Villa Mimarmel is a modern villa situated just 5 minutes walk from the centre of Ginestas. The villa is situated on a 1/4 acre plot and has a delightful 9m x 6m peanut shaped swimming pool set in attractive gardens. There is a spacious living area leading to a covered verandah which is ideal for al fresco dining. The bedrooms are bright and airy and the villa is well equipped and comes complete with large flat screen TV and free WiFi access.

About Robert Clarke

Penny and Robert purchased this property in 2011 after a long search for a suitable holiday home in the South of France. They were attracted to the region by the weather!

Having spent many holidays in rented villas Penny and Robert believe they know what facilities guests appreciate in a holiday villa and they are looking forward to sharing the delights of Villa Mimarmel and the surrounding area with others who appreciate this region in France.

Ginestas is a small village but the bar and restaurant are open all year round. As the climate is always better than England it is never a bad time to visit the area!

The village is quiet but in easy reach of many interesting sites.

Notes on accommodation: The property is strictly non smoking and no pets are allowed Outside: The particular feature of this property is the attractive peanut shaped swimming pool which measures 9m x 6m. The depth of the pool is 1.4m throughout. The pool itself is set within a glorious private garden which is well stocked with an array of trees and plants. The verandah is ideal for outside dining and there are ample sunbeds which can be positioned in the sun or shade. There is an area of grass to the rear of the garden and a delightful shady setting under the tree by the side of the pool. Utility Room: Washing machine with second fridge /freezer. Cleaning / Towels / Linen / Maid service: Bed linen and bath towels are included as are pool towels. The property is cleaned before each letting. There is free wifi at the property.

We have been coming to the Aude since 1991, an area that we obviously love, and have had a holiday home in St Nazaire d'Aude for the last 13 years. Having sold our holiday home in June of this year, we were very apprehensive about returning to the area and feeling bereft. Your lovely villa has completely won us over - we have hardly given a thought to our previous home! We have felt so comfortable here and every renter's need has been catered for. It has been the most lovely, relaxing week and the weather has been wonderful.

The best Villa we have stayed at

If you are reading this review then you have seen the description of the villa. It is exactly as stated, but even more so. Robert and Penny have the most beautiful Villa with an incredible garden and pool. Our plan when we arrived was to have at least 7 days at the beaches around Narbonne and Beziers. But the house captivated us so we were reluctant to leave, we actually only had two days at the beach.

Everything you need for a fantastic stay is situated locally. Fantastic Restaurants, beautiful scenery and fully stocked supermarkets.

We dined out at Carcassonne, Homps and at a small village Somail on the canal Du Midi very close to Genestas. Not once were we dissapointed the food was fantastic.

As I said the Villa met and exceeded our expectations, we used the barbecue every day when we didn't dine out, eating out on the patio, with the sun beating down on you, we appreciated the parasols.

The inside of the Villa is exceptional, plenty of seating which you will not use to much, large dinning table again won't get a lot of use. Kitchen fantastic for preparing salads, the cooker is there and more that ample for your needs, but don't expect to use it much. You have use of two fridge freezers these are vital for keeping your favorite drinks cool. The weather during our stay was fantastic, the south facing garden catches the sun all day. The pool is vital in the heat to keep cool use it as required.

I could recommend various places to visit in the surrounding area, but we as a family like to explore and find our own little gems, one I would suggest is Carcasonne which is exceptional.

I am recommending the Villa Mimarmel to any and everyone who like to holiday in France. You will not be disappointed in your choice when you book this exceptional holiday villa.

Fabulous secluded villa with all mod cons

We had a delightful holiday in this quaint little French village. The tennis courts located a very short stroll away were a great way to start the morning before the heat of the day enticed us back to the lovely pool. The villa is equipped with everything you could possibly want, a real home from home (including tennis rackets and plenty of balls!) The stone built barbeque proved invaluable for our alfresco dining evenings. There are several restaurants a short car drive away if you prefer someone else to do the cooking! There are some limited sky channels and wifi was easy and kept our teenagers happy. With all the interesting places to visit, although we spent 14 days in Ginestas, we ran out of time to do everything we would have liked to! Very little English is spoken in this region so it was nice to know that the people who oversee the properties maintenance were on hand if needed. Very nice English couple that are very helpful and knowledgeable about the area. This was our first visit to the south of France and it definitely won't be our last. Robert and Penny's lovely villa will certainly be our first port of call when booking our next trip. We wouldn't hesitate to recommend this property although a car is a necessity to explore the region.

