A large property, which sleeps 12 people, laid out over 3 floors with the living area on the top floor and each of the other floors having 2 bedrooms and a bathroom. Kitchen and dining area with extending table and 10 chairs, 2 fridges, cooker and dishwasher. Lounge with 2 settees, 4 chairs and a wood burning stove, includes a TV only for use with DVD player, plus a CD player. Bedroom 4 with 2 double beds and 1 single bed, single wardrobe, dressing table and bedside tables. Bedroom 3 with 1 double bed, wardrobe, dressing table and bedside table. Bedroom 2 with 1 double bed, 1 single bed, wardrobe, dressing table and bedside tables. Bedroom 1 with 1 double bed, wardrobe and bedside tables. Bathrooms both with shower, WC and vanity unit. A little way down the street to the exterior is a patio area with barbecue, sink unit and table and 10 chairs for the exclusive use of Chauve-Souris. Heating is by electric heaters and bottled gas is used for cooking.
Les Bernots is a tiny hamlet in the Department d'Aude, Languedoc Roussillon, deep in rural south-western France. A short drive from Carcassonne and ideally located for year-round holidays, with winter ski resorts and a summer Mediterranean climate. Our four beautiful gites in Les Bernots have been extensively refurbished to bring them up to modern standards whilst retaining the original features wherever possible, some of which are reputed to date back to Roman times.
25% deposit will be requested on all reservations and 100% payable one
month prior to arrival. A fully refundable security deposit is requested prior to arrival to cover any damages or breakages to the property. Security deposits for each house differ and will be given after enquiry.
Unless otherwise agreed, please arrange to vacate the property by 11.00 am on the date of departure, to allow cleaning before the next arrival. Arrivals will be from 2.30pm, however earlier times may be available if the property has been vacant.

We have recently returned from a stay in La Maison de Chauve-Souris.
We were a group of 7 adults and the property comfortably accommodated us.
The bedrooms were spacious and all had good quality and relative new beds. The toilet/shower facilities were more than adequate for our group; these was an endless supply of hot water.
The open plan top floor was lovely if a little hot at times. I would imagine the woodburner would be very effective on a cool Spring/Autumn evening but clearly not needed in July and August!
Kelly; who looks after the property was very attentive and helpful.
The hamlet is lovely and has it seems quite an 'alternative' local population who all seemed incredibly friendly. The market at nearby Esperaza was also a very interesting experience with lots of local produce available.
Perhaps the patio could do with a refurbish with replacement chairs/tables but it met our needs.
The property represented very good value for money. I would not hesitate to re-book should we go back to the area.
