is plenty of space and it has everything that you could need. It is in an ideal situation, close to the shops, beach, bus and railway station. We’re already planning when to go next.

Not good.

This flat is very run down, in need of maintenance and is very grubby.

On arrival we were upset at what we found but decided to just try and enjoy our holiday.

The flat is situated in a good position for the town and does have interesting views over the steam railway.

Owner's Response: Very disappointed to read this review, we pride ourselves on the appearance of the flat and have a visitors book full of glowing references to substantiate this. We know the tenants had a problem with the front door lock which was replaced immediately after their stay. We will certainly be reviewing the property on our next visit to see what needs to be done to improve the standard of maintenance and will be discussing the cleaning procedures with our local manager who lives in the flat below.

Railway Buff's Dream

With a Husband who is a steam railway buff this was a perfect spot. The station was opposite and we had the perfect view of the steam engines which ran up and down right in front of us. Walk to the end of the road and you were in the town centre. The neighbours, upstairs and downstairs, were very helpful and friendly.

With the railway to Corfe and the bus station just around the corner it was easy to go out without using the car.

A lovely, relaxing week and, hopefully, we will go back.

From the Owner

We chose Swanage as a place full of character, close to all our favourite haunts. We often park the car at the back and don't touch it until it's time to go home. The beach is a draw at all times of the year. We love walking along the dramatically rugged coast to the west of Peveril Point. On longer stays we drive to Kimmeridge, Lulworth and Lyme Regis. Our old haunts of Poole and Bournemouth are just over Sandbanks ferry. I was looking at properties for over a year before I saw the flat and immediately took to it for its: character, wonderful location, good natural light, and suitability for a wide range of holiday needs. We find it such a relaxing, convenient place to be, nicely tucked away, but with so much on the doorstep, including the steam trains adding a touch of nostalgia.

Activity and Interests


Swanage's own sandy beach is only 3 minutes walk away. Ideal for families with children. 10 mins drive away to the East are the dune fringed, sandy Studland National Trust Beach and Shell Bay, with several car parks and beach cafes. Across Sandbanks Ferry lie a series of sandy beaches, leading to Bournemouth.

To the west are cliff walks and numerous rugged coves such as Kimmeridge, well known for fossil hunting and surfing. Further West is Lulworth Cove, good for swimming and family fun.


A car is not essential. Swanage bus and train station are only 2 minutes walk away. The nearest Airport is Hurn, near Bournemouth. Poole, 12 miles away via Sandbanks Ferry, is a Britanny Ferries port with links to Channel Islands and Brittany.

Trains run to Bournemouth and Poole from London and the Midlands. Easy bus links from Bournemouth, Poole, Corfe Castle, Wareham and local villages to Swanage. Ferries run from Sandbanks to Brownsea Island, a National Trust property in Poole Harbour.

Swanage is on the edge of the Isle of Purbeck, accessible via the ferry at Sandbanks where the toll road leads across National Trust owned land, through Studland village, up the ridge, where the road forks left to Swanage, once a thriving Victorian holiday destination, now still a town of great character extremely popular with families.

The walking and cycling in this area is extremely varied. Terrain includes beaches, cliff paths, farmland, ridges above sea and farmland, nature reserves, inlets, forestry commission land and heathland. The area is dotted with villages with welcoming pubs with food. The coast is geologically rich. There are many circular routes from Swanage, or you can catch public transport and walk back.

The resort has a wide range of pubs, restaurants and cafes. Shops include: a delicatessen, bakers, specialist butchers and fishmongers, Interior design, beachwear, beach equipment, outdoor wear and equipment, a book shop, Art Galleries and Picture Framers, Photographers, Budgens and Coop supermarkets only 3-6 minutes walk away. Many of the pubs host live music.

Beach huts, wind breaks, deck chairs and loungers available for hire. Local tennis courts available for hire. Pitch and Put 5 mins walk away. Boat trips to Poole and Bournemouth. Fishing trips available. Sailing boats and pedalos for hire at Studland Beach. Horse riding stables at Studland. Temporary membership of Swanage Sailing Club available. Go to their website! Enquiries via email, please. If the property is available, I shall send you a booking form for you to return to me, with a cheque for the deposit/full amount. We'll send you confirmation via email, or by letter if you require.
A non-returnable 25% deposit is required, as a cheque paid out to Mr and Mrs R J Gore to secure the booking. The balance is due 6 weeks before the holiday starts. If the flat is booked within 6 weeks of the start of the holiday, we require the full amount.

Changeover Day:
Weekly bookings usually run from 4 pm Friday afternoon to 10pm the following Friday morning. Weekend bookings start 4 pm Friday afternoon or earlier by arrangement) and end Monday 10 am. Other arrangements are by negotiation with the owner. Just ask!

Notes on prices:
Weekends will be charged at two thirds of the full weekly rate for Friday, Saturday and Sunday. No reduction for just two nights.

Four nights midweek: Monday to Thursday, will be also be charged at two thirds of the weekly rate.

A five or six night stay will be charged at the full weekly rate.

Non-returnable deposit of 25% due on booking together with filled in Booking Form posted to my home address. Balance due 6 weeks before start of holiday. Then I send information about the flat and obtaining the keys.

From the Owner

We bought this flat as a three bedroom property and were aiming to sleep six. However, in consideration for our neighbours and everybody's comfort, we decided to transform the main front bedroom into a lounge with TV, as it's such a sunny room, with an interesting outlook over the railway. My god daughter's two small boys were well entertained by the trains. My husband and I find that the flat is spacious, but don't feel lost if we're just down there by ourselves. It's an ideal place to invite adult friends as they have privacy in the double en suite bedroom at the back, an ideal place for parents-in-law! When we come do with our two teenage sons, they can relax with their laptops and we still have a comfortable place to read or watch TV because there are two comfortable seating areas.

  • Notes on accommodation: No smokers. It's close enough to the beach to bring worn out children back from the sands for lunch, give everyone a rest, followed by more beach, or something completely different in the afternoon. It's near enough to the seafront to nip down for take-away fish and chips, or go out for an evening meal, or stroll by the beach and drop in to one of the many pubs in town, or meander along to the terrace at the Bull and Boat Bar and watch the sun go down. We have tried to make the accommodation suitable for all ages as Swanage is such a good centre for so many different activities. So, we have books and games for young and old alike. Comfort for all, plenty of hot water and ample space to do things together, or have some individual peace and quiet. Our neighbours above and below are permanent residents, so all we ask is that you respect that. Sometimes we just chill out at the flat, just enjoy the sun streaming through the bay window, listen to the seagulls and read the Sunday papers. Outside: Shared secluded sun trap of a front garden with seating and whirlygig drier for hanging up towels on the way back from the beach. The garden is a sitting in space, not a kicking a ball around garden as our neighbour loves her flower borders. The garden shed houses back up fuel for the open fire, garden chairs and can store some of your beach equipment. Utility Room: Airing cupboard, iron and ironing board available. Cleaning / Towels / Linen / Maid service: Towels, tea towels and bed linen included. The beds all have seasonal non-allergenic duvets and pillows. One bath towel and a hand towel is provided per person. The property is cleaned for every let and once a week for longer lets. Other: Light dining room with table in bay and glimpses to Ballard Down and the railway. Wood laminate floor. Highchair available on request. Comfortable sofa and chairs can be grouped around the original working Victorian open fireplace for a cosy evening.