Fantastic villa, extremely well equipped

We found the villa was exactly as described, if not better, with absolutely everything provided even down to beach towels, which was brilliant when flying down. The chilled wine and cold drinks were most welcome on arrival. The villa was very spacious, clean and excellently maintained and the garden and pool beautiful. Outside living has been as well thought out as the inside. The villa is just a short walk from the boulangerie, in a lovely village and the intermarche only 5 minutes away by car. Carcassonne is a must to visit, and the canal du midi which is close by. Spain and the Pyrenees were only a two hour drive away. The owners make you feel very welcome in their lovely villa and both they and Jeff and Lin, who look after the property, are most helpful. Would thoroughly recommend this villa and really hope to go again. The Maddin family

Perfect holiday! Will definitely return!

I've stayed in a lot of villas in France, but Mimarmel is definitely the best! The house was beautiful, comfortable and equipped with everything you could possibly think of! It even comes with hundreds of new and old books to read!

Very comfy beds, and there were lots of fans provided to keep you cool. The house was spotlessly clean and in a very peaceful, relaxing area.

Clearly, a lot of work has gone into the huge garden; which is very well maintained and packed with trees and flowers. We had sunshine all day, everyday from dawn till dusk - must be a south facing garden! There was a lovely pool - which again was very clean, and there was a lot of patio furniture, including a big table and chairs, loads of loungers, cushions for everything and several huge parasols. There was also a big BBQ which we enjoyed on several nights :)

The house is very close to the canal, and there are lots of market towns and airports nearby. Ginestas village itself is very quiet, but has it's own restaurants (L'annais is my favourite), as well as pubs, bars, shops, a bakery, tennis courts, a kids park, riding school and the doctors - all within 2 mins waking distance!

I will definitely come back here again; the house and village are perfect. I would recommend without hesitation to all of my friends and family!

Fantastic Villa - Superbly Equipped

We couldn't have been happier with the villa. The owners were extremely helpful with all the arrangements for our stay as well as many things we didn't expect - a lovely bottle of red, white, beers, soft drinks, coffee, tea and many other basics to get us started. The villa was a real home from home with all the facilities we needed - far more than we anticipated - catering for all weather conditions and for all age groups. The private pool was a delight. The villa was clean and well maintained.

The location of the villa was ideal for exploring the area. It was 5 minutes to the Canal du Midi (Le Somail), between 45 minutes and an hour to numerous beautiful Mediterranean beaches, about 45 minutes to Carcassonne. We particularly loved exploring some of the most beautiful villages in France, all within easy striking distance - Minerve (30mins), Lagrasse (50mins), St.Guilhem-le-desert (1hour10mins) and Roquebrun (60mins). We loved canoeing, hiring pedaloes, canal cruises, visiting Cathar abbeys and castles, swimming in the sea, lakes, rivers and of course the pool.

A holiday that will live long in the memory and one that we will recommend to friends and family, as well as return to in future years.

The nearest beaches are approximately 45 minutes drive away and are situated at Gruissan and Narbonne Plage. There is a swimming area in the nearby village of Bize.


The nearest airports are: Beziers 45 minutes. Carcassone 50 minutes.

Perpignan 1 hour. Montpellier 1 hour 20 minutes. Toulouse 1 hour 45 minutes. Girona (Spain) 1 hour 50 minutes. Calais is approximately 10 hours drive away. Car hire is recommended.


The region is famous for its wine growing and the Canal du Midi which is just 2Km away. Boats can be hired at the nearby village of Le Somail and bikes are available to hire close by. The nearest large town is Narbonne (18km). Other places of interest are: Beziers, Carcassonne, Montpellier, Perpignan, The Millau Viaduct, Sete, Gruissan, Castelnaudary, Collioure, Limoux, Minerve and Leucate. The Spanish border is a little over an hours drive away.

Further Details:

The village of Ginestas has a boulangerie, tabac, general store, bar and restaurant. There is also a bank in the village with an ATM. There are numerous other restaurants in the neighbouring villages. There is an Aldi supermarket and an Intermarche supermarket just over 5 minutes drive away.

During the peak season changeover day is Friday. The villa will be available from 4pm on your arrival day and must be vacated by 10am on your departure day unless alternative arrangements have been made. We will always be flexible, if possible.
