I am from Ireland and a long time travel addict. I first visited Montenegro back in 2006 in a backpack trip through the beautiful Balkans. However, upon reaching Kotor Bay the scenery had ratcheted up to unbelievably gorgeous. After being more than content with my tent for years I resolved to have an apartment here! I managed to convince some of my family and now we all love the region and ‘our’ village of Prcanj. We hope that you will come and see how incredible it is.

we have been advised by so many people to make a trip to montenegro as it is one place we have never been.....and how glad i am that we went! there were many places advertised to rent but as soon as we got talking to David, he really made us feel very comfortable renting this place with his knowledge and detail in communicating with us. when we arrived the apartment is in a wonderful location, situated on a hill to provide the most wonderful views. really something special to wake up to. the apartment itself was very very clean, had everything you need for a vacation and was not too fancy which made it feel very comfy and homely. Kotor is a beautiful place with some awesome history and incredible buildings. we had a truly amazing time and would definitely recommend visiting this country with this great apartment. thanks David! we will be back!!

Excellent views

David, the owner is very friendly & very good with information on the area, car hire etc. Daniel, the local rep is also very helpful

The property is up a hill about 5 minutes walk from the waterfront village of Prcanj. There are lovely views from the balcony across the water to the old town of Kotor, the mountains & passing cruise ships. there is a bus service to Kotor for 1 euro per person or a taxi for 4 euro's.

Magical moonlight in Montenegro

My lasting memory of this wonderful holiday is the stunning full moon we could see from the balcony on our first night in Kotor Bay. The views are really spectacular from here and we ate most meals outside to make the most of it. This is a very stylish and modern appartment , fully equipped and tastefully decorated. It is in a quiet appartment block and has on site parking. Our young children Liam and Nina especially liked the clean and warm paddling pool behind to splash around in.

The appartment is ideally situated in Prcanj a lovely village on the shores of Kotor Bay which has a number of excellent restaraunts and a convenient mini market. The locals are friendly people and very helpful. We found the food to be excellent and especially enjoyed the local ham and cheeses which the owner kindly arranged to have stocked in the fridge for our arrival along with a great bottle of local red.Nice touch! He also allowed us to extend our stay at very short notice which was much appreciated.

There was plenty of info on activities and sightseeing to hand and we found it an ideal base for exploring Montenegro with easy day trips to Skadar Lake, the beaches of Lustica Bay and the jaw dropping drive back down from Lovcen National Park mixed in with lazy days paddling and playing in the warm clean waters of Kotor Bay.

We found this porperty to be excellent value for money in a stunning location and can't wait to go back.

We had a lovely holiday in this apartment. It was a great location with beautiful views. We found it very good exercise walking off the lovely meals we ate at the various restaurants located on the main sea road, all walkable within 30 minutes even the very farthest ones. However you only need to walk to the front for the couple of local ones which only took 10 minutes. The owner was very helpful and co-operative with any questions we asked. Also this apartment is very reasonably priced. We would recommend Montenegro and the Bay of Kotor and you cannot choose better than this apartment.

Majestic Views of Kotor Bay

Marvelous... that's how we'd describe all aspects of our stay, from the lovely apartment to the majestic countryside! We could not have asked for a better vacation location. The apartment was a splendid home base that provided amazing views of Kotor Bay both day AND night. The balcony had ample space for sitting out to dine and to view the beautiful bay and mountains, and the floor to ceiling windows in the bedrooms allowed you to go to sleep and wake up to the gorgeous views as well. All of the apartment amenities were excellent and although we mostly dined at restaurants, it was lovely to buy fresh eggs and foodstuffs from the little shop at the bottom of the hill from the local folks and enjoy some leisurely meals in the quiet and peaceful setting of the apartment. The owners provided us with excellent information about attractions/destinations in and around the area when we booked so we were well-prepared even before arriving and were able to spend all of our time enjoying the types of excursions that suit our travelling style rather than spending time trying to decide what to do after we arrived. Their help allowed us to enjoy every second of our time there! The apartment is in an ideal location for day tripping by car, bus (a great experience and very convenient!) taxi and even boat (which will practically deliver you to your bed!) with just a quick jaunt up or down a rather steep but short hill climb. The climb allows you just enough time to stretch your legs after indulging in Montenegro's delightful cuisine. We truly enjoyed our stay here; amazing days, amazing nights, amazing memories!

Super introduction to Montenegro

The bay of Kotor is truly spectacular and I can think of no better vantage point from which to enjoy it than the balcony of this modern and well appointed apartment. Good stuff: the views - amazing; the apartment - clean, modern, well equipped; the position - ten minutes from Kotor with a few nice restaurants in walking distance. Minor quibbles: it's a steep five minutes walk up from the waterfront; UK tv channels and internet are poor (but we didn't go to Montenegro to watch telly or answer emails!).

