Notes on accommodation: The apartment stands out because of its stunning views of the beach, sea and dunes. It is situated directly on the quiet section of the beach promenade which stretches from the centre of the resort to the Riu Palace. The building has direct access from the pool and sunbathing area to the beach promenade. This makes it perfect for a lazy evening stroll and perfect for access to the main beach. There are steps along the promenade at various points, some gently sloping. The steps immediately outside the complex gate, lead down to the supermarket, bars, cafes and restaurants on the beach. So within minutes of leaving your apartment, you can be on the beach or having a meal on the beach or sipping a cool beer at a bar on the beach. After a hot day on the beach, take a dip in the pool beneath your balcony, which is heated by solar panels to ensure a comfortable temperature all year round. Outside: Beautiful tropical planted Canarian rock gardens around the pool area and throughout the complex. Utility Room: Drying rack, sun lounger and cushions, balcony table and chairs. There is no utility room, but a drying area at the back of the complex is available for your use. Cleaning / Towels / Linen / Maid service: Cleaning is provided before and after the stay. For a stay of 14 nights or more, one change of linen and towels provided in the middle of the stay free of charge. Maid service can be arranged with the property manager in advance at very reasonable rates. Other: Balcony with stunning views across the sea, beach and dunes.

Apartment with the X Factor

My husband and I have just returned from 2 weeks holiday at this delightful apartment. Steve the rep met us and showed us the apartment. What a surprise when he showed us the view from the balcony - it took our breath away (everyday!). An amazing sea view, the sand dunes quite incredible. We found the apartment spotlessly clean, so nice to have fluffy, soft towels, good pressure in the shower, and the large screen T.V. and DVD was an added bonus. This apartment is extremely central to everything. As you walked out of the gated apartment directly on to the beautiful long prom,the steps in front led you down to the amazing beach and many restaurants and bars lined along the beach. We would highly recommend Papi's Grill which is situated half way down the steps, we enjoyed several meals including filleted hake, steak etc. Luca and Joseph the waiters were friendly and kind. Also would recommend Aquarios along the front (it has the tank holding the lobsters), and there is entertainment every night, Flavio and Vany Spanish singers (excellent) and tribute acts Abba, Michael Jackson etc. (left the leaflet in the apartment). We had the spiny lobster for our last night, it was delicious! A short walk from the apartment at the back was a bus stop where you can catch buses very cheaply. We bus hopped to Faro Maspalomas, Puerto De Mogan, Puerto Rico, and San Augustin it was a great way to see so much of the island and a great adventure. We also went to the Yumbo Centre which is full of shops and restaurants. Overall we so enjoyed sitting on the balcony and looking out at the amazing views, people watching, many jogging, running, so interesting! The apartment has everything you need, Steve had kindly put milk, and water in the fridge and it was handy that Juan the gardener and pool cleaner supplied 4 litre canisters of water for just 1 euro and would leave it outside the apartment. The bed was very clean and comfortable and lovely and quiet. We would like to thank Lynda for all her useful help and advise on line, (especially letting me know that we would require a fleece or a jacket to wear in the evening, it can get nippy at night). Also thank you to Steve for all his hard work in ensuring the apartment was spotless for our arrival, and his friendliness. Finally we would like to thank Ian for sharing his lovely apartment with us. We had such a wonderful time, have so many happy memories of this holiday and hope to return one day soon!

had a month in December the location was perfect with fantastic views

from the balcony overlooking the dunes the apartment was clean well

equipped with a washing machine which came in handy with staying a

month the only thing I did miss was not having a oven only a hob but

we managed the restaurants & bars are only 5 minutes in front of the

apartment the Roma restaurant is very good for food/entertainment

supermarkets are just 5 minutes away and its 15 minutes to the Yumbo Centre everything was so convenient Lynda & Steve was very

friendly & helpful and we had a wonderful holiday and next time we are in the Gran Canaria we wouldn't hesitate to stay at the beachfront

apartments.

Disappointed

My husband and I were really looking forward to staying in this apartment as it sounds excellent in the description and photos on the website.

However, we were rather less than impressed for the following reasons.

The property claims to have a bath, which it doesn't, only a very small shower. Indeed, the entire bathroom is very small and there was an unpleasant odour emanating from the drains throughout the whole week we stayed there. There was no window in the bathroom either so fresh air was out of the question.

