About the property

Sleeps up to 13, peaceful location nestling in vineyards and hills but close to shops / activities, 45 mins from airports

A stunning 120 year old stone farm house lovingly restored in a French style (stone walls and oak beams etc) but with modern, open and comfortable living space (over 2,700 square feet).

There are 4 large double rooms (all with views) and one super large room with 4 single beds (we also have a camp bed and 2 cots available) and 3 large family bathrooms.

It is located in Domaine de Pradines (nr Saint Andre de Roquelongue) - a charming hamlet; a cluster of 3 former wine buildings around a small chateau in the heart of the (protected) Parc Naturel Regional de Narbonaise. It is in a lovely peaceful location but it it not remote and is close to towns, shops and restaurants.

The house sits on the side of a valley, surrounded by vineyards and with stunning views over the Corbierre Hills.

The large outside private pool and garden is perfect for sunbathing / BBQ/ kids play area. The house is also well equipped for family entertainment with (free) Wi-Fi, a table tennis table, mountain bikes, swing, table football, magnetic darts board and many other games. Guests may also use the telephone which is free for all land-line calls in Europe.

The feature most remarked upon by our guests, is the terrace balcony outside the kitchen which is the perfect spot to eat 'Al Fresco' and admire the views over the hills, vineyards and pool terrace.

We fell in love with the house when we first saw it in 2010, and had to make an offer on it straight away! It feels peaceful, with only the sounds of the wildlife (mostly cicadas, birds and toads) to be heard and yet it is at the centre of all the good things to do in the Languedoc as well as being only a short cycle-ride away to pick-up your baguettes in the near-by shops.

We bought and refurbished it for ourselves and later decided to rent it out for others to enjoy. That means that you feel that you are staying in in a home rather than a bland holiday rental.

The area is in a great location, central for all the activities (beach, Carcassonne, Canal du Midi, Beziers and Narbonne) and other main towns but with a quiet country feeling.

What makes this farmhouse unique

The house has been refurbished (in 2010) to a very high level. It maintains its traditional farmhouse feel with stone walls, oak beams and traditional décor but, at the same time, has contemporary bathrooms and high speed Wi-Fi and all the other modern comforts that we like on holiday.

We had such a wonderful stay at Pradines this summeras an ideal location for day trips, whether it be canoeing,boat trips,swimming in the river at pretty Le Grasse, or taking in some local history at a medieval Castle in Carcassonne. There really was something for everyone!

The house is delightful, very comfortable, including the beds which for me is often the thing I dread most about summer holidays. The pool is ideal, well maintained, with a variety of floats etc for the children to use.

Accommodation: Overall, the space suits many different parties, ideal for two large families but also cosy enough for just one couple. Lower Ground floor: The self contained guest suite comprises a double bedroom, walk-in shower room, separate toilet and a small utility area including a washing machine. This room is underneath the kitchen and part of the main building but there is no internal access to the house above. Access is via the external stairs (so you may not want young children on their own in this room). Outside: Outside there is large pool (8m x 4m) (that can be heated upon request for a small fee) surrounded by a spacious terrace with plenty of room for sun-bathing. There is a real countryside feel when outside as you are amongst the vineyards with great views over the hills. There is a patio table with 10 chairs - perfect for party / BBQ (BBQ provided), 2 large umbrellas and sun loungers. There is also ample shade from the overhanging maple tree. The main gravelled garden includes a swing for children and enough space for them to run around quite freely as the access road only has a few cars passing every day. The drive will take several cars and one car can be kept inside a lockable garage. Outside, outdoor games available include table tennis and boules (or petanque as the French call it!) and a swing-ball. At the back of the house are several walks up a small hill with lovely views as well as a mini rock escarpment which can be scrambled up. Utility Room: Next to the en-suite bathroom on the ground floor there is an area with washing machine. Cleaning / Towels / Linen / Maid service: Towels and linen is included. These are changed weekly and the house cleaned before and after your visit. (Note you will need to bring your own beach towels.) Other: The dining area leads to a large fully-equipped kitchen (this is below the Mezzanine level so there is a great feeling of space with views up to the high roof beams and original stone walls).

We really enjoyed our stay at Pradines. We were surrounded by vineyards and quiet. Only 20 minutes from Narbonne. Was so accessible to touring the area. The pool was a definite plus. Chris and Claudine are great to deal with.

Great house in beautiful location

Found this to be a fantastic property for our large group. Pool is good size and was kept clean. House is in a great rural / rustic location within 30 - 45mins of lots of great places of interest and lovely beaches. Not surrounded by tourists so it felt like the real France. Owners were very helpful.

Lovely house in a beautiful setting

From the moment my family and I saw this lovely house we knew we would have a happy week's holiday. We all loved it there, the pool especially was enjoyed by everyone and the house itself was just perfect for the nine of us. The area is stunning, absolutely beautiful; there are plenty of walks to enjoy, with vineyards in abundance. Narbonne and other places are easy to get to if you want to venture further. The house is spacious, very clean and has everything you need; the owners are very friendly and were always contactable. It was a truly lovely holiday.

A fantastic holiday location

We have just spent a week at Pradines and we had a great holiday. The property is outstanding and the location is superb. You can shut the gate and just sit and watch the world go by in a tranquil unspoilt part of the world, or take a short car journey to Narbonne or Narbonne Plage for something a bit livelier.

A great feature in the property is the bedrooms located on different levels, so if there is a large group (we had 11) you can split up and have your own space. Especially in the self contained room on the gound floor.

So I can whole heartedly reccomend Pradines.

Special interest holidays:

Popular tourist attractions / day visits are Carcassonne, Canal du Midi, Beziers, the African Nature Reserve at Sigeon, Collioure, the Water Park at Carcassonne Plage, the local Cathar castles and abbeys, lovely old Medieval towns everywhere! and wine tasting in the nearby Chateaux. The surrounding area is in fact famous for its local 'Corbieres' wines.


The best beaches are at Narbonne Plage, Gruissan and Leucate.

The weather stays warm through to December making it a great winter break.


Airports: Perpignan (45 mins drive) e.g. Fly Be from Southampton. (May thru Sept)

Carcassonne (45 mins) e.g. Ryan Air from London Stansted.

Beziers (40 mins)


Domaine de Pradines is a charming hamlet; a cluster of 3 former wine buildings around a small chateau in the heart of the protected Parc Naturel Regional de Narbonaise. The vineyards still surround the house. There is an ‘in-the-country feeling’, but the neighbouring town of St Andre de Roquelongue is only 3 mins away and offers a bakery, grocery, post office, garage, tennis courts and, of course, a pharmacy! It is 15 mins to Narbonne with more shops and a Hypermarket. It is also only 30 mins to the lovely Mediterranean beaches and 45 mins to Carcassone and Beziers.

Further Details:

The area is famous for its lovely medieval towns (eg the famous walled-city of Carcassonne with its 13th century castle, and Beziers and Perpignan), it has a warm and sunny climate (averages 300 days of sun per year), the Canal du Midi (with its option to hire boats for a lovely day out) and its long, sandy beaches. It has the benefits of its more glamorous neighbour the Cote D'Azur but without the traffic jams, high prices and overcrowding. You come here to unwind, enjoy the outdoor living, explore the cities and relax in the sun.

The house provides a great central base (directly in the middle of the region) for exploring the Languedoc. There are plenty of nearby outdoor activities available including river kayaking, jet skiing, sailing, golf, tennis, cycling, horse-riding and quad-biking.

The house also works really well for smaller groups, even just a couple and lower rates are available outside of the high season for smaller groups. We are particularly keen to fill the house in the off season so try us and if it is free we might offer better rates.
