Modern Apartment , Sleeps 6 in Assisi, Umbria, Italy - Overlooking Farmland & The Medieval Town Of Assisi

Casa Bella is a perfect centre from which to explore the whole of Umbria, from its wealth of medieval hill towns, its endless natural beauty of mountains, olive groves, vines and fields of sunflowers to its most famous city, Assisi, 8 kms, a World Heritage site with 5.5m visitors a year. The City of Peace is twinned with Jerusalem and San Francisco. The Basilica of St. Francis contains priceless artwork. Interwoven medieval streets and interconnecting alleys invite you to explore further and from various viewpoints there are wonderful vistas over the valley. If the Basilica contains the gems and jewels of Assisi the crown must be La Rocca, a 12th to 15th century fortress which dominates the city. During a visit to Umbria there are many opportunities to sample and buy wine and olive oil direct. Orvieto is a world famous white wine and Montefalco is home to the prestigious red. Other delights are Umbrian truffles, pork, wild boar and many types of cured meat and sausage.

About Mr. Patrick Kennedy

Jane and Pat, a retired couple from England, where Pat was an Engineer with a Local Council and Jane a dressmaker.

Enjoying food, wine and cooking, the exceptional local produce provides the ideal ingredients for some special meals (try the pork). Jane speaks Italian with some French and German.

We had been searching since 2003 for a retirement property in Italy when we fell in love with Assisi and Umbria whilst visiting our son, his Italian wife and our two grandchildren in Foligno.

With two large balconies with direct views of Assisi and Mount Subasio we bought our Casa Bella consisting of two apartments in 2008. The apartments have since been furnished to a high standard with our guests comfort in mind.

Why Mr. Patrick Kennedy chose Assisi

We both wanted a view of Assisi and spent many enjoyable hours searching the Umbrian countryside for our perfect house. There were many derelict houses on offer but these would have cost a huge amount to restore. Most houses with a close view of Assisi were unaffordable. Then on our last night,during a weeks stay we got a call from an estate agent informing us of THIS property. It was 7.30pm, dark when we arrived to view our house. Fortunately the builder was able to shine his car headlights on the property and the Estate agent, Andrea had a torch. As this was a new house electricity had not yet been connected. Imagine negotiating 2 flights of stairs (3 floors) in the dark. Gaetano, our builder, proudly showed us all the features and benefits of the house and on arriving at the first floor balcony the view of Assisi at night was just amazing. Seemed close and La Rocca, the fortress on the hilltop was illuminated in a warm orange glow.

The property seemed to have everything we wanted.

However it was when we stepped out onto the top floor balcony we experienced the Wow factor of the view of Assisi. The same view but it had just come a lot closer. We knew then that it was the right house for us.

Since then we have never tired of the view. It is always changing, depending on the time of day and weather conditions. There is such a lot going on in this area

and we are often able to watch paragliders floating around Mount Subasio. They appear and disappear as they manoeuvre and keeping count is entertaining.

This is an area of great natural beauty and the area including Monte Subasio is one of Umbria's 7 Regional Parks. We watch the house martins, swallows and swifts in aerial activity catching insects and there are many birds nearby.

In the field there are vines, sunflowers, corn, chicory and other crops- a beautiful sight to see.

What makes this apartment unique

My first impression of our house on entering was a wide staircase entirely of marble. So much marble, light in colour and richly veined, and another marble staircase leading to the top floor. Here you see the warmth and richness of the wooden rafters,a really comfortable feeling for the two bedrooms and shower room.All the windows, doors and shutters are wooden.

There are 2 balconies on each floor, which are like separate rooms. On the top floor there is comfortable seating from which to enjoy the view and relax. On the first floor balcony there is a table and chairs for dining and of course the view!

The balconies are protected from the sun so can be used all day long and there is also a small balcony off the first floor bedroom which does receive sun most of the day. Casa Bella is situated at one end of Castelnuovo. It only takes about 5 minutes to walk to the nearest shop or bar. There is an excellent Pizzeria, the Girasole, which has a bar and a shop and there is a bread,cake shop nearby. We are also lucky to have a Post office which is open Mon. Wed. & Fri. Tuesday is market day,usually one stall selling clothes and the Porchetta van providing delicious whole roast pork.

