I am from Ireland and a long time travel addict. I first visited Montenegro back in 2006 in a backpack trip through the beautiful Balkans. However, upon reaching Kotor Bay the scenery had ratcheted up to unbelievably gorgeous. After being more than content with my tent for years I resolved to have an apartment here! I managed to convince some of my family and now we all love the region and ‘our’ village of Prcanj. We hope that you will come and see how incredible it is.

It makes for an exclusive, peaceful and quality holiday in a fabulous country. So buy some wonderful Montenegrin Vranac wine and sit in awe on the balcony at the incredible vista all around. Or laze down at the lovely pool and terrace with compelling views over the mountain fjord.

What makes this apartment unique

I can assure you that the views from every room in the apartment and the terrace are as magnificent of any in all of Kotor bay. The pool is very private and only can be used by three of the apartments in the total of 6 (as these 3 owners pay for its upkeep). Special interest holidays:

Walks/hiking: There is a walk up the hills behind the apartment. The path starts from just before the Splendido hotel on your right hand side coming from the apartment. Walking around the bay makes a beautiful day out. The Lovcen national park is approx 50 minutes away in the mountains above Kotor and has beautiful hiking trails. The park is signposted at a turn off on the Budva road just outside Kotor. The area is fabulous for cycling whether you want a smooth relaxed cycle along the bay or up in the more challenging routes through the Lovcen park.

Further out: The dramatic Durmitor National Park in northern Montenegro contains the most stunning mountain hiking scenery with the best maintained hiking routes.

Cycling: The area is fabulous for cycling either for gently cycling along the bay or up in the more challenging routes through the Lovcen park.

Swimming/Watersports: Prcanj by Kotor Bay, SCUBA and Kayak in Bay, river rafting in the Tara gorge in Durmitor national park.

Coast/Beach:

The apartment is approx 150m to the waterfront where you will find bathing pontoons and a small pebble beach. Also you will find restaurants, internet cafe and bars. There are 2 large golden sandy beaches within 15 minute drive from the apartment block.

Travel:

Tivat airport is approx 20 minute drive. Direct flights from UK with Montenegro airlines. Dubrovnik airport in Croatia is approx 70 min drive to apartment. Direct flights from UK with BA, Thomsons, Easyjet, Flybe and Croatia Airlines. Direct flights from Dublin to Dubrovnik (Croatia) with Aerlingus, and Belfast to Dubrovnik with Jet2. I have many car rental suggestions I can send you and further information on travel and directions. Kotor and Prcanj have a great history and culture. You will really feel that you have entered a magical world out of history when you pass through the old town walls of Kotor. There are plenty of ATM/ banks, tourist shops, large selection of restaurants, outdoor sports and local daily markets selling fish, meats, cheeses etc. Prcanj is a chic mini-resort in its own right and is a really lively though relaxed quality holiday area.

Notes on accommodation: Air conditioned. Apartment and area suitable for people of all ages. Smoking is permitted. Everything included in price (except Montenegrin government tourist tax, please see booking notes). Internet modem available. PLEASE note the current TV satellite is very limited as most of the channels are now blocked. Instead I left a lot of DVD movies and a 'my passport' external hard drive connected to the TV which contains lots of movies. Note also there is no possibility to have a wifi router (that is why there is a USB modem) as there are no phone lines up the hill where the apartment block is. Outside: The views from the penthouse apartment overlooking Kotor bay have the best views from the whole block. There is a shared pool (16m2) with large patio and sunbathing area which also share the views of Kotor bay. Private parking space available. Utility Room: Utility equipment: air conditioning unit, clothes horse, iron, ironing board and other cleaning equipment. Cleaning / Towels / Linen / Maid service: Tea towels, towels, bedlinen provided and changed once (plus a refresh cleaning service) during a 2 week or longer stay. Bring own beach towels please. Other: Spacious balcony with 4 person table and chairs with clear stunning sea and mountain views in every direction. Barbecue. Also balcony space on stair way at the rear entrance door overlooks pool and mountains.

Amazing views! Wonderful apartment

We fell in love with the area and all it had to offer. The apartment offered amazing views of the bay and was really well equipped. It felt like home immediately. We stayed for a week with teenage children who also loved the place. David had already supplied lots of very helpful information inorder for our stay to be first class and it didn't disappoint. The agents were also very helpful on arrival. I would definitely recommend this apartment to anyone. Amazing!! Thank you again.

Beautiful Views over Kotor Bay

Apartment is up a steep hill which has to be negotiated in first gear, but after a couple of goes you get used to it (and the very poor Montenegran drivers). The apartment is light and airy, with lovely views over the Bay of Kotor. Easy access to all the beaches, towns and other facilities. Plenty of cafes and restaurants within walking distance, just ask for an English menu at any of them. Several little supermarkets and a great bakers. All the facilities in the apartment are good, we took the 2 little beach chairs and an umbrella out in the car but didn't need them. Lots of places just at the bottom of the hill for swimming/sunbathing.

Our only (very slight) criticism is that the linen and towels are 'tired' and we were given an empty duvet cover to sleep under instead of a sheet which didn't cover all of the vital bits, a sheet would have been nice. We only used the air conditioning once, but it is there, there is also good wifi but again we only used it occasionally. The film library is comprehensive with plenty for adults and children alike, but we preferred to sit on the balcony and watch the cruise ships come and go. We didn't use the pool, but it was clean and tidy. Best restaurant by far was the Galeon, just before you come into Kotor Old Town take turning on the left, after the roundabout at the supermarket. You don't have to spend a fortune and they have a good menu of meat, fish, etc. We went there for a birthday celebration. A nice place to spend the day is the Hotel Splendido just up the road, you can use their facilities for 17 euros a day each and they supply towels.

