Villa in Migliano, between Todi and Perugia, Umbria - Rural Idyll, Perfect For Families and Friends

Villa Ariete is a beautifully restored farmhouse located in the heart of Umbria with rustic beams, terracotta floors and fabulous views in all directions. The villa has its own pool sat atop a hill and wonderfully maintained gardens, as well as leafy terraces and a bocce court for a lazy afternoon of bowls. The villa provides comfortable accommodation for 16 people and booked as a whole gives you private use of the pool and grounds. The property can also be sub-divided into 2 apartments sleeping groups of either 6, 8 or 10. Let us know your requirements!

From the villa, visit the beautiful hill towns of Umbria or just relax and unwind by the pool and soak up the dolce vita!

The village of Migliano, 3 minutes walk from the villa, has a castle with Roman excavation pits, children's play area with swings and a church. For 10 days around the end of July / early August each year the village holds a fantastic 'feste' serving local delicacies (particularly wild boar) and with music and entertainment. It is definitely a highlight of the calendar if you are staying at the villa at this time.

A 10 minute drive into the valley takes you to historic vineyard Monte Vibiano, offering wine and olive oil tasting and tours. The closest town Marsciano (12 min drive) has a beautiful old town and is well provided with banks, pharmacies and supermarkets, plus a fantastic selection of local restaurants, cafes, bars, gelateria and markets. Head to Stephania's for gelato with the locals, fresh pasta just off the market square, or the local Commune wine cantina for a stunning selection of locally produced wines, decanted to order from a machine akin to a petrol pump!

Exploring back roads around the villa by car is a favourite past time of ours. Stumble across tiny stone hamlets clinging to hillsides and fields of sunflowers, poppies, olives or vines - depending on the season. Highlights are the stone tower and views across the lake at Piegaro, the walled hill town and smallest theatre in the world at Monte Castello del Vibio and the pretty streets, bell tower and delicious Picolo Mondo restaurant at San Vito in Monte. Nearby village Compignano also turns into a living nativity for the December festive season!

Or strike out for a brisk hike down to the river at the bottom of the valley. There are numerous mountain bike trails signposted around the villa for those with a keen sense of adventure (bike hire available in Marsciano).

There are 2 golf courses close by: Golf Club Perugia and Lamborghini Golf Club (Panicale). More details are noted below.

Try an Umbrian cooking lesson at the villa with a local provider, or visit a local restaurant and spend half a day with the restaurant owner and her mother. Specialities of the area are wild boar and black truffles - as well as seasonal wild asparagus that grows around the villa (a forager's dream in the spring time)!

The area is famous for wine, with Monte Vibiano being our closest cantina (10-15 min drive). Or tour vineyards in nearby Montefalco and Torgiano.

There are seasonal festivals in nearby Todi and Perugia, including the world famous Umbria Jazz in July and Eurochocolate in October.

The property has incredible views for budding painters and photographers and nearby Deruta may inspire with beautiful hand painted 'majollicka' ceramics.

Language schools are at nearby Todi and Perugia.

My brother and I own and run Villa Ariete, a stunning restored Umbrian farmhouse that has been in our family for around 20 years. We have enjoyed many holidays here with family and friends and invite our guests to come and fall in love with the sunshine, the spectacular views and the comforts of Villa Ariete just as we have.

The extensive grounds take some looking after and we especially love olive pruning in spring time and then picking the fruits of our labours in October/November!

Villa Ariete has the perfect combination of rustic charm, stunning views and walks from the doorstep, whilst being an easy drive from the Umbrian highlights of Todi, Orvieto, Montefalco, Perugia and Lake Trasimeno. The rural landscape stretches out before you, with forests and fields surrounding the property and our leafy terraces are the perfect place to relax on lazy summer days.

The local cuisine is in turns delicate and hearty, with a number of fantastic family run rural restaurants close by. In the autumn, the area comes alive with the grape and olive harvests, and spring sees an abundance of wild asparagus springing up. We love the real sense of connection with the land, in all seasons.

Notes on accommodation: Bed linen, bath and pool towels are provided and guests will have access to the laundry. There are travel cots and highchairs for babies and each kitchen has a microwave. There are also a selection of children's toys that guests are welcome to use. All three reception rooms have open log fires which can be used for spring and autumn rentals. The villa also has central heating, with radiators in every room. The property has ample parking and there is a boot/luggage room for storing cases, coats and shoes. Please contact the owner if you have any other questions about the accommodation. Outside: The Villa has a lawn to the front, a private hilltop pool for guests, a bocce court for games of bowls, extensive grounds to explore including olive groves, a small orchard and hobby vineyard. The largest terrace has a trestle table and chairs so everyone can eat together al fresco. Or if renting an apartment, each has its own separate terrace with tables, chairs and BBQs; as well as a leafy canopy to offer shade. There are some lovely country walks starting from the villa, including a pretty walk down to the river in the wooded valley, as well as cycle rides from the property. There are plenty of deck chairs for guests and loungers and umbrellas for around the pool. The pool is fenced and has a padlocked gate offering security for children. It is open July, August and early September. There is ample space for parking numerous cars at the back of the villa.