We loved this place and would recommend it heartily.

I am always delighted when guests both like the apartment and the area. Yes certainly it is a steep walk uphill! Good for the exercise or an excuse to stick to the car! But that is how you get the peace and the views. I do also sympathise and agree with the quibble about the TV and internet. I do appreciate that the current set-up needs to be well improved and I will modernise these things for the next season. I have left it this way for this year as digital ready TVs have just come in to Montenegro this year and I will be over in spring 2015 to purchase a brand new digital system / large screen TV and to sort out a better satellite source. I hope that I can also improve the internet (the modem seems fine for PCs but has given problems with Macs, and obviously does not work with tablets). The problem has been that there are no phone lines up the hill so no chance to have a regular wifi router. But I hope I can find something better for next season. Thanks again for being lovely guests and I'm glad that you had a great holiday in Montenegro.

Our sensitively sized complex of only 6 apartments is important for the environmental protection of this unique UNESCO heritage site. It makes for an exclusive, peaceful and quality holiday in a fabulous country. So buy some wonderful Montenegrin Vranac wine and sit in awe on the balcony at the incredible vista all around. Or laze down at the lovely pool and terrace with compelling views over the mountain fjord.

Special interest holidays:

Walks/hiking: There is a walk up the hills behind the apartment. The path starts from just before the Splendido hotel on your right hand side coming from the apartment. Walking around the bay makes a beautiful day out. The Lovcen national park is approx 50 minutes away in the mountains above Kotor and has beautiful hiking trails. The park is signposted at a turn off on the Budva road just outside Kotor. The area is fabulous for cycling whether you want a smooth relaxed cycle along the bay or up in the more challenging routes through the Lovcen park.

Further out: The dramatic Durmitor National Park in northern Montenegro contains the most stunning mountain hiking scenery with the best maintained hiking routes.

Cycling: The area is fabulous for cycling either for gently cycling along the bay or up in the more challenging routes through the Lovcen park.

Swimming/Watersports: Prcanj by Kotor Bay, SCUBA and Kayak in Bay, river rafting in the Tara gorge in Durmitor national park.

Coast/Beach:

The apartment is approx 150m to the waterfront where you will find bathing pontoons and a small pebble beach. Also you will find restaurants, internet cafe and bars. There are 2 large golden sandy beaches within 15 minute drive from the apartment block.

Travel:

Tivat airport is approx 20 minute drive. Direct flights from UK with Montenegro airlines. Dubrovnik airport in Croatia is approx 70 min drive to apartment. Direct flights from UK with BA, Thomsons, Easyjet, Flybe and Croatia Airlines. Direct flights from Dublin to Dubrovnik (Croatia) with Aerlingus, and Belfast to Dubrovnik with Jet2. Indirect: Various options, for example, Germanwings.com via Cologne. Car hire and taxi’s available at airport. Buses to all major stops along Bay from Dubrovnik.

I have many car rental suggestions I can send you and further information on travel and directions. Kotor and Prcanj have a great history and culture. You will really feel that you have entered a magical world out of history when you pass through the old town walls of Kotor. There are plenty of ATM/ banks, tourist shops, large selection of restaurants, outdoor sports and local daily markets selling fish, meats, cheeses etc. Prcanj is a chic mini-resort in its own right and is a really lively though relaxed quality holiday area.

A 20% non refundable deposit is required to secure booking. The balance is to be paid no later than 4 weeks prior to arrival. Payment accepted in Euros/UK Pounds. Refundable breakage/damage deposit of 150 euro (or 150 sterling) payable in cash on arrival. Please note that all tourists in Montenegro are required to pay tourist tax on arrival.   • Notes on accommodation: Air conditioned. Apartment and area suitable for people of all ages. Smoking is permitted. Everything included in price (except Montenegrin government tourist tax, please see booking notes). Internet modem available. PLEASE note the current TV satellite is very limited as most of the channels are now blocked. Instead I left a lot of DVD movies and a 'my passport' external hard drive connected to the TV which contains lots of movies. Note also there is no possibility to have a wifi router (that is why there is a USB modem) as there are no phone lines up the hill where the apartment block is. Outside: The views from the penthouse apartment overlooking Kotor bay have the best views from the whole block. There is a shared pool (16m2) with large patio and sunbathing area which also share the views of Kotor bay. Private parking space available. Utility Room: Utility equipment: air conditioning unit, clothes horse, iron, ironing board and other cleaning equipment. Cleaning / Towels / Linen / Maid service: Tea towels, towels, bedlinen provided and changed once (plus a refresh cleaning service) during a 2 week or longer stay. Bring own beach towels please. Other: Spacious balcony with 4 person table and chairs with clear stunning sea and mountain views in every direction. Barbecue. Also balcony space on stair way at the rear entrance door overlooks pool and mountains.
