The oldest parts of Muddlebridge House are believed to have been one of several small local potteries, some of which existed well into the 20th century. A major extension was added to the original building in the late 18th century, at the same time as two stone stable blocks and a carriage/hay barn. The stables and barn were converted in the mid 1980's to form the seven cottages, each self-contained with its own unique character. The cottages are comfortably furnished, mainly in pine, with open-plan living-rooms providing sitting, dining and modern well fitted kitchen areas. The resident owners also offer Bed and Breakfast accommodation in two very spacious and comfortable rooms/suites in the main house between Easter and October.

This cottage occupies the top two floors of the converted carriage barn, is furnished throughout in pine, and has the following accommodation (bedrooms are all upstairs): master bedroom with kingsize bed, ensuite shower/wc, fitted wardrobe, chest of drawers, bedside cabinets. Two twin-bedded rooms. Main bathroom with bath (shower over bath), wc and wash-basin. Comfortable open-plan sitting/dining room with well-equipped kitchen (Zanussi electric cooker with ceramic hob and twin fan oven, fridge with freezer section, microwave, toaster, kettle and a full range of units and equipment). Easy chairs/sofas. Dining-table and six chairs. Colour TV(Freeview) and DVD player; radio/cassette/CD player; vacuum cleaner, steam/spray iron and ironing-board. Garden view.
About the Owner
Graham and I moved to North Devon in 1992, having fallen in love with the area. We had both been working in the south-east for a few years,dreaming about running a holiday cottage complex. When Muddlebridge came on the market we decided to 'take the plunge'. Our three children, now adults,really appreciate that they have been brought up in a special place, with its unique rugged landscape and proximity to some of the best surfing beaches. Many of our guests must agree because they return regularly and some have become firm friends.

We have all enjoyed a lovely week staying in Thatchers Cottage. The facilities
at Muddlebridge have been used by all of the family,both old and young! From the beautiful gardens and swimming-pool through to the play-area,pets corner and play-house. This is an excellent place to stay and all have agreed that we would love to return again to Muddlebridge in the future. Would definitely recommend to family and friends.

There are not only beautiful, sandy beaches but also spectacular cliffs with stunning views,pretty villages and delightful gardens. Although near open moorland, especially Exmoor, the nearby market town of Barnstaple is only 45 miles from the cathedral city of Exeter.”
Activity and Interests
North Devon offers some truly wonderful sandy and safe beaches for all ages, e.g. Instow,10 minutes away by car, a lovely estuary beach where children can play safely; Northam Burrows/Westward Ho! (15 mins), Saunton (20mins), Croyde (20 mins) and Putsborough (25 mins), all ideal for beach games, sunbathing, swimming, surfing and other water-sports, with lifeguard cover Easter to October; Woolacombe (30 mins), nominated one of the top six beaches in Britain.....a paradise for all!
Muddlebridge is one hour by car to Exeter Airport and two miles from the local railway station in Barnstaple. There is also an excellent bus service (every 10 mins daytime, 30 mins evening) between Bideford and Barnstaple (incl. Station and Hospital), which stops outside our gate. National Express coaches serve Barnstaple (and stop in Fremington, en route to Westward Ho!)
There are two local shops within a half mile of the complex and a large supermarket a mile away. There is also a wonderful greengrocers in the pretty coastal village of Instow (4 miles), selling freshly baked bread, meat and local produce. Barnstaple(3 miles) is full of Devonian charm with its Pannier Market and Butchers Row. The cathedral town of Exeter is 45 miles away and is easily reached by car or train. Other places of interest include Ilfracombe(14 miles), Clovelly (18) and Lynton(22).
Set back from the old Barnstaple to Bideford road (B3233), in between the villages of Bickington and Fremington, Muddlebridge is accessed by good,fast roads (A361/A39) in just 45 minutes from Junction 27 of the M5. Our excellent location provides easy access to superb sandy beaches, pretty villages, local walks, countryside and open moorland (Exmoor), and craft centres. There are some delightful gardens nearby, e.g. R.H.S. Rosemoor,famous for its wide range of beautiful roses; Marwood Hill Gardens with its national collections of Astilbe and Japanese Iris; Tapeley Park, home to a rich and fascinating variety of flowers,trees,shrubs,vegetables and wildlife. Arlington Court (National Trust) with its extensive grounds is only 7 miles north-east of Barnstaple and is full of treasures for all tastes, including a large collection of horse-drawn carriages. Lynton and Lynmouth are only twenty miles away. These two villages are linked by the unique Victorian water-powered cliff railway and offer a stunning combination of high, rugged cliffs and a quaint harbour and bay. As Muddlebridge is semi-rural, there are a couple of local shops and pubs within a 10 minute walk. However, there are also some excellent pubs/restaurants in Instow (10 mins by bus or car), with stunning estuary views.