In the photos the pool area looks quite large but, unfortunately, there was no room left to sunbathe after other residents (about 6-8 people)

took up what space there was every single day. It seemed as though their properties were on the ground floor and the patio doors opened up directly on to the pool area, which afforded little privacy for anyone wishing to avail themselves of the facilities, it was as if it was their own patio area.

The balcony was too small to utilise for sunbathing but as it received no sunshine throughout the day this would have proved futile anyway. We found the interior of the apartment somewhat gloomy and much smaller than it appears in the photos. Room dimensions would have been useful. We found the furniture rather dated and uncomfortable so we consequently spent as little time as possible there. I wouldn't recommend this property for self catering as the kitchen area was so tiny. I also found that I had to wash the crockery before it was fit to use as there were remains of food stuck to some pieces.

As for the Latex mattress - not particularly comfortable - but then again we have a memory foam mattress at home. There was only a tiny window in the bedroom so it was very dingy.

The only plus point about this apartment are the views from the balcony but that wouldn't be sufficient to entice us to stay there again, sorry.

Owner's Response: You are likely to have more space for sunbathing than at other properties as there are only about 20 apartments, often empty. I don't understand the point you make about privacy. Your balcony is private, but obviously when you sunbathe around the pool, you are sharing a space with others, as in all shared complexes. The balcony is large enough to use for sunbathing. Its size is clear from the photos. Note the review from another website: "Good size balcony off the living room, both having great view of the dunes." (Jane, April 2017). It is large enough for a sun bed, a dining table and chairs to be used at the same time. Your next complaint is about the sun. The apartment is south facing, so generally has some sunshine on the balcony, but how much depends on the time of the year - of course in the summer the sun is higher in the sky. The photos show the layout and size of the apartment. Since you stayed, the apartment has been completely upgraded, with a large L shaped corner sofa bed and armchair replacing the previous sofa bed and armchair, a large curved smart screen TV with the ability to watch Netflix, Amazon TV etc. The kitchen has consistently been highly rated by other guests as has the standard of cleaning. I refer you to the other reviews on the website where 90% of bookings have been made, where 66 of 69 reviewers state that they recommend the property and would stay again. The property is advertised as having a bathroom, not a bath. The shower area is larger than average. No one else has complained about any odours in the bathroom and I have never detected any. We gave a lot of thought to the choice of mattress. You state you are used to memory foam, but we have to take account of the fact that memory foam is not tolerated by many people, and it is well known as being uncomfortably hot, which is not suitable for a hot country. Ultimately, the best guide for anyone considering the accuracy of your review is to consider it against the reviews on my primary booking website where 66 of 69 reviews are positive (I also note that 4 out of 5 are positive on Owners Direct): "The level of equipment and furnishing within the apartment is of a higher quality than most other rental apartments I have used in Playa Del Ingles (I visit on average 3 times per year)...The owners (and those who look after the apartment locally) are to be commended for presenting such a nice option for a holiday." Localisation idéale, appartement très bien équipé

Le logement est idéalement localisé en 1ère ligne de mer et à proximité des commerces et des restaurants.

Depuis la terrasse, il est possible d'apprécier les dunes de Maspalomas en sirotant un apéritif avec des tapas.

Le logement est bien équipé avec tout le nécessaire pour passer un agréable séjour.

La literie est de très bonne qualité pour un repos total.

From the terrace, it is possible to enjoy the dunes of Maspalomas sipping an aperitif with tapas. The accommodation is well equipped with everything you need for a pleasant stay. The bedding is of very good quality for a complete rest."

Coast/Beach:

The apartment is about as close to the beach as you can get in Playa del Ingles, being on the front line of the beach promenade. Several points of access from the promenade lead down to the beach, with the nearest set of steps very close to the complex entrance.

Travel:

Gran Canaria has one airport: Las Palmas. 30 minutes on the motorway. Car hire is really not necessary. Once in the apartment, you can walk everywhere in the resort (it is largely flat, apart from the access to the beach, as the resort is principally elevated a little above the sea). If you wish to visit other parts of the island, buses are very reliable. A bus stop near the apartment provides a regular service to Las Palmas, Mogan and occasional services to the island centre.

Directly in the resort centre, but situated in the quiet part.
