I live in England and am recently retired. In my younger years I worked in France and really enjoy the country and the French way of life which is the reason I purchased my property.

I love Juan les Pins and first visited the area as a child with my parents and have been returning ever since. Juan les Pins has so much to offer with beautiful sandy beaches and a great range of shops, cafes, bars and restaurants. The climate is wonderful all year round. It is easily accessible being approximately 20 minutes drive from Nice Airport, 10 minutes to Cannes and is adjacent to Antibes.

The property is on a private gated estate and a 5 minute stroll to local shops and 10 minute walk to sandy beaches. The spacious flat has sea views and a suntrap south facing terrace.

Activity and Interests


A ten minute walk to the local sandy beaches of Juan les Pins. There is a choice of "free" beaches or "pay" beaches with all the usual facilities. Some "pay" beaches have good restaurants. The beaches in Juan les Pins are all sandy and are picturesque as set in a bay. There is a promenade with palm trees above the beaches. The beaches at the Baie de la Garoupe are approx 10 minute drive. Very pretty with views across the Bay of Nice and to the Alpes and a lovely coastal path walk.


Nice Airport is a 20 minute drive but can also be accessed by train and bus. The local bus stop is within a 5 minute stroll and the train station a 20 minute walk. A car is not essential as the local bus service is currently excellent. There is a direct bus from Nice Airport to the local bus stop.

It is approximately 875 miles from Calais to Antibes/Juan les Pins but the whole journey can be driven on the autoroute and may take approximately 12 hours allowing for petrol and refreshment stops.


Cannes 10 minute drive.

Nice Centre half hour drive.

Italy an hour drive. Ventimiglia has a good market every Friday from approx 8.00a.m. to 4.00 pm.

Mougins, a pretty pedestrianised hilltop village with many restaurants and art galleries, a half hour drive.

St. Paul de Vence, a pretty pedestrianised hilltop village with cobbled streets, 35 minutes.

Vence, approx 45 minutes, well known for perfume.

Monte Carlo, approx a 45 minute drive. A harbour, large aquarium and botanical gardens.

Further Details:

There are local shops within a 5 minute stroll from the property. There are 2 boulangeries, one which has a small cafe. Outside this boulangerie there is a small rotisserie which sells freshly roasted chickens. A general store which sells fruit, vegetables, cheese end general provisions. A frozen food store, a post office and a pharmacy. There is also a Mister Pizza who will deliver.

Juan les Pins is a small town with many boutiques, restaurants and cafes. There is a park in the centre ideal for small children as there is a well equipped playground, an electric train and roundabout. There is a little tourist train which runs frequently from Juan les Pins to Antibes which helps locate your whereabouts. In the summer the beach restaurants are open where you can dine at tables on the sand.

Antibes, adjacent to Juan les Pins, is a larger town with many shops, banks, cafes and restaurants. There is a daily morning market situated in the old Roman town of Antibes with a wonderful selection of fruit, flowers, vegetables, cheese, meat and fish. The harbour is well worth a visit. The Picasso Museum is located within the old town of Antibes. The Naval Museum is on the coast road from Juan les Pins to Antibes.

Within a 10 minute walk there is a large E Leclerc supermarket with a wide variety of products including fresh fish, meat, vegetables, fruit etc and a good selection of wines.

In approx a 10 minute drive there is Carrefour hypermarket which sells not only the usual supermarket produce with a large variety of items available but also clothing, electrical goods, books, DVDs etc.

Tennis is available within a 15 minute walk. Golf at approx a half hour drive.

Watersports such as water skiing, paragliding and snorkelling.

The local ski slopes are approx an hour's drive away.

A good area for walking both on coast and inland.

There are pretty hilltop villages to visit within approx a half hour drive from the property and Vence which is renowned for perfume.
