Flexible property sleeping up to 8 people in the main house with the ability to sleep up to 12 maximum if required. This is a character property c.300 year old. A Former vineyard/farmhouse with panoramic views which has been fully renovated to a high standard,with very spacious rooms & all the comforts of home. A luxury let set in 4 acres of private grounds, The house has a large garden with Private Solar Heated Pool. Only 25 mins from the Medieval City of Cahors and situated equally between the two tourist hotspots of Montcuq & Lauzerte that have a vibrant cafe culture and are both steeped in history. The main part of the accommodation comprising of a 70 square metre open plan lounge, has a 50 inch flat screen television, freeview UK & French satellite television, dvd player and stereo, a formal dinning area and a fully fitted kitchen and breakfast area, with sufficient seating for all of your guests. It has a beautiful stone fireplace and stone tiled floors. There is a terrace with panoramic views over a stunning valley, a covered terrace for those really hot days and a separate BBQ terrace also with stunning views.The house has 4 bedrooms, all with fans and sleeps 8 in spacious bedrooms in complete comfort. The accommodation is very flexible sleeping 8 in the main house and has additional accommodation in a self contained apartment on the lower ground floor of the main house, should you want to bring a larger party. The apartment sleeps an additional 4 (for a small additional cost) making 12 in total in very spacious rooms. The house, has living rooms & kitchens at both levels and offers great flexibility when there are large numbers of friends, 2 or more family groups and also when there are several generations in the party. For smaller groups, even as few as 2 people, given the duplication of the facilities on both levels, you can operate on one or both levels.This flexibility allows all the guests to be together or allows privacy if/when desired. The apartment consists of 2 bedrooms, a bathroom with wet room style shower and an open plan lounge / dinner and fully equipped kitchen with dishwasher. Because of accommodations flexibility, it is possible to rent the house on its own or with the apartment.(see notes on prices) Use of local tennis for small charge by Mayors office. The Golf course, Golf de Roucous is a 2 minute drive, which also has a clubhouse that serves food and drinks daily in picturesque surroundings. This is an exclusive rental property. PLEASE NOTE: The apartment is not rented out when the main house is occupied, unless this is to guests of the main rental party in order to maintain this exclusivity.

Nigel spent thirty years working in television, BBC and Thames Television, mainly based in London and Clare was a bank manager from Weybridge. They decided to look for a more rewarding way of life, where value is given to the things they believe to be most important, such as family, friends, good food, fine wines and is at a pace that takes a long term view. They have a young daughter who has fully integrated into the French way of life and they believe that the quality of life she has is now better than had they stayed in Surrey.

From the thought which went into the practical groceries, through the unexpected gifts on arrival, to the kindness and generosity of a birthday gift for our youngest, Clare and her family really went out of their way to make us welcome then let us get on with a great family week. It's a big enough house to spread out in with everything you'll need - and a good sized range and hob. The bedrooms get pretty hot (it was July) but we enjoyed the solitude, the pool and the privacy and would recommend it highly.

We wanted a rural location where time has not taken away all the character of a community that has links and traditions going back many hundreds of years. We love the summer village fêtes where local communities get together and enjoy an evening of food, wine and music. A car is a must, but there is something for everyone within a short drive, whether it be Go Kart racing or beautiful medieval villages. Nigel greatly appreciates the love of rugby that the region is famed for and sport in general seems to be well funded and accessible. Everyone comments on how beautiful and well kept the countryside is here and living within an agricultural environment our views have completely changed on the generally held UK beliefs about French farmers.

Nearest airports Toulouse 1 hour 15 mins & Bergerac 1 hour 15 mins drive. These airports are serviced by the main budget airlines such as Ryanair, Easy Jet and Flybe. We are situated in a rural area and a car is essential.


The main city of Quercy is Cahors approx 20 mins drive.It is surrounded on three sides by the River Lot. Pont Valentré (a 14th century fortified mediaeval bridge), Gallo-Roman ruins and a cathedral to explore. There are plenty of local restaurants and cafes to choose from and it has a colourful market on Wednesdays and Saturdays, the largest market in the region. Approx 10 minutes drive are the historic medieval villages of Montcuq, Lauzerte and Castelnau Montratier all with local restaurants.

