The villa has free WIFI, its own private pool (8 x 4mtr) situated within a large tiled area, Exterior wall lighting around the pool, the pool is cleaned twice per week by our experienced neighbour, BBQ provided for your daily use. All outdoor furniture is included, comfortable padded sun loungers, shaded area with oval shaped table & 6 chairs. Along the coast there are magnificent golden sandy beaches many of which offer a large selection of water sports for hire, The famous Nissi beach is just 5 minutes drive away, beach partys daily with UK top DJ's,10 mins drive to the town centre of Ayia Napa with it's wide variety of shops, restaurants, local tavernas, night clubs & bars. Our villa is 30 minutes drive from Larnaca airport and is perfectly located to suite all your needs. Exploring this beautiful island of love, romance, weddings, honeymoons, stag nights, water park, Luna park, crazy golf, not forgetting daily excursions on land or by sea.

About Steve

I I'm UK citizen, for the past 19 years I've been living and working in Russia. I work for a European blue chip company as Senior Construction Manager. If possible i try to spend as much time in Cyprus as i can.

Why Steve chose Famagusta region

The main reason I purchased my property in Cyprus is because someday I plan to retire their, second reason Cyprus has all year round great weather, the local people are very friendly and polite. We are within 5 minutes walking distance from the sea, local beaches with lovely sea breeze & clean air.

What makes this villa unique

The property is just five minutes drive from the fabulous Nissi beach, which provides sunbeds / umbrellas for 6 euros per day, You can travel light and make the most of the great coastline. For those who enjoy a more active holiday, you catch the nearby bus and hop off at Agia Napa, where there is plenty of bars, clubs and resturants, If you are looking for great food in the comfort of the villa we can recommend some nice take away places, we can also recommend local caterers who can provide delicious evening meals at reasonable prices. Booking Notes:
Prices are for the property per week in UK Pounds. If you decide to book with us the full balance is required 8 weeks before departure date. We will require a 25% deposit upon confirmation of your booking, the remaining 75% 8 weeks prior to departure. To ensure our villa is left as you would expect to find it, a security deposit of £150.00 UK pounds is required on rentals, fully refundable on your day of departure less damages, breakages, or loss, there is a 65 euro charge if villa is left in mess.

Changeover Day:
We prefer changeover days Wednesdays or Sundays. Our guests are asked to vacate the premises on your departure date by 12.00 am, unless agreed by owner in advance, this will give the cleaner time to prepare the villa for our next guests. Arrivals after 15.00

Notes on prices:
Prices for the property is per week plus daily rates if for example 10 days is required. All amounts our shown in UK pounds, differant currencies can be acepted at on the day of exchange rates to the pound.
Special discounts for long term winter stay can be agreed. Contact us for quotes.

Notes on accommodation: We would like to inform our guests that our villa is strictly no smoking or pets allowed inside this property, The villa is geared up for family type holidays: bookings will not be accepted for boy or girl groups under age of 30 years old, unless known by the owner. We recommend our guests to wash off suntan oils / lotions / creams prior to entering the swimming pool, An outside shower nearby the pool is available. We would like to ask our guests not to sit on the inside furniture without washing off suntan lotions/creams first, creams / oils will cause damages to the soft leather upholstery of the furniture. Outside: There is a spacious outdoor area with mature plants along both sides of the house with palm trees situated at the front, all planting area is covered by stone for low maintenance. At the rear of the house there is a large shaded patio area overlooking the swimming pool and surrounding area which is joined onto the house, this area accommodates a large oval shaped glass table & 6 high back chairs ideal for eating outside during nightime, the patio area can also be cooled from the sun by rolling down the blinds. Swimming pool area is fully fenced for privacy; swimming pool can be accessed by ladder at the deep end or steps at the shallow end. Includes large barbecue, 4 padded sun loungers with sun umbrella, & outdoor shower. Shaded patio area at the front of the house. Including two mountain bikes to help the sporty type, outside parking for two cars. Utility Room: Iron, Ironing board, Hoover, Oil filled/ Gas heaters, Wall cupboards for extra storage. Cleaning / Towels / Linen / Maid service: The villa will be cleaned prior to your arrival, clean towels & linen is provided on arrival, It is up to the holiday maker to wash & clean the linen as they see fit, additional cleaning services can be arranged with our neighbor for a nominal fee. Other: Downstair spare room has been adapted into another self contained bedroom with its own en-suite shower/toilet, large dresser unit, fold down double divan bed, wall mirror, accessable through main room or rear back door leading outside to patio area.
