About the property

3 Bedroom House in Grimaud, Nr. St Tropez with a Large Covered Veranda for Alfresco Dining Overlooks The 10 X 4 Metre Pool and Barbecue Area.

This is an ideal family property accommodating up to 4 adults and 4 small children of various ages in a very peaceful location, yet within a short drive of a wide choice of restaurants, shops and the Cogolin and St Tropez beaches. Built on a slight hillside on the entry level floor is the large living room with open fireplace leading to a sun room and a small dining area. There is a large family room with a wall mounted plasma TV showing UK BBC and ITV Channels by Satellite together with French and German TV and a DVD player. There are Gustavian style Swedish tables and chairs and a double sofa-bed. The Provence style kitchen is fully equipped and has a washing machine and dryer. On this level is also an en-suite bedroom. Stairs lead down to the lower bedroom level where there is a children's bedroom with a single bed and an unusual alcove double bed. Doors lead to an outside terrace. Here also is the main bathroom with bath and shower leading into a large double bedroom with an antique Swedish bed. The outside covered terrace has a large marble-top table and eight chairs overlooking the pool.

There is a garden studio 75 meters from the main house suitable for guests. It has a double sofa bed, shower, fully equipped kitchenette and outside patio. In the Summer months it is only rented together with the main house. However during the Low-Season it can be rented separately by contacting the owner.

About Ursula Kurlandsky

I am Swedish, but have spent most of my life living overseas in warmer climes. I have now retired to one of my favourite parts of the world and live in the South of France for most of the year - but in the Summer months I return to Sweden so rent out my family home for visitors to enjoy at that time.

Why Ursula Kurlandsky chose St Tropez region

After spending a number of holidays around St Tropez I decided to buy a small typical Vineyard Owners cottage and extend and restore the property as a holiday home. We loved the peaceful position of the house tucked away behind a Hameau with a forest behind and vineyards at the side, yet within only a few minutes of the lively and glamorous St Tropez beaches.

Now that the property has been upgraded into a comfortable family home, rather than just a holiday house, I spend more and more time there. However with many direct and inexpensive flights from our regional airports it is quick and easy to travel to many other European cities.

What makes this villa unique

The property is ideal for a totally relaxing family holiday around the swimming pool - or alternatively exploring the charming villages of Grimaud and Gassin nearby or sunning and lunching in the beach restaurants on the St Tropez beaches. ( L'Orangerie is one of our favourites as it is so children friendly )

We welcome well behaved dogs and the property is fully fenced with a security gate and has many walks for their enjoyment.

Whatever you wish from a family holiday it is all within easy reaching distance and with choices for all ages.

Notes on accommodation: On arrival you will be met by our local representative and shown around the property. They will provide a contact telephone number for any questions during your stay. Your pet is welcome but there is a weekly charge of 50 euros for any extra cleaning required. A small garden studio accommodating two people is also available on the property for an extra charge if you have staff or extra visitors during your stay. Please contact the owner for details. Outside: The house is built on 2000 sq. metres of forest land. It sits behind electric gates and has a small lawn and cultivated garden area in front with gravel space for car parking. The private swimming pool of 10 x 4 metres is at the side of the house taking advantage of the sun and has 4 chaise longues with cushions and an umbrella. There is a security alarm which must remain in the pool at all times that the security cover is drawn back. The large stone barbecue area, has its own patio with marble topped tables and chairs for dining. The property is fully fenced for Pets. Utility Room: Double utility Sink, drinks fridge/freezer, vacuum cleaner. Cleaning / Towels / Linen / Maid service: Towels and bedlinen are included. Property is cleaned and linen changed once weekly and at end of stay. A compulsory charge of 180 euros is applicable for weekly stays. (2 weeks 240 euros) Pool towels are supplied. Other: Moroccan couch and table leads to small sun room suitable for reading or playing card games with pine Bench and antique box table.