If you are going to Assisi and surroundings, this is the place to stay! The owners of the house are genuinely friendly. The flat is very spacious, has a beautiful panorama to Assisi, which in the evening is magic, and everything you need for a pleasant holiday. There is a small restaurant locally with surprisingly good and cheap food and a few local shops. If you need information Patrick and Jane are knowledgeable and helpful. If we ever go back to Assisi, we know where to stay!

The four of us had a superb holiday in Sept./Oct. 2011. The apartment overlooks farmland towards Assisi being well furnished and equipped with large bedrooms and very spacious balconies on each floor. Jane and Patrick were able and willing to give us lots of local info and any small problems were dealt with immediately. We holiday 2 or 3 times a year in self catering and would always be happy to return to Casa Bella.

There are many paths and tracks to explore and an abundance of local wildlife which includes crickets, lizards, butterflies, flowers, birds of prey and garden birds. Utility Room: Washing machine is located in an alcove on floor 2. Everything is provided for washing and drying clothes including detergents, clothes airer, pegs, iron and ironing board. General household cleaning items and equipment are also supplied. Cleaning / Towels / Linen / Maid service: All towels and linen are included. The property is cleaned after each guest's stay free of charge. Other: On the first floor French windows open onto a large balcony with table and chairs & BBQ for outdoor dining. A small balcony leads off the bedroom on this floor. The top balcony has comfortable seating from which to enjoy the wonderful view.Truly relaxing!

Staying at Casa Bella in Festival Week.

We had a very enjoyable stay in Casa Bella in May. Patrick and Jane were very helpful with arranging our trip and gave detailed instructions on how to find the property. They also arranged a reservation at a very good restaurant for my 60th birthday and a wonderful cooking lesson from an Italian friend of theirs.

They were always happy to answer any questions and were very kind and thoughtful.

It was a little unfortunate that we hit the local village's Festival week, interesting, but made for very noisy nights!We were impressed to see so many of the local people up dancing every night, they all looked good enough to be on Come Dancing!

The apartment is very clean,well equipped and comfortable.

It is in a good area to get to see lots of beautiful Umbrian villages and towns and of course very close to Assisi. I think you definitely need a car as the immediate local area is not so interesting.

We had a meal at the local restaurant which we enjoyed.They opened it early for us as 2 of our party had just arrived from NZ non-stop and were shattered.

We loved touring around the Umbrian countryside and the picturesque stone towns.

There are so many beautiful places to visit in our area so a week is definitely not enough time to enjoy all the delights of Umbria. We were in Bevagna last night for the medieval Gaites (lasting 10 days) Al fresco dining, old world charm and costumes, music, archery and other Medieval pursuits. There is always something to entertain in the evenings as the festa in Castelnuovo highlighted. Over the next few weeks of this summer we are looking forward to the various outdoor musical concerts, performances and festivals in and around Assisi with the bonus of free entry. We always really enjoy the atmosphere and friendliness of these events where we feel we are a part of Italian life. We are very happy you chose Casa Bella for your stay in Umbria. Relaxation, Sun and Wine

A beautifully picturesque view mixed with rich cultural history and friendly hosts, our time was mostly spent relaxing and drinking and eating. Assisi has a lot to offer from lovely restaurants, plenty of souvenier shops and beautiful views, not to mention the area has plenty of sight seeing opportunities.

Altogether fun in the sun, very relaxing and fully recommended to anyone wishing a nice relaxing holiday.

With sunshine nearly all year round and so many places of interest in the area we recommend hiring a car to get the most out of the area and to enjoy the beautiful countryside.We are very central to road links and other amenities whilst a superb rail link to Florence or Rome makes day trips to either a must.

Balm for the soul

Casa Bella is a little out of the way from the main tourist accommodation for Assisi but that is what makes it worth going to. It is best to have a car but we did not and still managed to visit everything in and around Assisi. The accomodation is first class, very clean and very comfortable and everything you could need is in the apartment. Waking up, opening the balcony doors and just watching the view of Assis on the hillside was amazing. The accomodation is spacious there was 6 of us and we never felt cramped or on top of each other. The village where Casa Bella is has a small shop and most essentials can be purchased there also a coffee/news shop. The owners of Casa Bella are brilliant, they were there and willing to help us in any way they could without being to overpowering. Such lovely people and their knowledge of the local area was invaluable. It is a quiet area and would not suit tourists who wish to party loud and long but for anyone else it is great. Not only would we recomend Casa Bella to anyone who is contemplating a visit to Assis we are really hoping to go back ourselves.

