Villa Zeytin Koru, Kalkan, Mediterranean Region, Turkey - Stunning Sea-Views, Peaceful Location 15-20 Mins Stroll To Kalkan Old Town, Less Than 10 Mins To Sea

All bedrooms are en suite and have direct access to the pool terraces. The main living area and kitchen are on the first floor with a large covered dining terrace and external steps down to the pool area. There are extensive terraces and gardens around the property offering a choice of sun or shade at all times of the day as well as a roof-top terrace to make the most of the lovely views. The large swimming pool is attractively shaped and there is a separate children’s pool. The villa is very close to the Kalamar road so it is a fairly flat 15-20 minute stroll to and from the top of Kalkan old town. This makes it possible to walk into the centre of Kalkan even in the height of summer and it is a pleasant stroll back after dinner without the need to take a taxi. The sea-front and beach-club at Kalamar Bay are closer but the walk is obviously steeper. There are mini-markets and cafés close to the villa (within a 3 minute walk) so a car, although useful, is not essential.

To increase the flexibility of the accommodation we provide a single sofa bed that can be placed in any of the lower bedrooms and a small twin sofa bed in the top bedroom. 2 further fold up beds and 2 cots are also available. We can sleep more than 8, but prefer to advertise 'up to 8 persons' .

We have catered for many families with children over the past few years and consider ourselves 'kid friendly' as well as the 2 cots and a high chair we now have 2 buggies, plastic bowls etc. a selection of swim vests and several child 3/4 wetsuits (for use early and late season)

Stuart offered lots of advice before we booked and was so friendly and welcoming and sent us lots of information once we had booked the villa. Emailing us Maps, local information and recommendations. There was a welcome pack with food and drink waiting for us on arrival along with a spotlessly clean and inviting place to stay. My Husband and I travelled with our 2 young children and they had a ball. They loved the pool, all the outside space, TV, Games and of course the amazing games room. The Vila is in a perfect location, there is a excellent Restaurant at the top of the road. Plus lots of choice a short walk into town. We had a car which meant we could explore more, which I recommend. But, this is not necessary as the village of Kalkan has more than enough to tempt. Great Villa, Amazing location. Thank You!

Our 2nd visit to the villa and you don't go back to a place unless you are happy and we were more than happy! I'm sure there will be someone out there who could find fault with the villa, customer service etc but I would suggest in such circumstances any "problem" is more likely to be with the person. Great facilities, some lovely local restaurants - highly recommended!!

First Class Accommodation in Excellent Location

Beautifully appointed accommodation, with all that you could wish for in a holiday rental. The bedrooms were comfortable, and there was plenty of room to relax - both inside and outside. Good restaurants nearby, and the walk into town was not arduous at all....and the taxis cheap for the return up the hill after evening meals in the town. All in all, we had a most wonderful 8 days spent at the villa and delights of Kalkan. Can't wait to return.

Another Great Stay

Our second stay at Zeytin Koru and it was even better than last year! Bathrooms had been upgraded which was a bonus and though we did not use it a much better BBQ has been installed. We did not use the BBQ it as there are two new excellent places to eat within a 2 minute walk now making 4 or 5 excellent restaurants within a stones throw from the villa. Still the town itself is a wonderful for eating with so many amazing places to eat. Once again did some proper swimming in the morning due to the excellent size of pool. For those with little kids there is a small part of the pool which is ideal for them to paddle and out of the sun. Loved playing Ping Pong hours of fun, all in all another great holiday. The standard of the villa is superb, all the little things have been thoughts off, so many glasses which makes a refreshing change. If you want to stay in Kalkan look no further, we have stayed in 3 times in Kalkan and would return to Zeytin Koru everything time!!

A fabulous stay at villa Zeytin Koru

We arrived at villa Zeytin Koru in the early hours of a Saturday morning following a good transfer from Dalaman which was arranged via the owner. It was lovely to arrive to a welcome pack consisting of beer, wine, fruit juice, milk, tea, coffee etc a perfect way to start the holiday! The villa itself is lovely, was spotlessly clean and spacious, with lovely outside space and a fantastic pool. It is actually a traditional Turkish style home, with three bedrooms on the ground floor and the living room & kitchen / diner on the first floor leading onto a lovely terraced area which gives superb sea views and is a lovely place to eat and drink. This type of layout is excellent, as the bedrooms all give easy access to the pool area, so although it feels odd at first, it's very practical.

