Grand 200 year old Millhouse with double fronted large bay windows. This large stone built house has far reaching views over countryside and river, has large grounds extending to woods and waterfall and its own gravel beach onto gin clear river. Pandy Millhouse has barbecue area. Seating and loungers dotted around the garden with ample parking for 8 cars. stunning area and great views from all windows much improved patio areas with gas barbecue on one and a coal one on other patio recently re-decorated - beds are comfortable as are all seating areas internally, the river is close by and on low water `salon or sea trout are often seen at the back of this pool due to clarity.

What makes this house unique

Total peace and quiet with all the benefits this brings, waking up to the sound of the river and the birds is sensual, and at night as there is no night pollution you have fantastic views of the night skies. The house is large and comfortable and sitting by the log burner in the evening with a good Gin and Tonic or a nice wine takes a lot of beating or a sundowner on the patio with a good barbecue going. Notes on accommodation: This property has ample parking for 6 cars. WiFi internet connection, hydro power central heating throughout, 24 hours in cost of house fee plus wood burning stove. Extensive grounds with seating dotted around gardens with outside lights. Has large gas barbecue, plus seating for 12 plus. Loungers. It has been beautifully prepared and the comfort of it's guests has been given top priority. Outside: The grounds are quite extensive with seating dotted around the grounds. Has gas barbecue plus seating for 12 in this barbecue area. other Seating by river, plus picnic table and other seating beside an ancient potato clamp illuminated at night by solar lights. Utility Room: Large double door fridge/freezer, washing machine, dryer and plenty of hooks etc for hanging coats boots shoes. Cleaning / Towels / Linen / Maid service: All bedlinen towels provided. Other: 2nd Lounge with 2 cream leather sofas seats 4-5 satellite TV and integral DVD, Books etc.

Just perfect!

We have stayed at other houses over the years however Pandy Mill House is by far the best. Located in a beautiful setting with a waterfall just a stroll from the house, the property was everything we had hoped for. The house was well equipped and exceptionally clean and the rooms were spacious and comfortable. I booked the house for myself and my family for the week as part of my husband's birthday celebrations and various friends and family visited us throughout the week - none of them wanted to leave! Anita & Bob were extremely helpful throughout, from my initial enquiry to meeting us on the day we arrived. We hope to return for another holiday in the very near future.

Absolutely stunning!

A beautiful property, surroundings and wider area. The photos do not do it justice. The house is equipped with everything you could possibly need.We have stayed for a few days, as part of a larger group who are here for a week. The owners could not have been more helpful. We will definitely book again. Thank you.

Super house in amazing location

Our family of 6 stayed for 3 nights in Pandy Mill House. The interior is fantastic with every mod con you need ( including a super size tv for any wet evenings!) and scrupulously clean. Very comfortable beds and extremely spacious rooms. But the gardens were even better, with plenty of seating and loungers, and access to the river pool. The little touches also made the stay special, for example watching the woodpeckers on the fully stocked bird feeders. I would fully recommend this property, and the owners were very helpful with advice during the booking.

Owner's Response: Thanks Amanda, The house is an on going project especially the garden areas will see some make over for next year on the lower patio, I am continually planting rare plants and seating areas where you can chill out and enjoy different areas. I've a long way to go. With the addition of the static caravan the property technically can support 19 people now in total. Fabulous, spacious family house in country

As a family of 8 (two adults and six kids of various ages) we needed a spacious property for our holiday in North Wales, within close proximity of lots of walks and the mountains. This property suited us perfectly!! It is very spacious so that we could relax easily without all being squashed in. There are two large sitting rooms, fitted with TV (satellite in 3 rooms) and an extremely large kitchen / dining room with a table for 12 people or so. As a large family, we spent a lot of our time in this room comfortably, playing games, cooking, eating etc. which made out holiday complete. The bedrooms are all large and roomy, so there was no need for making up sofa beds. The house was immaculate and fitted with all mod cons and beautiful things to make it feel homely. We could not have wanted anything more. The garden is large and interesting with the Conwy falls literally at the bottom of the garden, which was a definite feature. We all had a wonderful time at Pandy Mill House, and will hopefully one day return.

Peace perfect peace!

Ten of us, three generations of the family, ranging from 6 - 60+, have just enjoyed a wonderful week at Pandy Mill House.

A charming house with plenty of space - we didn't even use the second lounge.

It has everything that we look for:

A large dining table.

Sizeable rooms.

Plenty of space for coats and boots.

Good cooking facilities.

Very comfortable beds.......

The location is unbeatable, minutes away from the Conwy Falls, wonderful walks from the front door and so many interesting sites.

Iconic N Wales towns within a short drive when you need a rest,


We would all love to return.

Betws-y-coed is 3 miles down river and has restaurants,pubs,hotels, shops, museums and other natural attractions such as swallow falls. Penmachno 1 mile up the valley and has a village Inn. The major peaks of Snowdonia can be seen just beyond Betws-y-Coed and Snowdon itself is a 15 minute drive from house. Conway, a coastal town, dominated by it's medieval castle and town walls encompassing a fishing harbour (18 Miles) LLandudno Victorian pier, beach, shops, ski slope! and copper mine.

Booking Notes:

We are happy to quote for weekends or shorter periods but we have a minimum of £500.00. If you want for example half terms and bank holiday periods have a premium cost as does Xmas and new year. i.e. Xmas andnew year £1200. Bank holidays are 20% MORE EXPENSIVE FOR THAT SPECIFIC WEEK PLEASE ASK FOR A SPECIFIC COST . Please note the payment structure is not flexible I.e a price for March is lower than May so we will quote as POA. Sorry for the confusing system not our fault

Changeover Day:
Change over day is Saturday. Arrival time is 3pm. Departure time has to be 10am we may allow long weekends, with a reduction phone to discuss.

Notes on prices:
We can let for shorter periods of 3 days but at agreed cost depends on how many persons per rate per day minimum charge is £400 for a weekend of 3 days. not on bank holiday periods

we require 50% at time of booking and the balance due a month prior to arrival
