This period property set over two floors offers spacious and flexible accommodation and is a perfect base for a holiday as active or as relaxed as you prefer in this area of outstanding natural beauty on the Llyn Peninsula, North Wales. Ideal for large groups or celebrations with family or friends. Enjoy time relaxing with all your party together, or escape into the numerous areas within the house.

The house dates back to 1820 and was originally the home of the Estate Manager of the historic Broom Hall Estate.

This Fine Georgian Residence, sleeps 12 and has a hot tub, is entranced down a long gravel driveway with extensive parking for cars, boats and jet skiis, and is set within secluded mature gardens and historic woodlands. The woods are entranced by a metal arch-way. The grounds incorporate a Japanese garden with bench, various lawn areas, an all weather outdoor table tennis table and a wooden gazebo with seating area, a paddock, a box-hedged garden, an orchard, a range of outbuildings enclosing the cobbled courtyard/patio area and large hot tub along with various combinations of outdoor furniture and large barrel BBQ (coals not provided). Enjoy a glass of something special in the large new outdoor 8-seater hot tub which was installed in November 2017 whilst creating your own party fun with it’s own Bluetooth speakers, coloured lights and water features so you can enjoy the bubbles in the bubbles! The grounds are perfect for treasure hunts, BBQ’s or just chillin’ and from the grounds you can sneak glimpses of the Snowdonian national mountain range.

Lovingly furbished to a high standard throughout, the Georgian property is bursting with character and features attractive sash windows, original fireplaces in most rooms, wood and tile floors, characterful sloping floors and odd steps, glass fingerplates, servant’s bells and cobbled courtyard. No smoking.

Downstairs a warming entrance hall greets all and offers a fireplace, window seating area and comfy chairs to flop in on arrival and a library of magazines. Off the hall is the front staircase and entrance via two doors into the elegant drawing room with Freeview TV, DVD, Video and log burner (some fuel provided). Also entranced form the hall is the grand dining room with fire place, double doors to courtyard, large formal dining table and chairs and a large range of books, leading into the conservatory with a junior sized pool table, and double doors opening onto the enclosed cobbled courtyard/patio and hot tub area. The dining room is a great setting for an elegant night in. Some of our parties bring in outside caterers to make their stay even more special! A corridor from the entrance hall leads to the comfy snug with fireplace, sofas and Freeview TV (extensive library of DVD’s and some board games), downstairs cloakroom with wc, and along to the ample sized fully equipped kitchen/breakfast room with large Range Master electric double cooker, AGA, a fridge/freezer, Butlers sink and dishwasher, radio, table and chairs which cater for 12 guests comfortably. The kitchen leads on to the utility room with sink, washing machine, microwave, iron and ironing board and plenty of space for wellies, coats and outdoor clothing, a stable door out to the courtyard and an internal door to the back stairs.

The first floor accommodation comprises of a super king bedroom, with fireplace, en-suite comprising of a freestanding claw-foot bath, large walk in power shower, wc and sink, hairdryer; two other double bedrooms one with a sink and both with fireplaces; a family bathroom with freestanding claw- foot bath and sink, a separate wc; small bunk bedroom and a further large dormitory bedroom with fireplace, two double beds and en-suite electric shower room with wc and sink.

Located two miles away from Pwllheli centre and a two minutes drive to the World Class Sailing facilities at the Marina whilst only 7 miles from the popular resort of Abersoch. Situated on a regular bus route and only a short walk to the sandy Glanydon beach and Abererch Sands. The thriving market town of Pwllheli has a range of shops, supermarkets, swimming pool, leisure centre, 18 hole golf course and Marina. In addition, the delightful bays, beaches and villages on the Llyn Peninsula of Aberdaron, Nefyn, Morfa Nefyn, Port Dinllaen and Porth Neigwl (Whistling Sands) are all within easy reach. Criccieth, Porthmadog and Portmerion Italianate Village, Ffestiniog railway, Llechwedd Slate Caverns and Harlech Castle are all within easy driving distance.

Notes on accommodation: Glan Afon has been renovated sympathetically to a high standard whilst offering open fires, antique furniture & luxury furnishings, centrally heated throughout, it makes a perfect retreat all year round ! The house is incredibly spacious with plenty of room to spread out, ideal for large groups & several families. Feel at home pottering around the beautiful house & three acre landscaped gardens. The outdoor Hot Tub in the cobbled courtyard is available for use at an additional cost of £100per booking. Gardener visits weekly. Please be advised that the walk over the river to the beach can sometimes be in accessible in winter or adverse weather conditions and does involve walking through a field of livestock. Outside: Set in three acres of mature, private and beautifully landscaped gardens including long gravel drive with turning area, a formal lawn, cobbled courtyard & patio area (where there is use of a range of patio furniture & portable BBQ), the hot tub, Japanese garden with seating, boxed hedge garden, orchard, octagonal gazebo, arched walk way leading into the woodlands, and a paddock from where there is private access through a field, over the River Erch and railway line, to the beach at Abererch Sands (note inclemental weather access over the field to the beach is not permissable due to flooding). Two large outbuildings enclosing the cobbled courtyard make this a sun trap for ardent sunbathers. Outdoor table tennis table. Utility Room: Utility room with sink & washing machine, cloak room area, slate slab work area, access to secondary staircase. Stable door leading to enclosed cobbled courtyard & patio area. Bedlinen & tea towels charged at £80wk. Hot tub £100/wk . The house is also a family home and as such we respectfully ask that you leave the house in the same good condition as we hope you found it. Cleaned after holiday. Other: Large dining room with dining room table & chairs, opening into conservatory. Collection of children's games & toys. Wonderful stay

We were a party of 11 from age 11months to 70 years. This house really is something special. Secluded from the road in its own beautiful surroundings. The garden is huge and beautiful and the trip over to the beach takes less than 10 mins. The hot tub was a wonderful addition and was enjoyed by all of us. The house is so spacious and beautifully decorated so much so that I don't think the photos do it full justice. Also lovely helpful owner. Would love to return one day.