The nearest supermarket is a 10 min drive in Lauzerte and their are a variety local restaurants available. In the months of July and August there are various festivals and activities for example, the free summer man made beach in Cahors on the edge of the Lot river with entertainment for both adults & kids, sunbeds, cooling mist sprays & swimming facilities. The Cahors Blues festival a very popular musical festival over a 5 day period from 14th - 18th July. The nights of Lauzerte at the beginning of August with Dancers, musicians, photographers, artists & performers. The latter two being nationally recognised events. In the mediaeval village of Lauzerte there is an evening marché gourmand in the months of July & August,where you can sample the delights of some of the local producers of Foie Gras, local wines and local restaurants in a traditional fete setting. There are also a number of traditional French markets on different days of the week depending on the location. The house is located in an ideal area for easy travel to places of interest like Montcuq, St Cirq Lapopie, Rocamadour, the Gouffre de Padirac and the caves of Pech Merle. A guide book for the Quercy region is available for guest use and gives an in depth insight to the history of the area and places to visit.

Professional chef for evening meals available and baby sitting by fully police checked individuals who are know to us personally (please ask for details)when booked in advance (and subject to availability) for an additional charge.

Booking Notes:
We require a 25% deposit with the booking form, the booking is not confirmed until this payment is received and cleared The balance is due no less than 12 weeks before arrival.Conditions apply. A £600 returnable security deposit to cover breakages is required at the time of the final balance. An end of stay clean of 120 euro is required for all bookings for the house and 160 euros for the house and apartment. . The cleaning charge should be paid on arrival.

Changeover Day:
Change over day is normally Saturday. Arrival after 4.30pm on the first day of rental and vacation before 10am on the final day of your stay. For rentals in June & Sept, we are flexible on arrival/departure dates subject to other bookings. Please enquire.

Notes on prices:
PLEASE NOTE that the price quoted is for the house only(sleeps 8) . If during these periods the apartment is also required (sleeps an extra 4) Please add an extra £600 per week. All prices include utilities and initial linen is supplied, but, not pool towels, we ask that guests bring their own pool towels or hire from the owner for €5.

LOCAL TOURIST TAXES levied by local areas councils on ALL holiday lets is included in the price.

Boulbenes Hautes Farmhouse is just one of our two houses in France. It's situation allows you the freedom to do whatever you want. It has private gardens and a solar heated swimming pool for guest use only and is situated equally between the two historic villages of Montcuq and Lauzerte. Many guests like to just relax on the balcony and look out across the valley, it is truly awe inspiring. For the more active there is Golf at our local golf course 2 minutes away,swimming or tennis within minutes or seconds, so it can handle the impulsive in us all. It is also situated within easy distance of the areas major tourist attractions. Set in several acres of land it is not difficult to be alone or arrange group activities.

The main accommodation (the house) will sleep a max. party of 8 people and is available for the months of June-Sept. If the party exceeds 8, the self contained apartment situated on the lower ground of the main house,will be available for an additional £600, making a max of 12 people in a total of 6 bedrooms. The main house has fans in the bedrooms.Both house & apartment have window insect nets for night time ventilation in warmer months. This is an exclusive rental and if the main house is rented the apartment will not be rented to other parties unless they are with the main house guests. Outside:The grounds are not overlooked. The main terrace has a table and chairs with a parasol overlooking the garden and the valley with panoramic views. The covered terrace has a beautiful wicker sofa and chairs for more comfortable shaded, exterior relaxation for those hotter days.The private pool area next to the old barn is open from June until the end of September has a 10x5m in ground solar heated pool with sun loungers and parasols on the pool terrace. The pool is cleaned daily and gardening 1/2 times per week as necessary. The is ample room to play boules and soft tennis in the large garden. Utility Room: A washing machine is available in the pool house. Cleaning / Towels / Linen / Maid service: Linen included, pool towels not included. Change of linen during a stay attracts a small charge and is available on request.The house should be left cleaned & hygienic and ready for use by the next guests. Full final cleaning service and/or maid service is available for an additional charge, Please ask for details
