Civitella Maritima, Tuscany, Italy - Beach, Ski Slopes & all Tuscan Cities easy reach

Mulino di Sopra is a 1,000 year old mill which has recently been renovated to the highest standards using traditional techniques, local materials and all of the latest luxuries. The property has terracotta ceilings and floors throughout and features mill stones and three open/closed fireplaces to warm the cold winter months. The house is perfectly located for culture lovers; Siena is 30 minutes, San Gimignano, Monterigionni and Arezzo are 45 minutes, Florence is 1 hour and Pisa and Rome are 90 minutes. Closer to home (within 5 kilometers) there are some of the finest vineyards in Europe and some spectacular walks and horse-riding stables. For the less active the beach is 45 minutes away and on the property itself is a private 10x5 metre above-ground swimming pool perfect for families with young children. There are numerous excellent restaurants within quick and easy driving distance and the local village has all basic requirements (including bank and fuel).

Tuscany doesn't need very much selling really......the views, food, wine and culture is simply second-to-none. However the beaches and ski slopes are definitely a bonus too!

What makes this villa unique

The property is remote and completely private which makes it extremely relaxing. The private swimming pool is great for kids and the ideal way to cool off on a hot summers day. An evening stroll around the gardens ending with a BBQ and a great bottle wine on the terrace is simply the best way to end any day.

Special interest holidays:

There are numerous special interest activities to participate in from cooking to painting, horse-riding to hiking and cultural tours to vineyards. The coastal National Park of Alberese is 45 minutes and bikes can be hired by the day to explore this wonderful area.

Coast/Beach:

The nearest (sand) beach is Marina di Grosseto which is a 45 minute drive. A little further along the coast is the exclusive Punta Ala and Elba is relatively close for culture seekers.

Travel:

Florence Airport is 60 minutes. Pisa and Rome Fuimincino are 90 minutes. Rome Ciampino is 120 minutes. Car hire is essential and fully comprehensive insurance is recommended.

Distances:

Civitella Marittima is 2km. Paganico is 7km. Grosseto and Siena are 25/30km respectively. San Gimignano, Monteriggioni and Arezzo are 45 minutes. Florence is 60 minutes.

Further Details:

The local village has a fantastic restaurant (Savoy trained owner/chef) which is open every day except Tuesdays. There is also range of small shops, a bank and patrol station. All of the other surrounding villages, towns and cities are inundated with outstanding food and wine restaurants and bars. The house has a range a guide books which give visitors the names and locations of all nearby sights and places of interest.

Outside: The property is located in a secluded and rural area 2km from the local village. The 3 acre landscaped gardens are securely fenced with: a 10x5 metre above-ground private swimming pool (retractable steps for young families, pool not heated). A pool lounge area. 3 separate lawn areas. A 6x6 metre wooden studio unit (no entry inside). There are two large, raised terraces attached to the house and overlooking the pool area with two dining areas, seating for 7 and a barbecue. The views are good and access from the kitchen is quick and easy. Utility Room: The utility room houses a treadmill (running machine) a TV/Video and a library of over 400 movies. There is also a spare washing machine. Cleaning / Towels / Linen / Maid service: We provide all bedding and towels plus a weekly cleaning service. Other: All rooms have a built-in stereo system. The kitchen is very well stocked with every machine/utensil.

Great for young family

What you see is what you get, no hidden nasties! Amazing Sienna only 40 mins away, even more amazing Florence 90 mins and Lucca and Pisa are under 2 hours drive - all worth the trip. Returning from a day's sightseing to this delightfully tranquil spot with all the creature comforts you'd expect was perfect. House is tastefully decorated with all mod cons and good quality everything. Pool is above ground but our kids (and us!) loved it and it was well maintained. The garden is wonderful too - masses of room for the kids to charge around in the cooler evening, tiring themselves out to allow mum and dad to enjoy some p&q after they've crashed.

Excellent Holiday Home

Fantastic house! I stayed there with my two friends for the half-term holiday and we had the best time! The house is gorgeous, with the surrounding fields, forests which are great for walk and the river behind the house. The house is well looked after and very comfortable to stay in for the week. Nearest town, 5 mins away and very cute. Locals very friends and helpful. We found some amazing restaurants close by we could go to for dinner. We loved staying there and would love to stay there again. Perfect for just getting away from everything and relaxing. Facilities were great and the kitchen was perfect to use. We cooked alot of our own meals and were able to do this with great ease. Rooms were comfortable to sleep in and not too cold at night. Would thoroughly recommend this place to stay in. One of the best escapes I've ever been on.

Totally chilled!

Really enjoyed our stay. The house was so comfortable and well equipped. The views were breathtaking. We enjoyed beautiful walks in the countryside, but we were only half an hour from siena and even less for grosseto. good central position. Absolutely loved it!

Peace and quiet

We had a fantastic week at this property. It is quite literally off a beaten track with not another house in sight and could not be more peaceful. Great garden and terrace overlooking the pool and the house itself has a large modern kitchen/dining room and comfortable living room with the bedrooms at the back just a few meters from a lovely river than runs just behind the house. The beautiful village of Civitella Marittima is about a mile away (but up a very steep hill) and has a weekly market, small supermarkets, bars and a very good restaurant. Some great beaches are around half an hours drive away and historical Sienna about 45 mins. All in all there is loads to do and see so combined with the comfort and peace that the villa offers this is a fantastic place to stay.
