For your reassurance Villa Alfarroba has an "Alojamento Local" (letting licence) and is registered with the Portuguese authorities to ensure specific safety standards and regulations are met. When considering other rental properties, please make sure that they are legal to be rented out. It is a legal requirement that the number (####/AL) be displayed in the property description. Villa Alfarroba, so named because of the lovely, very old Alfarroba (carob) tree in the front garden, is in the little hamlet of Sta Rita, just 3km from the beautiful beach at Manta Rota. It is brand new and was let for the first time in 2011.

Before moving to Portugal, we built a bungalow in Kent that was televised and featured on Grand Designs in 2008 (See Hi-tech Bungalow, Maidstone). We have endeavoured to incorporate many similar technologies in Villa Alfarroba. All door thresholds are flush to floor to make access to outside terraces easy for pushchairs and wheelchairs alike as well as wheeling in suitcases!

Whether you are a group of friends, a family (or two) or just a couple looking for a bit of luxury - It is a luxurious villa with everything you could want to make your holiday a perfect experience! It is large enough for everyone to have their own space! It is also well equipped for babies with a good quality cot, high chair, baby walker and plastic utencils.

We had a wonderful family holiday at Villa Alfarroba and cant wait to return.

You really have to visit this villa to appreciate it. The location is quiet, but not far from supermarkets and restaurants.

The villa has everything you could possibly want and more. It has been finished to an exceptionally high standard. Jo & Paul provided some little extras such as a welcome pack of groceries ( for a small extra charge) and the villa was cleaned halfway during our stay, which is something that we have never been offered before in a villa stay.

Villa Alfarroba is an absolutely stunning villa in the most beautiful part of the Algarve. Jo and Paul clearly thought of everything in the design, build & finish. We particularly liked the pool, outdoor area (including the beer/wine tap!) & the generous bathrooms.

This is the 3rd time we have stayed here and we will keep on coming back. We fell in love with villa alfaroba the first time we came with my family, nothing is too much trouble for Jo and Paul they are first class hosts. This really is a beautiful place for adults and children of any age.

Brilliant family holiday

We stayed in the villa for a week and had a really great time. The pool was amazing, especially as we chose to heat it, meaning it could be used right into the evening. Lots of space inside and outside the villa.

Kitchen well equipped and lovely dining/lounge area. Jo cooked us a delicious meal for arriving, even catering for my son, who has a dairy allergy.

Jo was very easy to get in touch with before and during our stay, which was great.

Rooms were a great size. This is a five star villa. The only thing we felt needed looked at was the air conditioning as it wasn't as cool in one of the rooms, meaning some guests found it hard to sleep but think the units that are in place are only temporary. They are very noisy but think this is true of most air conditioning units. Despite this everyone in our party, ranging from 1 to 68, all had a fantastic holiday.

We chose to have the beer at the villa, which was just great to have on tap in the long, hot days.

Car is essential for getting about but local taxis good and not too expensive if you are a big party and plan ahead for using them a lot for going out.

Would definitely recommend this villa and hope to visit again next year, it is just beautiful.

Thanks again, we had a brilliant time on our first visit to Portugal and can't wait to return.

We hear you about the air con units and new fitted wall mounted units have been ordered and are being fitted in January for next year's visitors. This July was the hottest since 1989 in Portugal so I am sure you may have struggled to sleep! We now have our underfloor cooling which helps but in the hottest months, unfortunately the air con is still necessary at night time. I was delighted to hear the boys had a good time and we look forward to welcoming you back whenever you are ready!!! J & P

The Allsopp's and Warburton's party of 10

This was our first visit to Portugal and we spent some time choosing the right villa, during the booking process Jo was extremely helpful, we received excellent directions to Villa Alfarroba from Faro. We chose to have a meal ready for us on arrival,

Jo and Paul met us on arrival and showed us their villa, it is stunning, even more impressive than the photos' on the web site, extremely modern with all the facilities you can wish for, extremely clean and clearly well cared for, a stunning pool, and to top it all a very unique cinema room! Jo had cooked a lasagne for the adults and a spaghetti bolognaise for the children for our arrival, it was excellent and we would highly recommend Jo's catering.

The villa is in a quiet village location, St Rita, ideally located for beaches and restaurants, the recommendations in the villa book for both are well worth following. Our group of 6 adults and four children ranging 3 - 12 really enjoyed Manta Rota and Fabrica beaches the latter is reached via a small motor boat and adds to the fun!!