Fantastic characterful property

As a group of three families it was just perfect. It had a lovely homely feel and we had a brilliant time over the New Year weekend.

Lovely stay!

The house was beautiful and went on and on as did the grounds. Beautifully maintained and really lovely place for us to stay for a few nights. We were a group of 30+ yr olds in couples and loved the hot tub and fire. The owner was very friendly and nothing was too much. We really appreciated that we could leave on check out day later than the other cottages we have stayed at. It made all the difference. The highlights of the house were definitely the service bells and the tiny wild rabbits in the gardens. Thank you for a wonderful relaxing stay. Would definitely return.

Wonderful house for a family get together.

We were a family party of 13 people aged from 12 to nearly 60. The house was perfect for a get together and we have just returned from a 3 night's stay. The house is huge and interesting with extensive gardens. The kitchen was well equipped so we cooked all our meals in the house. The kitchen was big enough for us to congregate for coffee and chats and the hot tub was a bit of a treat. No wi fi available, which initially panicked some of the young people but they were happy to play board games, pool, talk and watch TV instead. There are beautiful views everywhere and the nearby beach was virtually deserted the days we were there. Bit of a scramble on the last part of the access to the beach due to the what seem to be newly built storm barriers. We have thoroughly enjoyed staying at Glan Afon and would not hesitate to recommend a stay there.

Lovely old house in beautiful setting

Our family stayed here for Easter week. We were a party of 8 adults, 3 children (aged 5, 7 and 10 ) and a baby. The large Georgian house was comfortable, with plenty of room for everyone. There were games, a pool table, DVDs and books. The setting of the house , just off the main road in lovely grounds was ideal. In summer it would be a really great place to enjoy. The hot tub was well worth the additional charge. We would recommend this property.

Enjoyed a great New Year Stay

4 night stay for party of 8 adults, 6 children (aged 7 to 12) plus a young toddler. Comfortable, spacious period property which more than met our needs. I could imagine the house working even better in the summer months where the outdoor space could be used more. Children had loads of space to play and a snug little TV room with 100's of DVDs was a neat idea. There's a large formal dining room, but the heart of the house for us was the kitchen / diner. Double oven and large fridge / freezer and utility room for all the food and drink you could need. Might be a squeeze to sit every one at the same time, but we fed the children first and then didn't really move from here. Weather was a bit rough but we managed to do some walking and there's a 10-pin bowling, go carting centre not far. Good communication from the owner throughout and no hesitation on recommending the property - would happily visit again.

As the team cook I would ask for a larger oven dish or heavy dutch oven / stock pot, but we managed fine.

Heating, hot water, dishwasher and bathrooms all good and clean etc

The Llyn Peninsula offers a variety of glorious coastline to explore, examples being the beaches at Abererch, Aberdaron, Abersoch, Nefyn, Whistling Sands, Llandbedrog to name but a few. The towns of Criccieth, Caernarthen and Porthmadog are within easy reach. The town of Pwllheli famous for its marina,harbour and prom is only 1.5 miles where you will find a regular weekly market.

Distances:

The leisure centre in the centre of Pwllheli has an indoor swimming pool and sports facility.Other leisure facilities at nearby Glasfryn and The Greenwood Centre offer a variety of activities such as go-carting, ten-pin bowling, quad-biking, archery, waheboarding along with licensed family restaurants etc., There is a cinema at Pwllheli . Harlech, Caernafon, Criccieth Castles and Snowdonia National Park are all on the doorstep and all well worth a visit.

There are plenty of super-markets within the local area, along with various small shops offering good quality local produce. A weekly outdoor market , renwned in North Wales, is held every Wednesday in the centre of Pwllheli. Sailing schools and surfing lessons are available in Abersoch, along with boat trips around the coast line . Historic Castles at Harlech, Criccieth and Caernarthen and Snowdonia National Park are all on the door step.

A non-refundable 25% deposit secures a booking reservation, with the balance 6 weeks prior to rental. Terms and conditions apply. We require a £150 security deposit cheque with the balance, against significant breakages/ damages or late departure, refundable/destroyed within 14 days of departure once the property has been inspected.
Bedding can be provided at an extra cost of £60 and the Hot tub is available at a cost of £100 per booking.
Please could guests inform us of their time of expected arrival.

Changeover Day:
Saturday change over day on Weekly bookings, 3pm arrival, 10am departure. However we will always try to accommodate where possible, please just liase.
Short breaks and weekends (Sept to June)arrival and departure times negotiable please enquire, usual minimum stay 2 nights.

Notes on prices:
Prices are for the property per week in pounds.
2-5 day short breaks are not available during the months July and August but are otherwise subject to availability, at a minimum rate of £220 per night depending upon season etc, please enquire.