The facilities within the villa are ideal and plentiful, the dishwasher is a god send, the Sky TV was a bonus and the owners even have a little mobile phone left there for you so that the English lady who manages the place for them, Sharon, can contact you or vice versa should the need arise (she gives excellent advice on shops, bars & restaurants etc and lives locally). There is also a very good BBQ on the first floor terrace which we used a couple of times, cooking lovely steaks whilst drinking cold beers looking out to sea is a must!

The location of the villa is very good, a car is not required, as it's a ten minute stroll into town (Kalkan is quite hilly but the walk along the Kalamar Road is more or less flat) and if you know the Turks, you'll know that the shop or minimarket owners and most bar / restaurant owners will pick you up or drop you back if you ask. Otherwise, it's a couple of quid in a taxi.

As for places to eat, we have holidayed in Turkey for the last 4 years and never had a bad meal, the food standard is brilliant and caters for all. There are so many places to eat in the old town (too many to mention), with several lovely places close to the villa along Kalamar Road such as Cafe Vita (good for breakfast and BBQ night), Yelkin, Kaptans and more besides.

Overall we were very happy indeed and would highly recommend this villa.

Villa Zeytin Koru Kalkan

A very well appointed spacious villa with fabulous views.

Everything about this villa is good. The pool is a good size and was warm in May. The owners look after the villa very well and are continually upgrading the facilities. There are several good restaurants within 200yards of the villa. The town is a half mile walk and is very picturesque.

Lytham St Annes

Excellent, as always!

We've just returned from our 4th stay in Zeytin Koru since Cath and Stuart took over the ownership.

It's a lovely spacious villa with the best pool we've come across in all our visits to Kalkan. I won't reiterate the deservedly complementary comments that others have already made, but what we really appreciate is the ongoing programme of improvements. There are an increasing number of rival villas to choose from in the area but every autumn/winter Stuart redecorates throughout and also either renews or improves some aspect, either from his own observation or even from guest suggestions. For example, two years ago he installed a lovely new kitchen as part of his plans for the villa. Last year we let him know about drainage problems on the first floor terrace after the planters had been watered. So he has now completely re-tiled it and we know drainage is no longer a problem as it was thoroughly tested in a downpour 10 days ago! I gather he intends to update some of the en-suites this year, so every year we look forward to seeing what else has changed.

It's this attention to detail which helps to keep Zeytin Koru so special and I would definitely recommend it. It's ideal for groups and families and, even at our increasing age, we enjoy the stroll into town each evening and just get a taxi back if we're feeling lazy.

We're still missing our leisurely breakfasts on the terrace, gazing out at that view!

Thanks for taking the time to provide feedback, it's such an important part of managing a rental villa. Sorry to hear about the rain but at least it tested the drainage on the terrace (it helps when the drainage points are not at the highest points!). I'm setting off to Kalkan myself in 2 weeks to close down and start this winters work program that you correctly point out will include upgrades to some of the en-suites.

From the Owner

We first travelled to, and fell in love with, Turkey on our Honeymoon in 1988. We stayed near Ölü Deniz and in our third week we hired a car and drove down the coast road from Fethiye to Kaş. As we were driving a particularly picturesque bay caught our attention and we stopped to take a photograph of the small cluster of white-washed buildings splashed with purple bougainvillea nestling at the foot of the hillside around a small harbour. This was our first glimpse of Kalkan. Four years later we stayed in Kalkan for the first time. We have visited on many occasions since before eventually fulfilling our dream of buying a Villa in this beautiful location. We have also enjoyed holidays in many other lovely places in Turkey and elsewhere in the World but Kalkan remains our favourite.

Activity and Interests

Nearest Airport : Dalaman at 115 Kilometres Nearest Barpub : Yelkin Bistro and bar at 75 Metres Nearest Restaurant : Yelkin Bistro and bar at 75 Metres Nearest Beach : Kalamar Beach club at 500 Metres Car: not necessary

Kalkan has six areas, Kalamar, Ortaalan, Kiziltas, Koyici, Komurluk and Kisla. Our villa is situated along the Kalamar rd, just before it drops down steeply into the bay, from our villa to the top of the old town the walk takes approx 15mins along a well lit road with footpath, passed several cafes and bars. Within 2-5 mins from the villa there is a choice of several excellent restaurants, cafes and two mini markets.

