La Madonna del Bagno is a rustic, comfortable, well-loved home. It has original 500 year-old beamed ceilings and open fireplaces, terra cotta floors and soft hues, known for Tuscany, as well as a traditional wood oven. The house is attached to a rarely used church featuring an ancient fresco of a breast-feeding Madonna, symbolic of the location’s Etruscan and Roman roots and the 2000 year-old fame of the hill’s waters. Legend has it that the Greek hero Ulysses is buried in a nearby field.
Nestled in gardens and lawns, the house looks onto the Val di Chiana on one side, with Mount Amiata in the distance, and has wonderful views of the Val d’ Esse from the poolside.
The property is perfect for a family or group of friends to enjoy the true Tuscan experience. Only 10 minutes away from this peaceful haven lies Cortona, the famous medieval town, with centuries of stories being told by its walls and piazzas. Cortona enjoys a wide selection of restaurants, music festivals, art exhibitions, shops from luxury boutiques to local produce and a vibrant summer time street nightlife. Besides Cortona, there are an array of other Tuscan and Umbrian towns of interest all within easy reach: Siena, Perugia, Montepulciano, Assisi, Arezzo, Pienza, Montalcino – to name a few. None of these places demand more than an hour’s car ride, and many much less. Even Florence is just over an hour on the train.
Besides the historical, cultural and culinary delights, for the energetic, there are plenty of sporting opportunities – from wonderful hikes straight out the back door and up into the hills or down into the valleys below, golf on a brand new course, horse riding and water sports on nearby Lake Trasimeno.
Although the last house on the hill, it is still only 2 km away from the valley floor and the village of Pergo with shops selling all that is needed on a day to day basis (and more), a pizzeria and a bar/ café selling international newspapers, where you can enjoy your morning cappuchino. It’s 15 minutes from the main railway connecting Florence and Rome. It is at the centre of central Italy and yet is also perfectly apart.
The 3-floor building is divided into 2 apartments (and is rented as either the upper floors sleeping 6 for a family or smaller group, or the whole house sleeping 10, perfect for a holiday with an additional family/friends). The two upper floors consist of a large and comfortable sitting room, with its open fireplace, scores of books, TV/DVD player and numerous films, WIFI, an open plan kitchen/ dinning room, three bedrooms (1 king with ensuite bathroom, 1 double and 1 twin), along with an additional bathroom. The house opens out onto a large shaded terrace with garden chairs and a dinning table for 6, and an extensive lawn with the swimming pool equipped with lounging chairs and can be lit at night. A long wooden picnic table is carefully situated under a pine tree ensuring shade during the day, and for warm evenings, subtly lit-up for al-fresco dining. A barbeque is available.
The lower level consists of a large open plan kitchen/ dining room, with a beautiful long wooden table that comfortably sits 10. Adjacent is a spacious sitting room, with an open fireplace, cozy sofas, TV/DVD, WIFI. There are two bedrooms - both doubles - one with a king size Balinese four-poster bed, while the other has a door leading out into the gardens. A bathroom is situated between the two. All rooms look out on to the valley below, with Mount Amiata in the distance. It has a fenced-in garden with a flag-stone terrace, with a tiled table and chairs for al fresco’ dining, shaded by a vine pergola, and hosts a rare and unique wood oven.
Notes on accommodation: The whole house is ideal for a group of up to 10 people as it is functionally divided into 2 self contained units, each with its own sitting-room, an open fireplace, scores of books, TV/ DVD player, WIFI system; its own open plan kitchen/dining room and its own garden. For smaller groups, the upper unit, sleeping 6 (2 doubles, 1 twin, 2 bathrooms), with private use of the pool is available from late March through mid-October.
Over the years the house has been equipped as per guest’s requests: BBQ, dishwashers, microwave, toaster, ice cream maker, kitchen appliances, ceiling/floor fans in bedrooms, television sets with dvd players.
The house comes with linen, bath and swimming towels. A weekly clean is included for those staying more than one week, while additional cleaning and cooking can be arranged (at extra cost). A baby cot, child’s bed and high chair are available.
The pool (8x4 m / roughly 26x13 ft) has a variety of lounging chairs, and is purposely placed to enjoy maximum sunshine. It has a specially designed etched out corner (2x2 m /roughly 6x6 ft), with wide steps for readers and paddlers, and can be lit at night. Pets are welcomed and dogs can be kept close and happy in the fenced and shady lower garden. Charcoal/ firewood for cooking/ heating is available, pool toys, dvds and books and any reasonable request may be placed in advance.
Both the pool and gardens are discreetly looked after, ensuring peace at all times.