Afternoons spent by the pool followed by a barbecue were also much enjoyed by all.

Mar's Bar in Manta Rota great for lunch, and our favourite restaurants were Pezinhos in Praia Verda (stunning location) and Cas Velha in Cacela.

We also booked two excursions through Jo, Jeep Safari and River Cruise and Flamingo Safari both of which were excellent days out enjoyed by all.

Nothing is too much trouble for Jo and Paul they are excellent hosts and have a wonderful villa that our family had a memorable holiday at and to which we will return, the best recommendation you can get.

Amazing -absolutley fabulous

First impression amazing, cool contemporary, stylish what a great choice. Inside did not disappoint everything we expected, wanted and much more. As a group of six 'mature' ladies an ideal layout all bedrooms with en-suite facilities, great wet rooms with no problems accessing showers etc. The striking colours of Green and black were dominant in the kitchen, lounge and outside area, bringing everything together and creating such a stylish place to enjoy a relaxing holiday.

As golfers we were well placed for accessing some great golf. After a game of golf to come back to the villa and (after some training from Paul) pull a glass of ice cold lager available on draught was the icing on the cake.

Jo and Paul who lived locally were great never in the way but happy to help if needed, recommending great places to eat and visit.

I could go on and on but the easiest way to sum it all up is to say try it for yourself, you won't be disappointed we will certainly go back and have already booked!

A truly impressive luxury villa!

The moment you arrive on the drive of the villa, the wow factor of the property hits you. The attention to detail that has gone into the design of the villa is truly astounding. Suitable for anybody, from a young couple, a family with children to celebrities, this place has it all. I literally could not think of a single thing that the villa was missing. Myself and my partner travelled with our two children, both under the age of 18 months and didn't need to worry about bringing anything for either child, the villa had everything that we would need for them from a bottle sterilizer, highchair, cots to a walker! A truly superb and thoughtful offering for any young family. The swimming pool and barbecue had a lot of use and the opportunity to use a large cinema room with an endless list of dvds to choose from or the table tennis table in the basement provides another element of fun to your holiday. The wifi in the villa allowed me to watch the odd football match and kept the kids entertained when necessary. It was also great for helping to explore the local area when reviewing potential restaurants to eat in. The local shops are not too far away and have everything you can wish for. The same can be said for restaurants, pubs and takeaways. If you are a keen golfer, the incredible Monte Rei course is just around the corner and is worth seeing even if you don't play the course. I truly cannot recommend this villa enough and will definitely return in the future. The owners Jo & Paul are very pleasant and always willing to offer advice or help with anything that you may need. You'd be mad to choose another villa in the Algarve over this one!

Astonishing Villa in the Algarve

Staying at Jo and Paul's supurb villa is always a pleasure. We have stayed there 3 times now and it just keeps getting better and better.

Little additions appear each time we arrive, finding them is like a little game!

The Villa is always so clean and fresh looking, quite amazing. I find myself cleaning the Kitchen sub-consciously!!

The Cinema room in the basement, a nice cool get-away when it's just too hot. So many DVD's to choose from too!

So many lovely touches it's hard to list them all.

Our flight time was a little late, so we asked Jo if she would mind cooking for us, as we would be tired. Jo laid on this mini banquet it was so good we're still talking about it now, what an amazing cook!!

Our stay being in December, we didn't expect much in terms of weather, but it was lovely, "T"shirts and shorts as normal. Coming back to the villa throwing our clothes off and jumping into the heated pool was just lovely, watching the beautiful sunset whilst sipping Gin and Tonic was breath taking!!

Our favourite places to eat are Mar's Bar in Manta Rota, Avi and Johnny made us feel so welcome, we felt like family. Ribs are my favourite with their secret salad dressing, yummy.

Evenings, we liked Aproa just down the road from Mar's Bar, just lovely. Then there's O'Ligeiro, just a liitle way up the N125 opp the tyre shop, the best Piri Piri Chicken in the world!

Thank you so much for a brilliant holiday, we can't wait to come again.

Special interest holidays:

Apart from the great weather, beaches, fresh air and wonderful food, there are many other things to do during your holiday in the Algarve.