A stunning villa in beautiful surroundings. Excellent contact with owner and caretaker

I booked this villa on the recommendations of a friend who had stayed the previous year, it was just as promised. On arrival we were greeted by Andrea who couldn't have been more helpful, she went to great lengths to help us and explain various supermarkets etc, we had a lot of contact with Ursula before our arrival who also provided us with useful information for our stay. Automatic gates mean you are safe and sound in your own grounds, the front door leads to a beautiful sitting room with fireplace and gorgeous leather chairs and sofa, a dining area and a sitting area with a small conservatory room overlooking the trees. A further massive sitting room has more dining space, very handy sofa bed, a lovely woodburner, massive wall mounted TV with Sky and again views of the surrounding forest. The kitchen is well equipped and provides everything you could possibly want for a self catering holiday, there is a fridge/freezer in the kitchen then a further fridge/freezer, perfect for drinks and ice in the utility area. The master bedroom is off the main sitting area and has an ensuite shower room down a small flight of stairs, lovely quilts, good quality mattress and gorgeous dark wood furniture. The rest of the bedrooms are down a small flight of stairs, there is a double mattress tucked under the stairway and a small child's bed, beautiful french doors lead to a small private terrace with table and chairs, there's a bathroom with bath and hand held shower, separate loo and then a stunning bedroom with a very large bed and gorgeous hand painted furniture (my favourite room). The outside space is perfect for just chilling out and relaxing by the pool, a covered area has a gorgeous dining area with chairs and marble table, a built in BBQ which was used every day, ample beach towels and four lovely sun loungers. We went to a huge supermarket and filled up with food and wine, on this stay I had adult children popping in and out and this was the perfect venue to do that, we also hired the annexe which enabled us to have two more guests. It's about a 1.30 drive from Nice Airport, the coastal run is the prettiest, St Maxime is close by and we booked lunch at Club 55 during our stay, the roads can be busy which may take a little longer but plan your journey and there won't be problems, Pampelone beach took about 30 mins, we also followed Ursula's recommendation of a child and dog friendly beach with a fab restaurant nearby. A perfect villa for everyone!

Wonderful stay!

The house was lovely and very well equipped even there was bread, cheese and ham made available for us our arrival.

It's in a great location and only 10 mins drive from either Cogolin or Grimaud. St Tropez is about 30 mins depending on the traffic as is the beach at Pamalonne which is well worth a visit. Also there was a great walk for the dogs just behind the house in the forest...the dogs loved it!!

It's a beautiful area and were very sad to leave and will definitely be back.

Ursula was very helpful in the lead up to our holiday and was always on hand for advice. We were very pleased with the vet she advised just outside Port Grimaud.

It's definitely up there in our top 3 holidays!

WE DIDNT WANT TO LEAVE.......

We stayed stayed at the Mas de la Florêt the first 2 weeks of June. Dealing with Owners Direct and with the owners of the house worked perfectly for us. Ursula bent over backwards to answer questions. Ursula’s care and attention in the lead up, during and after our stay has been exemplary.

The accommodation far exceeded our expectations, the outdoor ares are secure, spacious and private. A super pool, big enough to swim, an outside chest revealed pool towels (good quality) and games for the pool. Excellent provision of outdoor garden furniture and eating places, great BBQ. We spent most of our time outdoors, eating under a terrace clad with jasmine which was beautiful.

Indoors was extremely comfortable well appointed and spacious, the sitting room has two very comfortable sofas, along with other chairs and fabulous range of coffee table books. The family/ TV room has a large TV with satellite/English channels and DVD player, comfortable seating ,massive windows which open out keeping the room lovely and cool, you can eat in this room too. Fully equipped kitchen with everything you need and as you would have at home including a good selection of cookbooks. The fridge was stocked with emergency supplies upon our arrival, also tea, coffee, innumerable dried herbs and spices, meaning that it wasn't necessary to restock from scratch. Bedrooms comfortable and cool and the two teenagers enjoyed their own privacy (as did we) of their separate bed/bath accommodation downstairs, with their own terrace. Tastefully decorated throughout with personal prints, ornaments, carvings, including a huge range of reading and travel books and DVDs for children and adults.

We took out dog Bertie and brought along everything we thought we might need, however everything was there even down to a goody bag of treats. We let him wander around the garden, which was totally secure, which made us relax.

Although the town of Grimaud is lovely we tended to gravitate towards Cogolin which has restaurants and shops in the centre and in the outskirts a huge Le Clerc which was fantastic.

We came away feeling totally rested, we felt that we had been made welcome, experienced excellent service and well connected to the immediate area throughout our stay. Quite frankly, we didn't want to leave.