Accessibility - Both upper and lower units are accessible to guests needing wheelchairs, but they were not designed as such. The upper unit is more readily accessed with all facilities (bedroom, bathroom, kitchen/dining and sitting room) on the same level, and one step up onto the veranda and another to enter the house. The lower unit can be accessed, but would require passing via the garden to join the sleeping/bathroom side, with the sitting/dining/cooking side, as a small steep staircase joins the 2.
About the Owner
Having moved around all our lives, this is 'home'. Acquired in the mid 1970s, as a derelict farmhouse, we've poured energies into its restoration, with a particularly keen eye to maintaining its architectural traditions and to working the land - tending the olive groves and oak woods, and creating relaxing spaces.
The olives, wood piles, lawns, fruit trees all call for attention, as do the surrounding hills in which we hike and bike, or Cortona or many of the surrounding towns where a morning cappuchino or an evening sun downer gives just the right accent to the day. Leah and Chiara were born in Kenya, go to school in Rome and relish in their weekends and holidays at "Il Bagno". We love it and haven't yet met anyone who doesn't also fall in love with its simplicity and beauty.

Activity and Interests
The famous Tuscan Argentario coastline, with the Parco dell’Uccellina, is a two-hour drive, through beautiful countryside. Closer to home - roughly 20 mins drive - is Lake Trasimeno, with its beaches and islands in the middle of the lake. Lake Trasimeno offers ferry rides to the islands, where there are restaurants, strolling on the beach or water sports such as sailing and paddle boats. There are play grounds for children and various restaurants and bars in the area.
Airports include Perugia 50 minutes door-to-door. Pisa 120 minutes. Florence 90 minutes. Rome (Fiumicino and Ciampino) 150 minutes. Ancona 120 minutes. Train stations include Terontola 10 minutes, connecting Rome and Florence; and Camucia 8 minutes.
Car hire is essential for day-to-day excursions, and we suggest you book one together with your flight for those coming from abroad.
Closest shops/bar/pizzeria are within walking distance (2 kms from valley floor, steep for heavy shopping bags).

Two kms from the house is the village of Pergo where you can find a well-equipped supermarket with fresh produce; a lively bar/ cafe with people of many nationalities pass through and selling national and international newspapers; pizzeria; dentist and a few assorted shops.
Camucia offers most services such as the larger food chain stores (COOP, Eurostar, Penny Market), post office, banks and ATMs, hospital, hardware, clothes, launderettes, dry cleaning, etc. and has a large weekly market on Thursday mornings, where you find everything from farmer's wears, chickens, cut flowers, fruit and vegetables, salamis, cheeses, shoes, clothes, (quality) second-hand clothes, Provencal table cloths, and various crafts.
Cortona has a selection of fancy boutiques, the largest Etruscan museum in the area, art galleries, bars, ice cream shops, restaurants, exquisite walks and views of the Val di Chiana and a market on Saturday mornings, which is smaller than the Camucia market, but has much of the same. In August, Cortona hosts the Tuscan Sun Festival with art, music, operas and exhibitions.
"Le Celle" - a beautifully preserved monastery, that was frequently visited by Saint Francis, is beyond Cortona town on the way up to the Castello and the church of Santa Maria Maggiore. Further along, on the way to Citta di Castello, is the "Castel Giraldo" restaurant, with magnificent views of the valleys below. It is also possible to walk down to the house from here, if you can organise the logistics.
Arezzo has numerous churches and places of interest, including the largest outdoor antique market in Europe, on the first Sunday of the month (except August).
Deruta, just beyond Assisi, offers extraordinary and beautiful hand-painted pottery. Perugia hosts a 10 day Umbrian Jazz Festival in July.

Notes on prices:
Prices refer to the upper floors, sleeping 6 in 3 bedrooms.
For an additional Euro 400/ week, the whole house (sleeping an extra 4 people, in 2 bedrooms) can be rented during the summer months.
The house is only ever rented to one group ensuring privacy and exclusive use of the pool.
Changeover day is Friday or Saturday during the high season, with departures by 10am and arrivals between 4-8pm. When possible, we are flexible so do ask if you would prefer to arrive on another day. During off-season, there is much more flexibility.
(The downstairs unit, sleeping 4, is available for the remainder of the year. It has 3 heating options (open fire, wood stove and gas). Contact owner for enquiries.)
30% deposit paid to confirm booking, with balance paid 60 days before arrival.
Cancellation charges are 90% refunded with 90 days notice or more, 50% refunded between 90 and 60 days notice prior to date of arrival, and no refund 60 days or less notice prior to date of arrival.
Refundable damage deposit of Euros 500 paid on arrival.
