Joe's has 1 double and 1 twin. Joe's has a bath with shower over. There is a kitchen to one end of a large open-plan living area (open to the roof). The kitchen has a butler sink, cooker and hob, microwave, dishwasher, fridge-freezer and ample worktop and cupboard space. The shared utility room in the courtyard has a sink, 2 washing machines, a tumble dryer and plenty of space for drying clothes, ironing etc. Joe's has a large open-plan living space, open right to the roof, and is decorated in fresh white, orange and green colours (Clarice Cliff?!). There is one bedroom downstairs and the remaining bedroom is on the galleried landing. The living area has a wood-burner stove (as well as CH), sofas, TV and CD players, table and chairs. Towels and linen are included and our manager, Julie, lives just up the road and will pop in to see you as required.
Hat's Barn, Bert's Barn, Joe's Barn and Oofoo's are in a courtyard with parking and raised flower beds, creating screened-off sitting areas. There is a large garden over the lane for BBQs and picnics. The property is on the edge of Mullion with fields beyond and a short walk down the valley to one of many sandy, rocky coves on the Lizard peninsula. A great place to enjoy - tranquil and quaint, but also a great place to use as a base for visiting all the sights of Cornwall! Something for everyone - the theme park at Helston, Eden project near St Austell, Minack theatre on the way to Lands End, the Tate gallery at St Ives, St Michael's Mount, Lost Gardens of Helligan, surfing beaches and lots of gardens, tea shops and picturesque scenery. Local fishing communities nearby include Penzance, Newlyn, Mousehole, Falmouth and Cadgwith. The Helford river, St Mawes and other boating areas are close. There is also golf and horse-riding nearby - or how about a helicopter trip to the Scilly Isles?

About the Owner
About Gill Kirby
Gill and Michael have 2 properties - one in France and one in Cornwall. We have been coming to France for years and bought the property 5 years ago. We love coming to this part of France as it's so peaceful and pretty (and hot!) and the 4 children and their other halves (not to mention the 8 grandchildren!) love coming too. We hope you enjoy it as much as we do. We have been coming to Cornwall for even longer and bought the barns in Mullion 10 years ago. We've had lots of fun here - family holidays and a Christmas when we all came down: 16 of us! We've got guests who come over and over, and some who use the barns for their own celebrations - weddings, anniversaries, family reunions. Cornwall is beautiful and the barns have a unique blend of character and comfort.
Why Gill Kirby chose Lizard Peninsula
We bought the barns in 2000, when they were being used for storing agricultural equipment, as well as the local doctor's boat! It was love at first site - the peace and quiet, the big garden over the lane, the fields beyond, being able to just walk out and onto the coastal path. It took a lot of work to dig out bits of concrete pig pens, remove the tractor fuel store, replace the asbestos roofs, replace the concrete yard and then actually convert the properties. It's taken 10 years so far and we still haven't finished. The barns are called after our kids - Hat (Harriet), Bert (Robert) and Joe. Actually there's still one to go - Ruth, and we hope to have the 2-storey grain store finished and named after her sometime soon.
What makes this cottage unique
Cornwall is very special to us - so many places to visit, so much rich and varied scenery, the wildlife, the gardens, the sense of history. We fell in love with this part of Cornwall - the Lizard peninsula - 20 years ago, and I don't think we'll ever have seen all it has to offer.
You can book the barns together or singly. We ask about a third deposit and the balance 6 weeks before the holiday.
Changeover is Sunday as the trafic in and out of Cornwall is better! But we do a Saturday for Oofoo's
Notes on prices:
We can do discount prices for all 3 barns - they make a wonderful venue for an extended family celebration, a wedding or a holiday for several families! We also do short breaks outside the high season - contact us for a quote. And we have additional discounts between end of October and Easter (excluding Christmas, New Year and February half term). All prices include bedding, towels and heating.

Great location & fantastic accommodation
We have been lucky enough to stay at the barns on a few occasions and we are never disappointed. Mullion is a lovely place to stay and the barns are situated in a great place - walking distance to the shops / park and the beach with another beach a very short drive away. Mullion is a great spot from which to go exploring - Newquay (zoo), seal sanctuary, lizard, perranporth, St Michaels mount, St Ives. And the best bit about exploring is knowing that you have the most lovely place to come back to. Each barn is unique and so comfortable - they are finished beautifully and are great for friends / families and couples. We have stayed in all weathers and have never been disappointed. We love Cornwall and would never go anywhere else.

Activity and Interests
The barns are 10 minutes walk down the valley to Polurrian Cove. This cannot be reached by car and is where the locals go - they even have a tradition of swimming on Boxing Day! There are sandy coves every mile along the Lizard peninsula, including Mullion, Poldhu, Kynance, Housel Bay, Gunwalloe. This part of Cornwall is full of places to visit - the Eden Project, the Minack Theatre, the Lost Gardens of Helligan (and many other gardens too), St Ives, Newquay, Penzance, Land's End, Scilly Isles
Nearest airport is Exeter. Mullion is about 230 miles from London. You can also take the train from Paddington and get off at Truro or Penzance, to pick up a car. You can have a good holiday just in the local area and can easily walk to 3 or 4 different beaches, but a car is best for exploring all the attractions.
The barns are on the edge of Mullion village (2 minutes walk to the pub and shops). Mullion is 8 miles from the town of Helston and about 35 miles from Lands End, 25 miles from Truro and the Eden Project, 30 miles from St Ives.

- Notes on accommodation: The barns are both spectacular and homely - we have a high proportion of people who come over and over again. Outside: Each barn has a sitting out area, screened by raised flower beds. There is also a large garden with seating and BBQ across the lane.
