Cipresso (Sleeps 6. 3 Bedrooms)

Cipresso is a spacious three bedroom property, sleeping 6, fully restored in 2009. The accommodation is on three floors, with living on the ground floor and bedrooms on the first and second floors.

The ground floor living is open plan with a kitchen/dining room and a separate sitting area. The kitchen is a modern Italian design with granite worktops. Throughout there is exposed stonework, reclaimed chestnut beams and beautiful floors.

The master bedroom with king size bed and en suite bathroom is on the first floor. The second floor has two further bedrooms, each with twin beds and bathroom.

Cipresso sleeps 6 people comfortably and provides comfortable seating and living arrangements.

About the property


Gubbio, its surrounding area, and San Vittorino in particular offers a combination of tranquility, history, culture and activities and, importantly, a slice of true Italian life. Should you tire of the views at San Vittorino, then the communal swimming pool and tennis court and extensive estate provide active alternatives. Despite being less than 15 minutes from the centre of Gubbio, San Vittorino is exceptionally peaceful with views over unspoilt countryside and an entirely undisturbed, natural setting. Rome, Florence, Assisi and Urbino are all easily accessible for day visits, and you can reach the lovely beaches of the Adriatic coast in a little over an hour. San Vittorino is managed and maintained by a local company run by people who originally lived in England, so language will be no problem. We can arrange for your fridge to be stocked on arrival if you wish, and also for mid-week cleaning. Family run, we aim to make your holiday enjoyable and stress free.

Why Sarah Corbett chose Gubbio

San Vittorino offers the best of both worlds. Its tranquil setting at the base of the Apennine mountain range in the Green Heart of Italy ensures beautiful views and peace and quiet. However, its easy accessibility down tarmac roads and its proximity to the medieval walled town of Gubbio as well as many other historic and beautiful points of interest mean that if you tire of the relaxation and wish to explore, it offers a viable point from which to do so. Rome and Florence are accessible for day trips by road or train. It is also just 30 minutes from St Egidio airport (Perugia) which has regular flights from Stansted.

What makes this house unique

San Vittorino traces its current origins back to a returning crusader who built a fortified home in this beautiful valley. By the 12th century a monastery had been established, with a small chapel next door which retains the restored 14th century fresco depicting St Ubaldo, the patron saint of Gubbio. With the demise of the monastery the main building, which has been extended many times over the years, became a farm and a number of outbuildings were added.

We have carefully combined ancient and modern, reclaimed chestnut beams throughout the properties and antique terracotta flooring ensures the properties all have character.

The communal areas on site offer relaxation and entertainment with a swimming pool and tennis court. And of course, we never tire of the view!

The lovely beaches of the Adriatic coast can be reached in a little over an hour's drive from San Vittorino. Lago Trasimeno, the largest lake of the Italian peninsular, is a 40 minute drive from San Vittorino. Here there are beaches, wind surfing, superb views and other aquatic opportunities. There are ferries to the islands on the lake where you can explore the spot that St Francis spent time fasting in 1211. The restaurants here serve the local fish from the lake among other dishes.


The nearest airport is Perugia (30 minutes drive from San Vittorino) yet Ancona, Rimini and Bologna, are serviced by Ryanair from Stansted and both about one and a half to two hours drive; or Rome and Pisa, both just over two hours drive away. A hire car is essential.


The beautiful medieval walled town of Gubbio is a 12 minute drive from San Vittorino which offers wide selection of medieval architecture and amenities.

The nearest village is Ponte Patoli which is a 5 minute drive and there is a selection of local amenities including: restaurant, cafe, cashpoint, bakery and petrol station. Rome and Florence are reached in approximately 2 hours driving time. Assisi, Urbino, Perugia and many other places of interest are within 30 minutes drive.

Booking Notes:
Bookings enquiries can be made by e-mail, and if a telephone number is provided the booking can be completed in this way. A twenty per cent deposit is requested on booking with the balance paid not less than six weeks before departure. A refundable deposit will be required at the time of balance payment in case of damage and will be refunded after your stay and check out.

Changeover Day:
Generally changeover days are a Saturday or Sunday, but if you would prefer a different day please ask.

WiFi is available and password will be provided upon arrival, and there is typically a good phone signal on site. Central heating and log fireplaces are in every property, and available for use at an additional surcharge. Outside: Each property has its own manicured, private, irrigated garden area directly outside the property. Each property has its own ancient olive tree in their private garden area. Outdoor furniture is provided with a table and chairs for use in the private garden areas. The communal grounds are 125 acres, and available to explore. The communal swimming pool has sun loungers for use, and tennis balls and rackets are available in each property for use on the communal tennis court.