Rural apartment in easy reach of Assisi

This first floor apartment with three bedrooms is very well presented with clean modern appliances and decoration. There is a lovely view of Assisi from the balcony. It is set in a rural community without very good walking facilities and a car is necessary to get around to the local sights. The owners live on the ground floor and are very friendly and welcoming. We enjoyed our time here and made trips to Perugia, Spello and Assisi.

Wonderful stay in Assissi ?

My husband and I with 2 teenagers stayed in this beautiful place during Easterhollyday. We stayed for a week and it was a very charming place to be. Our hosts were the nicest people to stay with. They really did everything to make us feel comfortable. The house is situated close to Assissi. We had 2 floors so the teenagers and my husband and I had plenty of room. Everything was spotlesly clean and it was modern and with everything you needed in the kitchen. The hosts invited us for a drink in the evening and they were very polite and very English. If we ever go back to Assissi we know exactly where to stay, both because of the practical apartment and our wonderful hosts. And Assisi is a place worth seeing but we also found some smaller towns with a lot of charm and Nice local products . We recomend both the area and absolutely this charming place to stay !

Lake Trasimeno is 40-60 kms away, a comfortable drive of 40-60 minutes. Around the Lake are 9 well kept beaches with many leisure pursuits. Magione is the nearest,40 kms, with 3 beaches. Castiglione del Lago has 3 beaches, Tuoro has 2 and Passignano sul Trasimeno 1 beach.


Perugia (S.Egidio) Airport is just 9 kms away with flights from Stansted by Ryanair. It is a small friendly airport with no long distances to walk. Ryanair also fly to Ancona, less than 2 hours away by car. If flying to Rome it is also a journey of about 2 hours by car or train. Our nearest railway station , Assisi, 5kms, is on the main Rome to Florence line. A car is essential to make the most of the many places of interest and there is parking available at the front of the property.


Enjoy the 360° view from Montefalco,22.6km,a medieval hilltown,often called the Balcony of Umbria.

Spello,14 km,another charming hilltown has a flower festival in June when the main streets are decorated with floral art.

Bevagna,14 km,is a walled medieval town and hosts the Mercato delle Gaite in June when the 4 Gaites of the town compete.

Deruta,20 km,has for centuries been a pottery making centre especially popular in the Renaissance and has a tempting array of shops selling maioliche.

Further Details:

There is a good choice of small shops and supermarkets nearby in Santa Maria degli Angeli. Most shops close at lunchtime with the exception of supermarkets, restaurants and bars. There is a specially good supermarket near S.Egidio airport, convenient for stocking up on arrival. Perugia, 22kms. lies at one end of the Umbrian valley and near the Upper Tiber Valley and has been inhabited since prehistoric times.

Originally an Umbrian settlement this fascinating city became an Etruscan town in the 6th century BC with much architectural evidence remaining today, including 6 out of 7 of the city gates.

In July Perugia stages the world famous Jazz Festival and in October there is an 8 day chocolate festival. Siena, 88kms, Florence. 174kms and Rome, 184 kms are all within easy reach for day trips and are bound to make your holiday really special. Foligno, 19kms, is a bustling market town and has many shops and historical attractions. Its main festival is the annual Quintana in September, which involves a jousting tournament between rival factions and a lavish parade in medieval costumes.

Near Terni,70 kms, amongst spectacular mountainous scenery are the Marmore Falls, created by Roman engineers in 271BC. At 165 metres, in 3 stages, they are one of the highest waterfalls in Europe and the highest manmade waterfall in the world. There is a choice of ability rated walks to the top.

Umbria provides an ideal terrain for walking and hiking. Its 7 regional parks provide a wide variety of fauna and flora. Mountain biking is also a popular pastime and there is pony trekking on Mount Subasio
