Villa in Kalkan, Mediterranean Region, Turkey - Meltem has a heated pool. Beautiful peaceful setting, and a short 8 minute walk to the old town

Villa Meltem is your home away from home. The pool is heated. Located just 8 minutes walk into town, where you will find restaurants and bars galore to suit all tastes and budgets. The town has its own pebble beach with crystal clear water. There are many beach clubs situated in and around Kalkan - water sports are available from most beach clubs. Kalkan town is sophisticated and relaxed - there are so many restaurants to choose from with a wide range of foods available to suit all budgets. If you wish to go to alternative beaches Patara is just a 30 minute bus ride, or a 10 minute drive. Kaputas Bay is also close by and can be accessed by a 15 minute bus ride or a five minute car journey. Patara has toilet and shower facilities, Kaputas has a few umbrellas and basic toilet facilities - you can also hire beach beds and umbrellas . Boat trips from Kalkan harbour are highly recommended and you can either hire your own boat for the day or join one of the many day boats that leave to cruise around the nearby islands and coastline. There are many historical sites in the vicinity that are well worth a visit. Xanthos is a UNESCO world heritage site and Letoon and Patara also boast some fantastic ruins.

Patara is the birthplace of the original Santa Claus, St Nicholas. He became a bishop in the town of Demre which is about an hours drive from Kalkan.

You could consider incorporating a trip to Kekova which has a sunken city with a detour to Demre which as well as the church boasts some great catacombs and ruins.

There is paragliding available, jeep tours and safaris, and white water rafting in Saklikent .

Saklikent gorge is up to 1000ft deep in places and a guided tour through to the top of the gorge is great relief in the very hot summer. It is half an hours drive north of Kalkan and inland. The fees are very reasonable and discounts are available for students with their Student ID. Once inside you can get a guide who for a small fee for your group will take you and guide you up the gorge. Wear swimwear and get some diving shoes like you would wear on pebble beaches or for coasteering. You can hire or buy them at the gorge but we always think that your own are always best. They also come in handy when walking on hot sands instead of flip flops.

Superb accommodation, great facilities and great location

We were guests at the property for a week in August. Great to have a water machine and bottled water delivery. Internet telly worked a treat for the Olympics. The roof terrace was a super place for early evening drinks prior to wandering in to the old town to one of the hundreds of rooftop restaurants. After fantastic meals and more drinks we tended to opt for the £3 taxi to get us home. Just laziness in the heat.

Meltem is very well appointed and every comfort was taken care of. Too hot to take advantage of the table tennis table. Read loads of books, and just chilled out for the whole time. Wonderful place

Super family holiday in a great location

We have stayed in many Villa's and Villa Meltem is definitely up there with the best. It is well appointed, all fixtures and fittings are of a high standard and the views of the Town and bay from the rooftop terrace and the many balconies are breathtaking. The walk to and from the town centre includes a number of steep hills but taxi's are numerous and very cheap if you are not feeling particularly energetic.

We were all very impressed by Kalkan, with its relaxed sophisticated atmosphere and numerous restaurants and cafe's it felt more like a Cote D'azure resort than Turkey.

Overall summary, superb villa in a great resort making a superb family holiday.

Beautifully appointed villa, fabulous views

Lovely property over 4 floors. Very nicely decorated and appointed with modern appliances. Bedrooms all have nice bathrooms and balconys. Beautiful views from both pool area and balcony.

15 minute walk into town, and to local bakery and shops. Definitely need local taxi service!

Nice large fridge/freezer on ground floor - but long way to take ice to top floor to watch sun set!

Owners really helpful as was Roger in Kalkan.

Definitely will return - only disappointment was TV reception (children and sport to escape heat).

If you are considering staying in Kalkan you are making an excellent choice. The town is charming and the locals couldn't be more friendly. There are so many restaurants all serving good quality food it is hard to choose but our favourites were: Doy Doy, Kaptan, Alternatif, Moussaka and Nur.

So now you are trying to decide which villa to book. Well I think you would find it hard to beat Villa Meltem!

The communication from Len (the owner) is brilliant from first enquiry to return home. Roger met us at the villa to show us around and answer any questions and is on hand if you need anything.

The villa itself is wonderful, exceptionally clean and very well equipped. The pool is a great temperature and the views from all the rooms and outdoor areas are outstanding. The roof terrace is fantastic and everyone enjoyed the table tennis in the basement. The only thing I would say is a couple of fans would be welcome in the table tennis room but other than that I could not fault anything about Villa Meltem.

We have stayed at many very nice villas around the world over the years but Villa Meltem ticks all the boxes. Many villas say they provide beach towels but when you arrive they are old and thin so we still took our own but at Villa Meltem even the beach towels provided were lovely quality, thick and clean so no need to waste space in your luggage!

A trip to Oludeniz beach was great the teenagers went parasailing and went out on the flatbed and thoroughly enjoyed themselves. We also went to Saklikent Gorge and as well as walking through the gorge went rafting and had a mud bath!

We would highly recommend Villa Meltem and hope you enjoy your stay as much as we did!

