Villa in La Tercia, Nr. Tercia Golf Resort, Murcia, Spain - Peaceful Location surrounded by orange & lemons groves

Our beautiful, spacious open plan villa, faces South, on the foothills of the Sierra de Colombares regional park in a small traditional Spanish village. It is situated between the unspoilt sandy beaches of the Costa Calida and the historical City of Murcia. Large rooftop solarium offers panoramic views over the village and surrounding countryside, this is a great secluded sun drenched spot to soak up the sun by day and dine alfresco by night. Our property is located on a new development, but within walking distance of the village facilities, which include 2 supermarkets, bakery, bars/cafes and a pharmacy. The quiet and secluded shared pool, equipped with a jacuzzi is 20m away. The villa is well appointed and beautifully furnished in a contemporary style and is fully equipped for self catering, with a ceramic hob & oven and microwave. The lounge area has a TV just for use with DVD Player only and IPOD docking station. Wi Fi s available with prior arrangement and an extra cost. Please ask. There is a compulsory laundry/cleaning fee of €70 payable on arrival in cash to the keyholder.

About Eileen French

We put a deposit down 7 years ago for a lovely little house in the village of La Tercia, but it was only completed 4 years ago. We made some improvements. I was hoping to go to the villa regularly before my daughter started school - with Spanish builders that wasn't the case- manana manana - but now it's all finished it was well worth the wait! Unlike lots of Spanish properties, it is finished to a high standard. We don't get to go there as often as we would like and so it's a shame for other people not to enjoy the lovely village we live in. Hence the reason (and to raise some funds to keep it lovely!) we have decided to rent it. We hope our renters will respect that it is our home from home and take care of it and if you love it like we do you will tell your friends.

Why Eileen French chose Murcia

Quite simply I wanted a home from home in the sun, Murcia offered so much, I wanted to be close to the beach, close to the culture of Spain and the magnificent architecture of Murcia and Cartagena, plus with the option of having a ski break in Sierra Nevada and then driving down to the house in the sun, which at Easter is very achievable. The village is relatively quiet and the locals very friendly. There is also another development nearby that has created beautiful landscaped areas, with an outdoor gym with 6 pieces of exercise equipment, nice well lit play areas for children, where both local English and Spanish children play with holidaymakers. Cheap flights into the region from most airports into San Javier airport. Just one junction along the AP7 and a quick turn towards the hills the area.

What makes this villa unique

It is a beautiful villa, the quality of the fixtures and fittings are very high. The wall are coated with plastic paint and therefore look as new as the day the house was bought! If not cleaner, the marble stair case with decorative wrought iron railings add to the classy ambiance of the villa. Outside the villa the streets are blocked paved and the occasional car will drive past. The streetlights illuminate the area after dusk allowing you to sit on the terrace at night and make you feel safe. The shutters on each window keep the house cool and dark. The original basic tiling on the front patio has been replaced with beautiful typically Spanish ceramic tile. There is an outside tap on the ground floor and the solarium.

"We have just come back from a stay at this stunning villa, we were picked up by a local guy at the airport, we decided in the interests of cost saving - not to hire a car. The local British residents were very welcoming and very helpful. We only left the village twice in two weeks and had a lovely time and made some new friends. “Myself and my boyfriend have just returned from a great holiday in Eileen’s beautiful home in La Tercia. The house is well decorated with everything you need for a great holiday, we made use of the terrace, outside grill and of course the pool (just outside the house). The village is full of lovely neighbours, the beaches at Mar Menor have lovely warm &clear shallow waters full of locals. If you want to explore beaches, villages and towns etc a car is a must. We would be happy to recommend the house to our friends and will visit again . Excellent value for money! Charlie

Notes on accommodation: There is also an electric George Foreman Grill which can be used on either of the terraces. Outside: There is a large terrace at the front of property furnished with a patio table and 4 chairs. The terrace on first floor (accessible from both upstairs bedrooms) Large rooftop solarium furnished with sun loungers, High quality dining suite with 4 chairs and large table and freestanding parasol providing much needed partial shade to some of the roof terrace. George Foreman electric grill outside. The walled shared swimming pool, with a jacuzzi, is situated within the same street as the property less than 1 minutes walk away. There is a outside storage area with sunloungers, recliners. Parking space is right outside the property or on the side road. Utility Room: Washing machine located in kitchen. The Villa we stayed in is a credit to the owner lovely and clean the bedding was absolutly spotless we were after a quiet week away which we got it was lovely to sit outside enjoying the hot weather talking to the residents of other villas as they pass by i would like to thank Eileen for renting us her Villa regards Peter&Sheila

Very comfortable house in a peaceful village.