Beautiful, secluded holiday in hot sunshine.

We had a glorious time. Weather was perfect so days spent chatting, eating, cooking, playing tennis, (Migliano boasts a single court that no one else seemed to want to play on in 30 degrees heat - can't think why), boules and lounging by the swimming pool. Slightly eccentric set up of the house (which can be split into two separate houses), worked a treat for our large party of 16, all friends and family together. Too hot to go far on any trips and anyway the week sped by. One tiny criticism - please buy some big cafetieres or similar, as making coffee for 16 was a very slow and laborious which seems ironic for Italy!!

A comfortable, well-equipped villa that surpassed our expectations.

This villa was very suitable for our party of 11 adults and one teenager - we were celebrating a 90th birthday.

There was plenty of space for people to socialise together, or equally to spend time apart. The pool and grounds were well maintained with plenty of comfortable seating and shade when needed. The villa was well-equipped.

Our visit coincided with the Migliano Food Festival which was great fun despite rain.

Visits to Deruta, Perugia, Todi, the Monday market in Marciano and particularly Monte Castello di Vibeo were all enjoyed.

We had a good meal at the Be Happy restaurant in Marciano.

Janine was very welcoming and helpful and our deposit was swiftly returned.

Wonderful house and garden!

We ended our honey moon at Villa Ariete with 10 of our friends. The house was big, well equipped and the garden and surroundings was absolut amazing!

We had a great time cooking in the big kitchen, swimming in the pool and just relaxing in the nature.

Nancy and Janine was very service minded and answered all our questions very fast.

During our stay we went to a wine tasting at Monte Vibiano, the local festival in Migliano and dinner in Osis, Marsciano.

We will highly recommend Villa Ariete to both small and bigger groups. You will have a wonderful stay here!

Car: necessary

Special interest holidays:

Visit a local restaurant and spend half a day learning to cook Umbrian food with the restaurant owner and her mother.

The area is famous for wine, with famous Monte Vibiano being our closest cantina, offering wine tours and tasting experiences. Or tour vineyards in nearby Montefalco and Torgiano.

There is the annual Umbria Jazz festival in July in Perugia, attracting international acts and Eurochocolate in October.

With well signed mountain biking trails from the Villa, it is a perfect location for biking enthusiasts - bikes can be hired in nearby Marsciano. There are walking trails that are also good for trail runners and hikers. The property has incredible views for budding painters and photographers.

Nearby Deruta may inspire with beautiful hand painted ceramics.

Language schools are at nearby Todi and Perugia.


The beaches of Lake Trasimeno are half an hour away. The lake has a castle ramparts to explore, bikes and cycle paths, islands for boat trips, waterside cafes, restaurants and shops and fantastic facilities for families.


Perugia airport is half an hour away, with flights from London, Milan and Barcelona (and more). The airports of Rome and Florence are 2 hours away by car. A train connection is available from Rome Fumicino and Florence to Perugia.

Pisa is a little further - approximately a 3 hour drive.

Florence and Rome also offer international train connections. Car hire is available from all airports and most train stations.

Car hire is necessary for your stay.


The village is 3 minutes walk - it has a small cafe, castle with Roman excavation pits and church.

The nearest town of Marsciano is a 12 minute drive into the valley.

Todi and Deruta are a 25 min drive.

Perugia and Lake Trasimeno are 30 mins.

Spoleto, Montefalco and Assisi are about 45 minutes drive.

Orvieto is 1 hour away and Sienna 1.5 hours. Florence and Rome are about 2 hours drive.

Further Details:

Local town Marsciano has a full array of supermarkets, pharmacies, markets on Mondays and excellent fresh pasta shops, cafes, bars, restaurants and coffee shops.

Local vineyard Monte Vibiano offers wine tasting, canteen and vineyard tours (15 mins drive).

25% deposit taken at time of booking and remainder payable 8 weeks before your rental. A security bond of £100 for the villa (or per apartment) is also payable 8 weeks before your stay. This will be returned once the property has been inspected at the end of your stay and may be subject to any deductions for breakages/damage/extra cleaning if the property is not left in a clean and tidy condition.

Changeover Day:
We prefer to changeover on a Saturday but can be flexible with this. Arrival time is after 4pm and departure is before 10am.
