Villa in Aragon, Carcassonne, Aude, Languedoc Roussillon, France - Secluded (not isolated). 15 Mins Drive From Carcassonne.10 Mins Walk to Shop. Views of mountains.

Built in 1980 this is a very spacious Villa which is ideal for one or two families and is located on the outskirts of the beautiful medieval village of Aragon. The garden extends to over an acre and is mainly laid to grass with mature pines and shrubs of many types. The animal life is plentiful and this is a haven for bird watching (particularly birds of prey). The views of the Pyrenees to the front are stunning particularly in Spring. The surrounding countryside is laid to vines but the roadsides are covered with spectacularly coloured wild flowers in late Spring. From the back there is an uninterrupted view of the Montagnes Noir. Aragon is an ideal base from which to explore rural France in general and the historic 'Cathar Country' of Languedoc in particular. The UNESCO stunning turreted and walled medieval city of Carcassonne is only 15 minutes drive as is the bustling town of Carcassonne itself with its beautiful town square, markets and stores. The town has a theatre and cinema. It contains many historic buildings and churches. The area abounds with small pretty medieval french villages steeped in Cathar history. It is surrounded with lakes and parks where you can sail, canoe, wind surf or swim. The Med is only 45 minutes drive with its glorious beaches and oyster bars. The villa lies at the entrance to a National Park and is ideal for a walking or biking holiday. Golf is available nearby. There are tennis courts opposite the house. There is plenty to do without leaving the villa but if you grow bored why not visit bustling Toulouse to the north (1 hour) or exotic Perpignan to the south (1¼ hour) via the roman city of Narbonne (45 minutes).

The public rooms comprise a modern kitchen, large dining room, living room, lounge and two utility rooms. The living room has a modern wood burning stove. This is a family home and, as such, is comfortably furnished with UK and French television channels. For the occasional wet day there are plenty of books to read, music to listen to and DVD's to watch as well as many games to play. There is a large paved terrace to the rear and a paved and covered front patio which is perfect for outdoor eating. There is a stone built barbecue and a large (12m*6m) unheated pool surrounded by a child safe fence and gate.

We are a retired Scottish couple. We bought this house over a decade ago as a family holiday home and a possible retirement home. We always intended to rent the house but the family and the grandchildren enjoyed it so much we never quite got around to it. But we decided to take the plunge. For these reasons this is very much a family home and we know that you will treat it as such. We know how important the decision to rent can be for all the family and we will do all we can to ensure that the process of renting is as stress free as possible. We love the area and even after all these years we have not begun to explore all the places to visit and enjoy. We hope you will enjoy Aragon as much as we do.

Why John Scally chose Carcassonne surroundings

The area is stunningly beautiful and full of history. This is the place where the Cathar heresy was put down by the Church and the area is full of Castles in impossible locations and medieval villages that are colourful and full of character with bustling markets and stalls. We bought the house as a place to which we might retire and have used it solidly as a family holiday home since its purchase. We now feel that we should let it as a holiday home for a few years both to to gain some income and also so that the house and village can be used and enjoyed by others. We love it when our guests tell us how lovely the villa is and how great a holiday they had.

What makes this villa unique

Although the house is by no means isolated, it is secluded and restful. While there is much to see and do, and many places to visit and new things to try, nevertheless, we often prefer to sit on the terrace or by the pool and read. The 12 by 6 meter pool is long enough to give me a real workout and spacious enough to cope with all the kids, big and small. We have breakfast on the rear terrace to catch the morning sun rising over the Montaignes Noir and dinner on the front terrace where we can watch the sun set over the Pyrenees. Who could ask for more!

  • The large bright family bathroom has a bath, enclosed shower, shower over bath, two wash hand basins with built-in cupboards beneath and wall mounted heater and towel rail. There is a separate W.C with modern suite on first floor and similar WC is located downstairs. Also downstairs and accessed through bedroom 4 is a utility room with a shower enclosure and two sinks. A second free standing fridge/freezer is also located here.

Notes:
Notes on accommodation: This is a modern villa with rooms that are spacious and comfortably furnished. It is very much a family home. It is heated by wall mounted radiators and the boiler has an immerser. The hot water will be on when you arrive but if you need to use the immerser the switch is beside the fuse box on the garage wall as you enter the garage from the utility room. Cooking is by way of gas bottle (there is a spare bottle in the garage). If you run out then please get a refill at a garage near you (e.g.Le Clerc) and we will recompense you. Free WiFi is available (see bottom of darty box for code). Phone can be used without charge (European calls only please). Notes on details such as bin collection, operating heating etc can be found in a notebook located in the kitchen. The TV has Uk and other English speaking channels as well as French channels. To use either DVD, French or English TV simply swap over the scart plug to the appropriate box. There are books,games etc. Please DO NOT REMOVE! Outside: The garden extends to about an acre and largely comprises pine, oaks and olive trees. The pool is 12 by 6 meters and is unheated. It is secluded and private. It is surrounded by a paved patio area ideal for sunbathing. Sun chairs and loungers are available. It is securely fenced with a child proof gate. The pool is maintained each week but the property manager will ask you to check and empty the skimmer baskets from time to time. If the pool changes colour or becomes cloudy please contact him as soon as possible. His number is in the guest book. There is an outdoor barbeque. Outdoor tables and chairs are provided. The driveway gates are electronic but are fixed open and should remain open for the duration of your holiday. They are slightly askew to suit the stone walls but allow easy access. Please do not try to close or adjust the gates. Utility Room: Has a second family shower, double sink unit, washing machine, ironing board and iron, wash baskets for wet and dry washing and a second family sized fridge/freezer. Cleaning / Towels / Linen / Maid service: Towels and linen are included. These are collected and washed before and after your stay. The pool is cleaned and checked each week but you should free the skimmer of debris every few days. The house is cleaned before and after each guest stay. Other: There is a large integral garage containing three bikes (at the moment these are not guaranteed to be useable - may need some work). There is a side room leading on to the drying area which is being converted into a fifth bedroom which has a hand basin