Whether you want to enjoy the culture, the many sporting activities or visit the local towns, go to theme parks, water parks, a trip up the Guadiana river, pop across to Spain, do some bird watching – there is something for everyone. Comprehensive information can be found in the pack at Villa Alfarroba. Twitching: The Eastern Algarve has much to offer anyone with a keen or even passing interest in bird life.

In Manta Rota there is a typically Portuguese restaurant - A Prôa - which holds Fado evenings between October and May. There are two free tennis courts in Manta Rota. Vila Real de Santo Antonio has one of the most highly regarded Sports Complexes in Europe (accredited by the IAAF). There are several organised walks for strollers and striders alike or you can just head off towards the village and you will soon be in the tranquil countrysi

Coast/Beach:

If you are a beach fanatic then Villa Alfarroba is the place for you - you are ten minutes away from a prestigious Blue Flag beach. It stretches from Vila Real in the East to Faro. It does get busy in July and August but, as there is so much of it, if you are prepared to walk more than ten paces from the end of the walkway, there is plenty of space.There are many restaurants and eating places to enjoy along the stretch of coast.

Travel:

The main airport is Faro and there are many options of airline that fly into Faro. The most popular budget airlines are Easyjet, Ryanair, Jet2.com, BMIbaby and Monarch – all of whom have regular discounted fares. A car is recommended to be able to experience the beautiful area of the eastern algarve but the local taxi service is very cheap and very reliable. The journey from london to faro is usually between 2 hours and 15 minutes and 2 hours 40 minutes depending on the tail wind.

Distances:

Faro is about 40 minutes from Villa Alfarroba. It is an easy journey and the majority is on a motorway where, apart from the peak season, you can drive from one exit to the next and not see any other cars! 10 mins drive to the wonderful, expansive blue flag beach, 10 mins from Manta Rota with supermarkets, restaurants, fresh veg and fish market and more!

Further Details:

Sorry but strictly no smoking inside the villa - we ask that you only smoke outside please, but we have a lovely balconies and terraces! If you are on holiday with a young family, there will be days when you need to do something different than go down the beach. The Algarve has plenty of things on offer to keep the whole family amused and comprehensive details are in our guide book at the villa.

Booking Notes:
A non-refundable deposit of 30% of the total rental price confirms the reservation and automatically acknowledges and accepts the booking conditions.
The remaining 70% is payable 8 weeks from arrival. For bookings made less than 8 weeks in advance, the total amount is payable on booking. £100 + for Christmas and/or New Year. Bookings crossing between months, a pro rata rate will be applied.

Changeover Day:
We would prefer Saturday/Sunday changeovers in peak season but we will try and be as flexible as possible. We ask that you depart promptly by 10am and entry can be gained from 4pm.

Notes on prices:
For bookings less than 8 weeks in advance, the total amount is payable on booking. A £200 refundable security/breakage/cleaning deposit is required with the final payment and will be returned within 10 days of your departure- subject to no damages or breakages. Breakages or damage will be charged at replacement or repair cost. If the BBQ is not cleaned a charge of £30 will apply. Any balance will be returned.

Notes:

  • Notes on accommodation: We have an additional 4 fold down beds that are suitable for children or delicate adults - not rugby players! These would be at an additional cost of £10 per bed per night. 10 mins inland and you are up in the hills and heading up to the hidden treasures of local restaurants and local trades that are so quaint and interesting. We are 15 mins drive to the Spanish border if you fancy a change of atmosphere or food! The villa is in Sta Rita which is a small hamlet. It has one shop (I say shop in the loosest sense of the word!) that sells everything. The road to the village is on an incline and therefore has great views. Outside: There is a gorgeous solar heated swimming pool with plenty of terrace and eight luxury sun beds and an external toilet and shower. There is a covered dining area with an additional sink and a large purpose built BBQ. Additionally there are several small tables and chairs surrounding the villa to sit and have a drink and enjoy the views. The garden is well planted but as the garden was recently landscaped, the plants are not yet mature. Utility Room: The utility area is in the basement and has a large capacity Hotpoint washer. Cleaning / Towels / Linen / Maid service: All beds and bed linen are good quality as we believe rest is a vital part of enjoying your holiday. All towels and bedlinen are provided as well as beach towels. Other: There is a cinema & games room in the basement with a table tennis table, casino table, vibration plate exercise machine, board games, DVDs, books and a CD player. It is a bit of a den and is great when it is hot or the kids want to hang out on their own.