The villa is modern and very comfortable, in a lovely village. We enjoyed our stay here, the bedding was exceptionally good quality and the shower was great. It would benefit from mosquito nets at the windows to stop the insects, especially in the evenings. Would also have liked an empty cupboard in the kitchen for our shopping, as they were all full of the owner's things. The swimming pool is so handy and was cleaned regularly during our 2 week stay, but it hadn't heated up enough for us to enjoy it, which was a shame. The villa is so close to the road network, you can get anywhere quickly. The supermarket in the village has a good range and they are open till 9pm. We would love to go back to La Tercia again.

Great Villa in a traditional small Spanish village

We had a great holiday at villazara. Villa had everything you need for a relaxing break. The roof terrace is a sun trap. There is no live to but this is made clear in the description. There is however a DVD player and a good selection of DVDs. We don't watch much to on holiday so didnt affect us but if you are a tv addict then take your laptop. Lounge kitchen bedrooms and bathrooms are all a good size and have everything you would need. We had one issue with the cooker when we arrived. The oven wasn't working. I contacted the owner and an engineer was out and repaired the oven in less than 24 hours. Fantastic service. Other than that everything in the villa was perfect. Pool is a communal one for this villa and the surrounding properties but feels like a private pool. It is directly across from the property and during our stay we only saw one other person using it on two occasions so like I say feels like a private pool. While we were there only one of the supermarkets was open. Not sure if the other one was closed for holidays or if it is closed altogether however the one that was open sells everything you need and there are two larger supermarkets in the next town Sucina which is only 5 minutes away by car. There are 4 bars in the village 3 of which were open while we were there. There was a British bar at the bottom of the village but it was closed while we were there. If you are looking for a lively holiday this is not the village for you but if you want a chill,out in a traditional Spanish village that has all that you need then I don't think you could beat this property. We will certainly be back.....soon and often. Maureen

Very comfortable well equipped quad villa in a quiet Spanish village

We stayed at Villazara for 9 nights my wife and I and had a very peaceful enjoyable experience. The owner arranged a friend from the village to collect us from the airport which was approximately 20 minutes away. They were very knowledgeable and gave us useful information about the village and surrounding area. The villa is situated on the entrance to La Tercia a very small, quiet village near Sucina. It is a lovely safe and secure villa fitted out to a very high specification. It has literally everything you would want from a villa with all the mod cons. A frequent traveller to Spain I cannot recall another property as well equipped as this one is. It is very comfortable and the owner was very attentive and ensured we did not want for anything. There was a problem with the wi fi and the owner reacted swiftly to ensure all was well. The property is open plan and beautifully designed. The main bedroom upstairs was very spacious and cool when you opened the balcony door. The downstairs shower was very modern and ornate with several water outlets and ideal for me, whilst my wife was very happy to enjoy luxurious soaks in the upstairs bathroom. The communal swimming pool is literally 20 yards away. It is ideal for families who just want to frolic and have fun and is equipped with a jacuzzi. For the serious swimmers you will not get many strokes in but it is adequate when not busy. The village is very quaint and the people are very friendly with at least three bars serving various forms of excellent tasting tapas. There are also a couple of great value restaurants a short ten minute drive away. Sucina also has some excellent restaurants. La Tercia is situated in a good location to commute to other areas of interest such as San Javier, Cartagena, La Zenia and the lovely Mar Menor beach. I would definitely recommend Villazara to family and friends and I hope to return again one day.

Beautiful villa, in a beautiful Spanish Village...