To register for your residency fee, go down the hill, turn left, and you'll come to the building on the left, there's a sign outside. A bit further on, on the same side, is the bakers.We collected a car at Podgorica airport, be careful, the driving is very poor, and they will expect you to just get out of the way!! I found the best way to deal with it was to just stop, and let them do the avoidance! Try to book an older car so that you're not worrying about scratches or dents! Taxis to Kotor are cheap (around 5 euros), and the bus is 1 euro and stops outside the minimarket at the bottom of the hill. Plenty of leaflets and brochures in the apartment. we particularly enjoyed the river rafting and the boat trip on Lake Skadar. Overall, a beautiful place to stay, and I would thoroughly recommend it for adults only or families.

They sometimes just don't get these things right despite a lot of reminders! I am sorry again as that was just not right. Thanks as well for some excellent advise for other visitors and I agree with all your tips. Yes defensive driving is key around these parts! I love as well the Lake Skadar region and the river rafting on the Tara river. A very well presented, clean and tidy apartment with fantastic views across the bay of kotor.

My family and I have just returned from a two week stay at this apartment. The apartment is very clean and tidy with fantastic views across the bay of kotor. It is at the top of a rather steep hill, which is fine if you like a steep walk of around 7-10 mins. The apartment and on other has use of a pool which is fine. It is in the shade for most of the afternoon and in the sun in the morning. At the bottom of the hill is a fantastic restaurant the Konoba Lanterna. Very reasonably priced for UK prices and superb quality and quantity. It is well worth making the effort to speak to the waitress and waiter. They are really friendly. There are other restaurants within a 10 min walk of the bottom of the hill. The drive along the coast road is a bit challenging, possibly because of the time of year being so busy. Much of the road only has space for one car, and passing is difficult with water being one side and high kerbs, rocks or drain gulleys the other. You take your chance with buses, cars and trucks coming from the opposite direction.

If you have a small car and want a quiet place with great views this apartment is perfect. For a family in the middle of summer (temperature in the high 30s) it can be a bit of a challenge.There is a small beach within walking distance which is lovely, get on it early or it fills up quickly. Bigger beaches are 40 to 45 mins drive away.

super renter, super apartment in a super place!

we have been advised by so many people to make a trip to montenegro as it is one place we have never been.....and how glad i am that we went! there were many places advertised to rent but as soon as we got talking to David, he really made us feel very comfortable renting this place with his knowledge and detail in communicating with us. when we arrived the apartment is in a wonderful location, situated on a hill to provide the most wonderful views. really something special to wake up to. the apartment itself was very very clean, had everything you need for a vacation and was not too fancy which made it feel very comfy and homely. Kotor is a beautiful place with some awesome history and incredible buildings. we had a truly amazing time and would definitely recommend visiting this country with this great apartment. thanks David! we will be back!!

The property is up a hill about 5 minutes walk from the waterfront village of Prcanj. There are lovely views from the balcony across the water to the old town of Kotor, the mountains & passing cruise ships. there is a bus service to Kotor for 1 euro per person or a taxi for 4 euro's.

Magical moonlight in Montenegro

My lasting memory of this wonderful holiday is the stunning full moon we could see from the balcony on our first night in Kotor Bay. The views are really spectacular from here and we ate most meals outside to make the most of it. This is a very stylish and modern appartment , fully equipped and tastefully decorated. It is in a quiet appartment block and has on site parking. Our young children Liam and Nina especially liked the clean and warm paddling pool behind to splash around in.

The appartment is ideally situated in Prcanj a lovely village on the shores of Kotor Bay which has a number of excellent restaraunts and a convenient mini market. The locals are friendly people and very helpful. We found the food to be excellent and especially enjoyed the local ham and cheeses which the owner kindly arranged to have stocked in the fridge for our arrival along with a great bottle of local red.Nice touch! He also allowed us to extend our stay at very short notice which was much appreciated.

There was plenty of info on activities and sightseeing to hand and we found it an ideal base for exploring Montenegro with easy day trips to Skadar Lake, the beaches of Lustica Bay and the jaw dropping drive back down from Lovcen National Park mixed in with lazy days paddling and playing in the warm clean waters of Kotor Bay.

We found this porperty to be excellent value for money in a stunning location and can't wait to go back.

RENTAL AGENCY (REMOTE CONTROL) CONDITIONS:
1. Remote Control will allow access to the apartment no earlier than 15:00 on the date stated as beginning of the hire period. This is to ensure the property is clear and clean from any prior occupants. Early access may be granted to the apartment dependent on prior check out and upon advance request.
2. Check out time is 11:00 on the date stated as the end of the hire period.
3. The apartment must not be used as part of or in conjunction with any illegal activity. Remote Control is not responsible for any injury or death caused by misuse or the undertaking of illegal activities in the apartment.
4. None of the appliances or contents of the apartment must be used for any other purpose then that described in the instructions provided. If damage to any of the apartment contents or appliances is caused by not complying with the instructions and not as a result of normal use, the cost of repair or replacement will be subtracted from the deposit held on the apartment. (See Deposit and Payment)
