The 5 acre Boka Vista country estate largely consists of olive terraces nestled in the foothills of Mount Vrmac, separating Kotor and Tivat Bays. With stunning views of mountains, the Boka and glorious sunsets, the south facing position has sunshine all day.

This modern villa consists of 3 floors; a self contained 2 bedroom apartment on the ground floor, a sitting room and kitchen diner on the 1st floor and 3 bedrooms/3 bathrooms on the top floor.

The 1st floor has an exceptional terrace for alfresco dining with easy access to the large private swimming pool. The surrounding landscaped gardens have bougainvillea, orange, lemon and olive trees plus a host of Mediterranean plants. Adjacent terraces provide plenty of space for sport and relaxation. During the summer months wild tortoises abound. Beaches, modern supermarkets, cash machines and good restaurants are all within a 15 minutes drive.

This comfortable property is an excellent base for families seeking fun who wish to explore or just simply chill in a beautiful part of Montenegro.

Fabulous location overlooking the beautiful bay.

Fabulous location overlooking the beautiful bay. The villa is positioned set away up on the hill but not to far from everything. It has everything you need for an enjoyable stay. The hosts Rodger and Liz are lovely, nothing to much trouble. They are very helpful with recommendations too. Would really recommend this villa for a big family or hoe a couple of families holidaying together.

Modern and spacious villa in a spectacular setting

We had a very memorable stay at this lovely villa in the mountains overlooking Tivat. As a family with young children, the beautiful swimming pool and extensive grounds (complete with wild tortoises!) were particularly welcomed.

The villa is simply but comprehensively furnished with all modern amenities and the views from the terrace, particularly as the sun sets, are breathtaking.

The location, particularly if you're flying to Tivat, couldn't be better with the beautiful town of Kotor close by and other attractions such as Perast and the Lovcen National Park within easy reach.

We plan to return again soon!

Very spacious villa with breathtaking views. Would recommend a drive up the mountains for amazing views of the Bay of Kotor. Shops nearby and locals are friendly and helpful.

Excellent Villa with breathtaking views.

Good value, clean and spacious villa, great swimming pool, amazing views and easy to get to lots of local sights - would particularly recommend Kotor and the adventure park in Lovcen national park. Drive up the mountains for impressive views of the Bay of Kotor. Lovely, friendly locals.

Lovely villa with amazing views

The villa was good value, very clean and spacious. There is a great swimming pool, amazing views across the bay and it is easy to get to lots of local sights. The owners are very friendly and willing to help recommend local places. We would particularly recommend visting Kotor, and the adventure park in Lovcen national park if you have kids.

Perfect peaceful large villa with spectacular views, super facilities include a swimming pool.

Lovely peaceful secluded villa in the hills overlooking Kotor Bay with stunning views and spectacular sunsets. Perfect for a large family holiday, which included 2 grannies and a teenager! Thank you for creating a little haven away from it all for us to share and for all your recommendations and helpful tips as to what to do and where to go. There was something for everyone just a short drive away: the old historical walled town of Kotor with its marina, cruisers, narrow streets, churches, numerous restaurants, gift shops; picturesque sleepy Perast and boat trips to the Lady of the Rocks ( where we were lucky enough to see a dolphin); Porto Montenegro in Tivat, superclean luxurious yachts, designer shops, expensive restaurants ( Pizza place on the corner was heaving and so worth every cent!); so many small authentic beaches, ( stoney so shoes were a must) still largely untouched or spoilt, Almara beach club Lustica was loved by all, as was Tivat action beach with its challenging wake boarding facilities @ euro 15 for an hour; the exclusive Sveti Stefan island and beaches were worth the longer than usual drive. 10 days was just not long enough to explore and enjoy. The narrow access road to the villa took some getting used to and needed careful manoeuvring but once it is finished, this is a perfect holiday location.

The property is set in 5 acres of private olive groves with fabulous sea and mountain views. South facing, it enjoys sun all day throughout the year. The sunsets are glorious.

Tivat Airport: 10 mins drive (Taxi approx 10 Euros).

Podgorica Airport: 90 mins drive (Taxi approx 70 Euros).

Dubrovnik Airport - Croatia: 90 mins drive (Taxi approx 120 Euros).

Buses also connect to these airports, but are intermittent.

Kotor: 7km Tivat: 7km.

Further Details:

Kavac is exceptionally well positioned between the UNESCO protected ancient walled town of Kotor and Tivat with its glitzy super yacht marina Porto Montenegro. Access to the other picturesque bays of the Boka is easy as is Budva (Big Nightlife) and the sedate old capital of Cetinje.

Boats and kayaks can be hired to explore both the Boka and the Adriatic coast.

Mountain bike hire is also available in Kotor and Tivat for use on the growing number of trails.

Further afield, the mountains and rivers of northern Montenegro provide plenty of opportunities for hiking, climbing and white water rafting.

Within easy reach of Boka Vista there are plenty of good restaurants (local and international), supermarkets and banks - details available on arrival.

  • Notes on accommodation: The property is set in a 575 m2 plot with access to a further 750 m2 of grass terrace for recreation. The swimming pool with Roman steps for easy access, is 10x4.5m and at its deepest 1.75m (5ft 9ins). Direct access to the pool is gated and shade for the sun loungers is provided by a pergola. Beyond the pool garden, well preserved olive terraces provide ideal ground for family sports. The 2nd floor large terrace (35 m2) is partially covered and commands superb views of the Boka. The large terrace also has a BBQ, and table and chairs for 10. Both these terraces are gated for the safety of young children. The second floor master bedroom has an 8 m2 terrace.