Arrived on the 20th August, to spend the second half of our holiday in a little Spanish village after spending the first half on the coast - and what a wonderful 10 days we had! The villa itself is located on a little side street, on the edge of the village. Beautifully set out and decorated to a high standard. There is an outside table and chair set, which we used most days to eat our breakfast at or our evening meal. Inside there is a large lounge and kitchen combined, with a downstairs bathroom. Up the first flight of stairs are a double and twin bedroom, which both lead out onto another shared balcony. I think the only thing missing here, was perhaps a small table and chairs, but we managed. There is a further bathroom on this floor, with a full size bath! Up another flight of stairs is a beautiful terrace that gets the sun all day long. There are several loungers for use up there and also a large table and chair set - gets very hot up there though! I can't fault this villa at all and with the communal pool literally a stones throw from your front door - it was just perfect for myself and my husband. Even our 13-year old daughter enjoyed herself, although there isn't much for older children to do in the village. There is a large undercover football ground, but in all the time we were there, I never actually saw anyone use it! The village itself is like a little community and there are probably around 100 homes, some of them empty, but most made up people that have either moved out there permanently or have bought a property to use as their holiday home or retirement investment. The people are lovely - always very friendly and stopping to chat with you, which is so nice - we even got invited in for drinks when we were passing a couple who were gardening and we were having a walk round - now you don't get that in England! The village itself has a Spar shop, which has everything you need plus another small shop for any essentials you have forgotten and the Spar is shut! There are 3 small bars which also serve food and we ate in all of them. Nothing fancy, but the one on the corner (can't remember it's name, but is on the main street) at the end of the village, serves a fantastic English breakfast! All in all, we had an absolutely fantastic time at this villa and will certainly return one day. wonderful getaway

my husband and i have recently returned from a two week break in this lovely contains everything required to have a home from home experience.the village is great with very friendly people,brits and spanish alike.we only left the village once as the quiet,tranquil setting was exactly what we were looking for.would highly recommend it.many thanks to Eileen for sharing her beautiful home.

Special interest holidays:

There are several spas in the the area offering bathing sessions in therapeutic waters and treatments - a great opportunity for some pampering. Royal Spa Archena most ancient spa in Spain dating back to Roman Times is just 40 minutes drive.

You can also visit the healing waters of the Mar Menor and indulge in a mud bath or salt bath (free facility at bathing lakes approx 25 mins away from villa).


There are many fabulous beaches on the Costa Calida which can be easily reached by car. The beaches of the Mar Menor are located just 20 minutes drive away. The Mar Menor is Europe's largest salt water lagoon, the water stays very shallow for over 50m from the beach and is much warmer than the Mediterranean. There is also no tide making it extremely safe for young children and weak swimmers.

Alternatively visit some of the beaches of the Mediterranean, a 30 minute drive away.


The nearest airport is Murcia (San Javier) airport - 20 minutes drive. Alternatively Alicante is approx 55 minutes drive. Both have regular Easyjet, Jet2, Ryanair, Monarch and Flybe flights from major UK airports. Car hire is recommended and essential. It is also a nice drive from Santander. Since my last visit in Summer 2010 new roads have opened that make the journey to La Tercia very straightforward. At Easter 2011 I discovered a new road had opened via Sucina into the Village.

Nearest Town of Sucina just 10 mins drive away is a developing town and recently opened a bright modern cafe/restaurant and a large well stocked supermarket which is a great addition.

3 large shopping centres - 20 minutes.

Water park and zoo - 18 minutes.

Murcia City - 20 minutes.

Cartegena - 25 minutes.

Further Details:

The village has lots of play parks for Children, the village has a floodlit football pitch which local Spanish and English children play together happily and welcoming of holiday makers. The community is a very happy and welcoming one and there is always someone to offer advise on places to see and visit. There is a detailed information pack in the villa, with anything you can want to know and this can be emailed to anyone once a booking has been made.

A deposit of 20% is required to book the property with the balance payable 6 weeks before your arrival date. A further deposit of £100 is required and will be returned within 2 weeks of returning. This also acts as a breakages deposit. The deposit is returned in full within 21 days, provided the villa is left in a satisfactory condition and all keys are returned.I have never yet to retain the deposit. There is a changeover fee of €70 payable locally to Family Stan who look after my villa.

Changeover Day:
This is as flexible as you like subject to availability. The key holder lives in the village and will meet you on arrival.

  • 50% refund for cancellations more than 30 days before check-in date.
  • 100% refund for cancellations more than 60 days before check-in date.