Perfect Location

Villa Meltem is a fantastic property with all the equipment you would ever need for your holiday. It's location must be one of the best in Kalkan, offering stunning views whilst being only a 10min walk to the towns bars and restaurants. Len the owner and Roger the property manager were extremely helpful, making for a hassle free stay. Would highly recommend Villa Meltem to anyone thinking of holidaying in Kalkan

The ultimate villa (7 stars)

It's taken me a little while to review Villa Meltem (sorry) but my head is back in Meltem space again as we count down to our second visit to this remarkable, luxury Villa. I'm not going to waste my characters on Kalkan - suffice to say it's the perfect destination for discerning families and couples. Where do I start? Lets start with the location - couldn't be better, I agree with Len, it's a steep climb for the last few metres but my 4,7 and 9 year old managed it with ease. I guess it's like anything the elevated position of the villa gives you breathtaking views from every bedroom and the olympic proportions of the roof terrace are world-class (recently spent 5 nights in Taormina, Sicily and the views didn't compete, in fact I even showed a Canadian couple the views from Villa Meltem when we were talking about the merits of Turkey). We booked the same two weeks in August 2015 within 12 hours of landing back in the UK last year, I've never done that but I'm so glad I did. I'm incredibly fussy, I'm the sort of person (annoyingly) that moves tables 3 times in a restaurant until I'm happy, I'm that picky! So the Villa… HUGE, but not so huge that it feels cavernous, it has lovely little characterful spaces, so many in fact that every member of my 5-strong family found their perfect spot. My youngest daughter loved the lounging/reading area - she pretty much made it her den. My son loved the table tennis room and spent hours pink ponging back and forth and my eldest daughter loved chilling out on her balcony with wifi. Every element of the villa is an incredibly high standard - the owners even agreed to supply a garlic press and oven gloves for this year - but that was my ONLY fault. The pool is incredible with the lovely covered seating area - especially with the built in gin & tonic hatch! The bedrooms and all the en suites are a high standard - spotless and spacious - the sort of standard you'd expect in a 5 star hotel. There's no question that this Villa is worthy of the price tag - yes, you could pay a little less in Kalkan, but I think these owners have got it spot on. The perfect retreat for couples who want to share a villa and still have their own space, or like us a busy family with varying needs - my husband loved the reliable wifi as it allowed us to stream napster and link to our bluetooth speaker near the pool. It's a small consideration but even the local area information was useful. Love it… Villa perfection.

We maintain the villa to the highest standards and are constantly seeking to improve the villa and its contents. We own this villa as we think it has the right balance between brilliant sea views and also its accessibility to the Old Town. The roof terrace is a great place to wind down at the end of a day with a drink overlooking the bay.

Activity and Interests


Kalkan Town beach is less than 1 kilometre. (Blue flag pebbled)

Patara is 10 kilometre. (Nature reserve (12 miles or 18km) of white sandy beach with dunes where turtles nest)

Kaputas 5 kilometre. Sandy cove with beautiful azure coloured water (lots of steep steps down to this secluded beach- popular with locals.


The nearest airport is Dalaman - charter flights run out of many UK airports throughout the year. The transfer to Kalkan is approximately 1.5 hours - I can arrange your transfer and I car hire for you.

Antalya airport is approximately a 4 hour transfer - transfers can be arranged.

The villa has a wi fi internet connection.

There is a house phone for local calls and incoming calls - cheaper for your family and friends to call you than your mobile phone, although I would recommend Viber, Skype, and Whats app

There is a local mobile phone with sim card available for contacting agent.

Local supermarkets 10 minute walk - supermarkets will deliver your shopping to the villa.

Market 10 minute walk - help each week on Thursday good for produce and locally made products.

Other markets are Fethiye on Tuesdays and Kas on Saturdays

Kalkan town 8 minute walk - many local bars and restaurants for all tastes and budgets.

Kalkan town shopping - beautiful shops for clothes, bags, homeware etc.

There are many ATM machines now in Kalkan.

Our local team will be available to help you find your feet and guide you in right direction; you will be met shortly after arrival and they are available throughout your stay to help you whenever needed.

From the Owner

Meltem is a large villa on a 750m2 plot with stepped gardens affording lots of privacy compared to many villas in Kalkan. It is an easy walk to the the Old Town and harbourside. The pool is heated so you can swim without shivering from April through to October. There is table tennis in the basement and the kitchen is fitted to a high standard boasting an induction hob rather than the traditional gas hobs with bottles often found here. The TV in the lounge has IPTV as well as a satellite system. This means the occupants can benefit from being able to watch virtually any channel braodcast in the UK along with many other european and Turkish channels. There are fantastic views from all bedrooms, all communal rooms and the outside pool area and dining terrace.

  • Outside: Very large private pool, which is heated, with seats within the pool for the very hot days. The pool has tiled stairs into the pool for easy access. The pool is 2 metres deep. There is a children's pool separate from the main pool. There are eight sun beds with deep cushioned mattresses around the pool. There are tables and chairs for al fresco dining that can seat up to 8-10. The pool boast uninterrupted sea views and the gardens surround the villa and there are pomegranate trees, rosemary bushes, prickly pear cacti, lemon trees, bougainvillea trees and much more around you. Utility Room: Washing machine, iron and ironing board are located on the lower level utility area. There is also a large American fridge with freezer compartment . Next to the utility is a games room with a table tennis table Cleaning / Towels / Linen / Maid service: The house will clean for your arrival - there will be fresh bedlinen and towels. The towels and linens are changed midweek. Beach towels are also in the villa for the guests use. Other: The roof terrace has commanding views from the mountains , across Kalkan bay and round to Kalamar Bay. There is a lovely covered seating area for 8 which is perfect place to relax for drinks before going out or just to sit and take in the surrounding