Superbe semaine semaine passée dans ce petit paradis.

Maison spacieuse et confortable avec une magnifique piscine.

Le seul défaut.... la semaine de vacances a été trop courte.... nous y retournerons pour un plus long moment la prochaine fois.

Lovely family home in remote village but short drive to Carcassonne

We had a lovely months stay here in Aragon and John was a great host. He was very open and honest and ensured we had an enjoyable stay. The house is as well equipped as your own home with 5 large bedrooms and plenty of space. It is not brand new or modern so the few problems we had were due to that, nothing else. The house managers helped to provide things for our stay and take care of the large pool. They also gave us tips for things to do in the area and a car is essential for these things. Aragon itself is a sleepy place but if long walks in the countryside and BBQs at home after a day in the pool is what you're after, this is the perfect place!

Perfect base to chill when visiting carcassonne

Enjoyed a week here with family

House very comfortable, spacious and well equipped

Lovey pool to cool off in after a cycle along canal du midi or visiting local markets or Cathar castles .

Only 20 minutes from carcassonne airport and easy to find

Very quiet location (except for the Cuckoos which were a joy to listen to !) with a local shop within walking distance in a lovely typical medieval French village . Amazingly also has excellent Michelin starred restaurant ( la Bergerie ) within walking distance too !

Special interest holidays:

The area is famous for its 'Cathar' castles and for its ancient cathedrals, churches and abbeys. History buffs will not be disappointed! Less well known are the marvellous prehistoric caves and cave drawings. It is a paradise for those with an interest in geology or paleontology or hill walking or even mountaineering in the Pyrenees. There are dozens of 'bastides' (fortified villages), medieval market towns and historic landmarks all within a easy drive of Aragon which itself is a very beautiful 12th century village.

The area is ideal for walking/hiking, bird watching and cycling along the Midi or in the National Park. There are tennis courts opposite the villa. There is excellent shopping in nearby Carcassonne and great designer shopping in Toulouse and Perpignan. Boating, canoing and white water rafting are all available nearby. The Canal du Midi runs through Carcassone and it is possible to hire river boats or take a sail along the Canal to bring further interest to your holiday.

Coast/Beach:

There are several lakes within easy driving distance with sailing, kayaking, canoeing, wind surfing and all sorts of water and land activities.The Med is 45 minutes drive away with access to well known resorts such as Canet Plage, Gruissan, Narbonne etc. Have a lunch of fresh oysters and chilled white wine at Lucate or any of the many pretty coastal ports then work it of with a swim in the Med or a snooze on the sands. Carcassonne has a child friendly man made beach west of La Cite. Try it out!

Travel:

The use of a car is essential. The nearest airport is at Carcassonne (15 mins drive) with connections to many UK and European cities. Alternatively Toulouse airport (1 hour's drive) has international connections. Perpignan airport is also an option. Car hire is available at airports and in Carcassonne. The villa is approximately 10 hour's drive from the channel ports.

You will be met but if you are held up you should contact the property manager will give you the code to the key safe.

Distances:

The viilage of Aragon is a short 10 minutes walk from the house. Carcassonne is 15 minutes by car. Within the walled city you will find medieval tournaments with jousting and falconry. There are horse rides, a carousel and many interesting specialist shops and restaurants. The bustling City of Toulouse is 1 hr's drive north. It has stunning shops cafes and bars. Perpignan lies 1 hr 15 mins drive to the south and is a fascinating exotic city where the two cultures of Spain and France meet.

Further Details:

Hypermarket shopping is available in Carcassonne. We recommend Le Clerc's or Geant both of which are on the road from the airport. There are a few shops in the village and more (incl. chemist) in Pennautier which is 10 minutes drive on the way to Carcassonne. The area has many fine restaurants including the village's own 'haute cuisine' restaurant (La Bergerie). Caves where you can taste and buy the local wine abound.

Changeover Day:
The preferred change over day is Saturday but we can be flexible depending upon time of year and other bookings. Guests should arrive after 5 pm and leave before 10 am. but again we try to be flexible if you agree other times with us beforehand. Keys are collected from key safe . Directions and code will be given prior to arrival.
Although the pool is cleaned once a week, for their own comfort, guests are asked to check the filter baskets every day or two and remove any debris, leaves etc that they find there.
