Villa in Gundogan, Bodrum, Turkey - Peaceful location, 200 yards from beach and 20 minutes walk to Gundogan

Set in the picturesque valley of Kucukbuk, the Olive Villa is the perfect place to relax and unwind. Just 150m walk to the beach the master bedroom and all of the upstairs balconies boast beautiful seaviews and the whole villa is equipped with all the mod cons you would expect to make your holiday complete; including air conditioning throughout, dishwasher and tv/dvd set up. Turkey is renowned for its food, and there are several restaurants within a few minutes walk where you can enjoy authentic Turkish cuisine. The town of Gundogan is a gentle 20 minutes walk away with a fabulous local market, beach front and an abundance of seafood restaurants and an active fishing port. The historic sights of Myndos Gate, Bodrum castle and Gumusluk as well as the bustling nightlife of Bodrum are all in easy reach by car or dolmus (local minibus).

About the Owner

This villa is owned by our family. We bought it in 2005 as a base to go windsurfing and to chill out. Our main business has developed into a substantial plant nursery so we don't currently have the time to use it as much as we would like - that's why it's available for rent.

The villa is roomy, comfortable, well equipped and spotlessly clean. There is a lovely shared pool which we usually had to ourselves but on occasion we got to meet some of our neighbors from the other 11 villas there.

There are wonderful views over Kucukbuk from the roof terrace which is also equipped with a BBQ, sink, work surface, table etc. It was too hot for me during the day in July, but wonderful in the evening. The shady terrace to the side of the detached villa provided a cooler spot for eating and drinking during the day.

The full time resident caretaker kept the gardens and lawns around the villas and the pool area neat and tidy at all times and was available to help with any problems.

Kucukbuk with its corner shop and a few bars and restaurants is only a couple of minutes walk away. We spent several days lounging about on the shaded jetty, ambling back to land for a lovely lunch at the restaurant. The menu was all great value and had plenty of novel dishes for me to try as well as less exciting fare for our picky 16 year old daughter. The beaches at Kucukbuk and Gundogan are mostly sand but there are much better places for sand castles in Cornwall.

Gundogan with its supermarkets and plethora of cafes, restaurants and shops was a 15 minute walk down the hill, but we usually caught the bus back up in the afternoon.

We did not need a hire car because the buses were so frequent and reasonable.

Bodrum with its crusader castle and Hellenic amphitheatre is the nearest major town and is half an hour on the bus. We visited twice and came home laden with beautiful Turkish stuff.

We also had a brilliant day trip from Gundogan on a small boat hopping round the coast with frequent swimming stops. The local bays were littered with the super-yachts of the super-rich; but we all had the same sea to play in.

We have booked the same villa again this summer and our two grown up children and their partners will come too this time.

We bought the property as a retreat and as a base for windsurfing as our children have both been instructors on the Bodrum Peninsula - both at Bitez and here in Gundogan. We love this area as its vey quiet and relaxation and although the villas in our complex are largely owned by British people, most of the visitors to the resort are Turkish. The area is very welcoming and we enjoy the food here having become very familiar with the local markets. There is plenty to see in Bodrum and there are many interesting archeological sites between Milas and Ephesus which is about 3 hours drive away on good roads.

200 yards from Kucukbuk beach. 20 minutes walk to Gundogan beach.


Villa is a 45 minute transfer from Bodrum airport. Travel around the peninsula is cheap and practical using the Dolmus shuttle minibus system. A car is advisable if you need to carry large items and/or if you wish to visit archeological sites. They can be hired locally for around £20/25 a day. Petrol in Turkey a little more expensive than the UK.


Bodrum is about 15 km - half an hour in the Dolmus. Other places on the Peninsula are within a 45 minute journey.

The main archeological sites on the peninsula are Myndos (gumusluk) and the Castle at Bodrum. There are several interesting sites on the way to Ephesus which is about 3 hours by car.

It is possible to take a ferry to Kos or to the Datca pensinsula.

Further Details:

There is scope for hiring windsurf equipment in season at Gundogan (sail loft), Yalikaval, Bitez and Fener beach.

Plenty of places offer boat trips.

Changeover Day:

From the Owner

The villa is 200 yards from Kucukbuk (turkish for little bay) beach and about a 20 minutes walk down to the front in Gundogan. There are a few cafes and restaurants locally and lots in Gundogan. The villa has a living room / terrace but the villas in the complex are unique in having a roof terrace complete with sink and bar suitable for preparing food. This has spectacular views of the sea and mountains - one year we had our Christmas Dinner on the roof. Because our Children worked in Turkey we have a set of lounging cushions on the roof. The complex has a large, shared pool which is always kept in good condition. The villa now has a reliable wifi broadband connection.

  • Outside: There is a small terrace garden immediately in front of the villa. The grounds of the complex are landscaped and managed. There is a large shared pool available from April to October. The villa is in a gated complex which is built on a former olive grove. The lower half of the grove has not been build on and there are spectacular views of sea, mountains including windmills and the citrus groves at the bottom of the valley Cleaning / Towels / Linen / Maid service: Linen is included. The property will be cleaned before and after your visit. Other: Our roof terrace covers the whole area of the villa. It has an integral bar with sink plus 4 bars stools and low table. A barbecue is also available on the roof. We have a collection of lounging cushions which can be put out to allow best use of the space
