Water Mill near San Leo Bastia, Cortona Area, Tuscany, Italy - Tranquil Location, The Only Sounds Are From The Stream And Birdsong

The property comprises two separate houses located about 75 metres apart, each with its' own pool and wisteria-covered terrace with table for dining al fresco and separate barbecue.

One of the houses is a beautiful water mill, lovingly restored, retaining the original features including water which runs under the house, back through the original mill pond which is now a small swimming pool with jacuzzi and watersplash This house is ideal for a couple wanting a peaceful holiday, but there is also a sofabed in the sitting room which can be used by an extra person - this room has a bathroon with shower next door It is set by a stream in 2 acres of grounds and has lovely views from the huge arched windows in the bedroom and kitchen. The private pool with optional jacuzzi jets has been constructed in the position of the original millpond and has the spectacular feature of the millstream running into the pool and then is visible under toughened glass in the sitting room on the ground floor.

The second house is the original Millers home, larger than the mill , and has a stunning arched sitting/dining room with comfortable leather sofas .The two bedrooms have marble and travertine ensuite bathrooms Guests will enjoy the large infinity pool situated on the spacious upper terrace with garden furniture sunbeds and stunning views of the colourful garden and surrounding tree-covered hills hills

There is a common driveway through the landscaped terraces, but apart from this the properties are completely independent of one another and can be let separately or together for a larger party.

A wonderful setting for a great family time !

Il Mollino is an incredible place with its two houses offering all the comfort needed. The grounds are beatifully landscaped and offer a very quiet and relaxing haven.

san Leo bastia is pretty well located when one wants to discover that part of Umbria with Perugia only an hour away, and lots of authentic villages or charming small medieval towns easily accessible.

A special thank you to Marianne for the warm welcome and all the useful tips shared upon arrival!

Our four sons have decided a summer stay in the Mollino should become a family tradition!

Wonderful property - refurbished to high standard

My family and I (5 adults and 1 baby) had a wonderful stay at these two properties in August 2012. The mill and the miller's house are both refurbished to a very high standard and were very comfortable for us. The pool areas - in particular the stone pool at the mill were stunning. The position is very secluded and not overlooked. It is approx a 10 min drive along an untarmaced road to the houses which was a little far but worth it once you get there. We found lots of great restaurants within a 20-30 min drive. We had some small issues when we were staying there with the property but these were sorted out very quickly and courteously by the owners. Definitely recommended!

This is without doubt a quite stunning location .

The accomodation is finished to a really high standard and the pools are wonderful. The location is tranquil and quite beautiful.

This is a perfect choice for six people. I would recommend this villa/watermill without reservation. Transfer from the airport is really quick, under an hour and pretty stress free. Great welcome from Marianne. A very special holiday.

The sound of silence

The two houses were far better and more stunning than expected from the owners description. The property was in a perfect state, inside and outside.Impressing!

We travelled with two girls, 13 and 15 years old. They were totally happy and wanted to stay there. For only two evenings, we went to Cortona and Citta di Castello. We can recommend the Pizzeria " Il vecchio Granaio" in Calzolano, 10 km away.

In San Leo Bastia 5 km away you can buy everything, which is needed in the Bar Lo Spaccio. We would recommend the Mills houses for people, who search silence, like cooking and want to relax totally.

It is a high end domicile in the area Toscana/Umbria. Cortona is 30 km away, Perugia 65 km. Before our holiday here we had three hot and full days in Florence with 40 degrees. So we really enjoyed this extraordinarily beautiful location.

Activity and Interests


The nearest beach is on Lake Trasimeno,at Tuoro on the north side of the 4th largest lake in Italy. The beach is man-made and guests can hire sunbeds or take a ferry to the largest island which is famous for it's lace making.

There are several restaurants on the island and one at Tuoro where you can either have a drink whilst waiting for the ferry, or have a delicious lunch or dinner.


Perugia is the nearest airport, 45 mins drive to the house and served by Ryanair from Stansted.

Florence 2 hours.

Ancona 2 hours.

Rimini 2 hours Bologna 3 hours.

Rome and Pisa 3 hours.

Guests' own or hire car is essential.


The nearest village is San Leo Bastia approx 12 min drive, and has 2 bars, both with shops attached where guests can buy most things, including home produced prosciutto. There is also a restaurant with it's own Pizza oven and has the best fillet steak for miles!

Trestina is the nearest town where there are banks, supermarkets, bakers butchers etc - this is about 15 kms from the mill.

Further Details:

The nearest small town is Trestina, about 15 kms from Il Molino. There are banks, bakeries, bars, a hotel with restaurant, and 3 supermarkets, one with a fresh fish department.

There are numerous good restaurants within 30 mins drive of the house - one of which has a set meal at weekends - lunchtime on a Sunday can be great fun - it occupies the ground floor of the magnificent church above.

There is an exceptional restaurant in the next valley where all the produce is home-grown including occasional goat dishes.The Italian chef here is a very imaginative cook and many of our guests have taken lessons at the restaurant and been extremely impressed with his skill and enthusiasm. There are also 2 places which specialise in brunch on Sundays, an organic restaurant, and a couple of inexpensive restaurants with set meals, very busy with office workers, builders, and rarely "visitors"- so guests get to experience the true Italian way of life.

There is a horse-riding centre only a couple of minutes from the village of San Leo - they can cater for beginners and experienced riders - previous guests have said how well-run the stables is and were impressed with the condition of the horses.

We have had many comments from guests regarding the friendliness and welcome the local people have given them - especially the local bar, and restaurants. Many do not speak English, but will make every effort to help guests, and provide what they need.

Changeover Day:
Changeover day is normally Sunday. Guests should arrive between 4pm and 7pm. The house should be left by 10 am on the day of departure so that the cleaners can prepare the house fior the next guests.

  • Notes on accommodation: The Mill and Millers house have been beautifully restored to the highest standard, and guests will be delighted with the handmade tiles and bathroom fittings. The Mill is ideal for couples who want a tranquil holiday in lovely surroundings, and the Millers house being more spacious is suitable for 2 couples or a family. Guests booking both houses will have the benefit of both pools, appreciate the seclusion, and enjoy the central location for visiting famous places, but will be delighted to return to the calm and beauty of their mill home, to prepare dinner from the fresh ingredients available in local shops - maybe a barbecue on the terrace. Outside: The houses are set in landscaped gardens with colourful shrubs and flowers, each having its' own pergola-covered private terrace, with dining tables and chairs. The original mill pond at the mill has been converted into a small but interestingly shaped pool fitted with wide steps, water cascades and jacuzzi.This is spectacularly lit at night. The large infinity pool for the Millers house is situated on the upper terrace with wisteria-covered gazebo and local stone paving. There are ample sunbeds and deckchairs for each house for guests who like to read or sunbathe. The grounds are secluded, and completely private for those guests who book both houses, although since the houses are 75 metres apart and have their own pools, terraces and gardens, can be quite private and only share the communal drive. Utility Room: Each house has it's own laundry room with a washing machine and drying rack for wet days. Cleaning / Towels / Linen / Maid service: All linen is provided including pool towels. The house will be ready for your arrival and linen will be changed weekly.It is possible to have extra cleaning during your stay, payable locally.
