New for 2016 is Kippys garden which is the perfect south facing amphitheatre of the continually changing scene, atmosphere and sound of fish town.This late 17th century fisherman's cottage next to the Quayside hotel, king Street,with wonderful views of Brixham,s inner and outer harbour and the torbay coastline

and further to lyme bay (the jurassic coast) to the east.

To the pub ! 38 paces to the Ernie Lister Inn, 80 paces to the Maritime Inn and 120 paces to the New Quay Inn.

Kippys cottage is ideal for all. Can sleep 7 pirates, White bedding and towels and parking space included ,Don,t forget your binocular,s and crabbing gear !

Leave your car and use the ferry,s to visit Torquay,Dartmouth and Totnes.

Sit and watch with a drink of your choice in the garden or living room,the continually changing scene !

About the Owner

My grandfather bought this cottage just after WWII to retire to but was unable to live his dream due to illness. The cottage is named after him; Kippy was his nickname as had the knack of being able to grab short kips throughout the day. We have kept in the family ever since and now four generations have enjoyed family holidays there. Over that time the cottage has been rented out for holiday lets to.

Superb cottage in perfect location

We chose Kippy's as our location for a short 4 night stay at the end of September. The location is perfect with great views over the harbour from the living room and main bedrooms, it was great to be able to sit in the comfy window seats and watch the world go by with a cup of tea, a coffee and a glas of wine in the evening. Parking is in a designated bay on the quayside, easily accessible via the shallow steps just 15m from the front door. The cottage itself and garden terrace(s) is immaculate and we would definitely love to be able to stay again. Thoroughly recommended. Kevin & Sandra from Frome, Somerset

Amazing holiday

Have been enjoying Kippy's Cottage for more than 40 years now and it continues to be such a joy! New refurbishments are fantastic and especially enjoyed the outside terrace which is a great place to have relax and have a drink and enjoy the harbour views. Location is the best and once again had a fantastic holiday. Totally recommend. Thanks and see you again X

Memories of a fabulous week at Kippy's Cottage

Kippy’s is a real treasure. We loved the cottage and the views from the front windows are outstanding. From the moment we stepped into Kippy’s it felt like home from home. Loved the decor too - so cool and relaxing.

The cottage was so fresh and clean, and the welcome pack was just what we needed after our journey. I was well ready for a cuppa!

An email from the owners on our arrival wishing us a good holiday was a special touch.

The grandchildren had a great holiday and enjoyed catching crabs at the harbour. They also loved the cottage and all the nooks and crannies to explore. It was so convenient for us and Brixham itself is a beautiful place. All the arrangements for the cottage were very smooth and we had no problems at all. I even enjoyed cooking in the beautiful and well equipped kitchen!!!!!

We were all sorry to leave and I hope that we will have the opportunity to visit again sometime.

Thank you Kippy's for a wonderful and memorable holiday!

Wonderful week in Kippy's Cottage

Had a fantastic week in Brixham. The cottage is well equipped, with everything you need and very welcoming. Lots of space, and a comfy setting for our holiday. Love watching the harbour from the bay window in the lounge. The garden is beautiful too, after a climb up the steps, a beautiful view is revealed and a lovely sun trap to watch the world go by. Sad to leave will be back next year.

Wonderful Cottage

Kippys Cottage is a beautiful well kept cottage overlooking Brixham harbour. Splendid views and immaculately kept this is a truely lovely house to stay in. Bottle of wine on chill awaited us upon arrival. The only suggestion would be that it would be nice to have wifi but sometimes it's nice to get away from the technological age for a week :O) very well recommended

Little Gem, perfect location.

We spent a wonderful week in Brixham and Kippys Cottage only enhanced our holiday.

Immaculate throughout, great views, very comfortable beds. Loved the garden, it was great to sit with a glass of wine overlooking the harbour (well worth the climb up the stairs!) Great location, short walk to local shops, restaurants and amenities.

The cottage is very well equipped throughout and I would recommend it in a heartbeat.

Our family have enjoyed many holidays in Brixham over the years, this visit has been our best so far!

A couple of very minor things that would have improved the property for our family on a personal level is the 3rd bedroom (single bed) is in fact large enough to fit a small double or twin beds, this would have worked better for our group! Also the kids missed the fact that there isn't any WIFI at the property yet (although as I understand this is on the to do list). Neither of these things detracted from what was a fabulous holiday and a great time was enjoyed by all. We absolutely will be returning to Brixham and hope that Kippys Cottage will be available when we do.

Coast/Beach:

Kippy's Cottage overlooks Brixham habour. It is a 12 minute walk to the marina and nearest beach - Breakwater - (a Blue Flag beach along with 6 others in Torbay) and a few more minutes to the next - Shoalstone - which has a large outdoor seawater pool heated naturally with an extensive sunbathing area. Shoalstone is also excellent for rock pooling and snorkelling and sometimes occupied by local seals.

Travel:

Nearest airport is Exeter.

Distances:

It's right in the town! A dedicated car parking space is available in the car park immediately below the house (2 mins away)next to the harbour wall on the Southern Quay. Details will be provided on booking.

Further Details:

Both Paignton and Torquay are a short drive away, Babbacombe is a bit further on with its model village. Also nearby, is the delightful town of Dartmouth which can be accessed via two river Dart ferries from the Kingswear side, or road via Totnes. Further on again, is Blackpool Sands, a marvellous beach, and on again is Slapton Sands, with its lagoon where the Normandy landings were rehearsed in WW2. To the north is Dartmoor with its stunning scenery and famous tors. The historic port of Plymouth is about 30 miles west with Plymouth Hoe, Devonport naval dockyard and its extensive range of shops.

The cottage overlooks the harbour from the south side and it's the view from there that is excellent. Kippy's is so convenient too for the shops, harbour facilities, the nearby beaches - Breakwater, Shoalstone and Fishcombe Cove - and the marina. You can sit in the front sitting room window and watch all that is going on if that takes your fancy and just relax with a good drink. A bracing walk out along the Breakwater is also an option as is a slightly longer saunter up to Berry Head with its fort and Coast Guard station with the lighthouse.   • Notes on accommodation: Period construction with spiral stairs to first and second floors. This is an old cottage - built c. 1770.Please be gentle and respect its age. Spring,Summer bookings are saturday to saturday. Winter periods £105 per day minimum stay three days. Great for that family break, Parking free for one car, Sorry no pets. Outside: The property has a court yard at the rear on ground level with a WC, and a upper level terrace outside for clothes line. Access to the upper level is only accesible from the second spiral staircase inside the property. Cleaning / Towels / Linen / Maid service: White bed linen, one bath towel, one hand towel per guest ,hair dryers, and electricity is included in the weekly price. Other: Period cottage features including cast iron fire places in the bedrooms and character wood doors. Sorry we do not accept pets or smoking within the property.