Kalamar Bay less than 10 mins walk down hill with some of the best snorkeling in the region, a beach club with restaurant sun loungers canoes floating trampoline etc. and diving club

Kalkan's beach is a short walk thru the village.

Kalkan also has many beachclubs some have access via free water taxis

Kaputas Beach is a lovely sandy swimming cove at the foot of a striking mountain gorge, 10 mins from Kalkan.

Patara Beach, voted one of the top beaches in the world by The Times Online is just 15-20 mins from Kalkan.

There are several historical sites local to Kalkan.

Many day trips are available locally, highly recommended:

Day out on a boat from the harbour (either private or shared).

Kekova sunken city.

Saklikent Gorge.

Kaya Mountain farm BBQ.


Dalaman airport is nearest - 120km by car (90-120mins drive), Antalya airport is a possibility but is further away - 280km (3-3.5 hours). The owners can organise private transfers (air-con & fully insured cars or mini-buses) from the airport upon request. Many guests prefer to drive themselves, the road from Dalaman is direct and easy to find. please ask for transfer and car hire prices.

Please note you may need to buy an evisa prior to you visit ($20).


Fethiye is a town 1 hour along the coast in the direction of the airport, it has a vast weekly food market & fish market & many shops. Kas is a small town 20 mins in the opposite direction on the other side of Kalkan which makes for a pleasant afternoon out. Up into the Taurus mountains behind Kalkan there is a wealth of small villages, historic sites, natural sites such as waterfalls etc to be visited. (Organised tours operate throughout the season.)

Further Details:

According to the Sunday Times, "Kalkan attracts the kind of visitor who would also enjoy the likes of Tuscany or the Dordogne regions." The Guardian likens the town to "the Italian Riviera minus the poseurs."

Kalkan curls snugly around a charming harbour and overlooks a beautiful bay in which two small islands seem to magically float upon the shimmering sea. The narrow streets that wind their way down to the harbour are lined with old whitewashed buildings, with small boutique shops together with a fantastic array restaurants, cafes and bars.

All the basics - post office, banks, ATM, supermarkets are in Kalkan. Kalkan is quite well known now for it's many restaurants & generally high quality of food & service. There are also a few low-key bars. There are Turkish arts & crafts too - carpets, ceramics, glass, jewellery as well as clothes, ornaments etc shops. Watersports and diving are available as well as paragliding. Regarding children: Whilst there is not much in the way of organised entertainment for children in general the nature of Turkish culture means Kalkan is very child-friendly. The village centre itself being small means previous families have felt able to allow their children far more freedom to explore or go off shopping etc on their own whilst staying here.

From the Owner

We chose this architect designed villa for the large high rooms, practical layout and the size of the plot with mature olive and fruit trees giving a wide choice of private outside areas. Being above Kalamar bay, facing SSW (looking out at the islands), we get sunshine on the pool all day. The Villa is close enough to easily walk to and from the centre of Kalkan yet it is far enough away to enjoy the peace and quiet. There are several restaurants, cafes and two mini markets close to the villa (within 2-5 mins) so even in the hottest weather you can walk to a selection of eateries, get a take-out etc.. Having two teenage sons we realise that having a good sized pool, gym equipment, table tennis, a games room, Wifi, Sky TV etc. can be important as they allow mum and dad to relax in the sun or shade with a glass of efes and a good book.

  • Notes on accommodation: The main accommodation is split over 3 floors, ground floor comprises of 3 en-suite bedrooms each with direct access to the pool. The first floor has the main living area and kitchen, the lounge and dining area can both seat 8 people whilst the large first floor terrace is perfect for dining can also seat 8. The top floor has the 4th bedroom with en-suite 'wet room' this can be accessed via internal or external stairs and has its own large roof terrace with seats, table, sunbed and stunning views. Sofa beds in the Lounge and twin room (singles) and roof bedroom (small double) provide flexibility. iPhone/iPod docking stations are provided in the lounge and bedrooms. A selection of games and a Nintendo Wii. UK SKY TV (inc movies, sports and BT sports) Telephone (local calls only) and mobilephone PAYG provided Highspeed Wifi internet. The games room has air hockey and table football. Large backup/reserve water tank A 360 virtual tour of the property is available on our website. The hammock in the lower garden provides a perfect place to escape with a book. Shaded off road parking is provided.