Fabulous house, area, food, wine and weather……. We look forward to returning.

Amazing. Villa overlooking a vineyard...

Spent a week here and it was wonderful. So quiet and tranquil. Yet only 10 minutes drive from St Tropez town and the beaches.

The villa has so much character. The best al fresco dining experience, overlooking the vineyard and hills of Provence. We couldn't have wanted more!

A Home from home!

Right from the start the villas owner Ursula could not be helpful enough from taking the time to speak to us about the activities we could do around the villa to sorting out the dog food for our boxer Theo, before we even arrived we felt extremely welcomed.

The location of the villa is stunning, surrounded by vineyards, hills, pine and olive trees. We spent some mornings watching the sunrise from the hills lying in our bed.

The house is a typical traditional French villa with tasteful furniture with everything that we could possibly need, even including clean beach towels and sun cream. The pool was well maintained and a good size and the grounds were secluded and well kept, perfectly safe for our boxer to roam.

Andrea the house keeper was helpful and welcomed us with a bottle of wine and the essentials, she also helped us book our dogs vet appointment at the end of the holiday.

All in all we had a fantastic holiday and would love to return in the future. :)

Perfect for a Music Video!

We booked this villa as accommodation for cast and crew for a music video in St Tropez last summer largely because of it being in a remote location and that it had lots of space for everyone.

When we arrived we were completely blown away by how stunning the property looked and that it was in such a tranquil spot, with a vineyard as a backdrop.

The decor inside was just as a summer villa should be and although we hadn't planned on filming there,the al fresco dining area, mexican barbeque and swimming pool were perfect for what we set out to achieve so the villa became central to the filming.

Thank you Ursula for accommodating us and our noisy and boisterous crew!

Would highly recommend for either a relaxing stay with family or a party week with friends.

Coast/Beach:

The beaches of Port Grimaud and Port Cogolin are within a 15 minute drive. The main beach of St Tropez with its fashionable beachfront Restaurants at Ramatuelle is within 25 minutes depending upon traffic.

Travel:

The two main Airports of Nice and Marseilles are a 90 minute drive from the house. An helicopter transfer is availiable from Nice landing within 10 minutes of the property. The smaller airport of Toulon/Hyeres is 45 minutes with budget airline flights during the Summer. St Tropez Airport at La Mole is 15 minutes away for Private aircraft.

Distances:

Grimaud is 5 minutes by car and offers a ruined castle, museum and restaurants. The local town of Cogolin is 10 minutes away and has a market on Wednesday and Saturdays, shops, restaurants and a LeClerc Supermarket.

St Tropez is 30 minutes by car and has glamorous boutiques, restaurants on the Port facing the super-yachts and markets on Tuesdays and Saturdays. In the high season however the traffic is heavy around St Tropez and the town can be reached easily by boat from Port Grimaud.

Further Details:

Activities nearby include Riding at a large stable near Grimaud - or at the Polo Club outside St Tropez, where International Polo matches are played during the season. For children, there is Crazy golf and a Water Park at nearby St Maxime.

Booking Notes:
Bookings should be made directly and are only confirmed upon receipt of a non-refundable deposit of 25% of the total value of the stay. Balance of payment is payable 12 weeks before arrival date together with the Security deposit. In the event of cancellation, payments are only returned if the cancelled week/s are filled less any additional expenses so holiday insurance is recommended.
The Security Deposit of £ 350 is payable to cover any losses or damages, refundable within 14 days of departure

Changeover Day:
Accommodation is available on a weekly basis, Saturday to Saturday, (excepting the low season when other periods of stay may be accepted if available.) The house is available from 4pm on the day of arrival and must be vacated by 10am on departure day.

Notes on prices:
There is a charge of 180 euros payable locally to our agent which covers linen, towels ( including pool and beach towels ) on a weeks stay and the full final cleaning of the house upon departure. ( 2 weeks with light cleaning after 7 days for 240 euros )
Dogs are welcome but there is a cleaning charge of 50 euros a week. A fully equipped garden studio is available for up to two guests at an extra charge of 50 euros a night ( minimum 3 nights or 300 euros weekly.) Please contact the owner for further details.