Cottage bookings are usually from Saturday to Saturday, except at Christmas and New Year. Short breaks of 3, 4 or 5 nights (priced at 60%, 70% and 80% respectively of the applicable weekly rate) are available outside of school holidays. Bookings of a full week, made within 10 days of arrival, are discounted by 10%. To make a reservation, we ask guests to check availability by telephone/email. A deposit of 25% is required (max £100) with the balance payable four weeks prior to arrival.
Cottages and facilities are available from 3.00pm on day of arrival and should be vacated by 10.00am on day of departure. Saturday is the usual changeover day, but we can often be flexible out of main school holiday periods.
Notes on prices:
Prices include heating and electricity, bed linen (but not towels), wifi and use of the facilities. A cot with safety mattress can be provided without charge when it is required instead of one of the designated bed spaces; if it exceeds the number of bed spaces, there is a weekly charge of £30. The communal washing machines and dryer in the Laundry Room are coin operated. Pool and football tables are 20p per game. The sauna is operated by a £1 coin, providing a 30-40 minute session.

“Muddlebridge House is situated less than three miles from the historical town of Barnstaple,one of the most accessible towns in the west-country.Set in a semi-rural location,it is close to shops and restaurants,with the coastal village of Instow only four miles away. The property is accessed by good, fast roads and there is also a nearby bus-stop for those who want to use local transport. There is an indoor swimming-pool (28'x14') with a sauna cabin accommodating up to six people. The two acres of enclosed gardens is mainly grassed, offering a play-area with wooden play-house,wooden play-boat, trampolines,swings, climbing-frame and a selection of ride-on toys.The Tarka Trail, incorporating the South-West Coastal Path and the Westcountry Way cycle route passes nearby, at the restored quay.”

- Notes on accommodation: Cots, high-chairs, bed-guards and stair-gates are available by prior booking. All bed-linen, tea-towels and oven-gloves are provided, but not towels (though these can be hired for overseas guests). Smoking is not permitted in the cottages. One dog per cottage is accepted (£15 per week), subject to a few simple conditions (not allowed on furniture/beds, to be kept on a lead in the grounds and toileted outside the grounds). There is a communal Laundry Room. Additional freezer space is also available in a drawer freezer, located in the Laundry Room. Cool boxes are available to borrow. Free internet access is available. Outside: Muddlebridge has over two acres of safe, enclosed gardens, mainly grassed. Within the grounds are a mini football pitch, badminton area, maxi-sized chess/draughts, and a delightful pets' corner (with goats, rabbits and ducks). There is a summerhouse with verandah and easy chairs, and a selection of solid wood picnic tables (seating up to 10) in the grounds, plus several brick-built and portable barbecues. The communal indoor heated swimming-pool (28'x14') is located in a large and spacious brick-built building, which also houses the sauna cabin, accommodating up to six. The pool is available from Easter to the end of October, and over the Christmas/New Year period. The grounds also provide an extensive childrens outdoor play-area comprising: wooden play-house, wooden play-boat, swings, monkey-bars, climbing frame/slide, high jump, two trampolines and a selection of sit-on/ride-on toys. The two games' rooms offer: table tennis, pool and table football.
