In an elevated position about 300m from the waterfront at Dobrota, you can marvel at the beautiful panoramic views of Kotor Bay and the Adriatic Sea from your private balcony. Including your very own private rear terrace views of the awesome mountains, shrubs and side views of Kotor Castle. The apartment is modern, contempory and decorated to a very high standard. There is capacity to sleep 4 people as there is a sofa-bed located in the lounge. Unique and often called the "Shangri-La".

We were gobsmacked at the most gorgeous views from this beautiful apartment. After a disastrous start to our holiday (we missed our flight to Tivat by a few minutes :( we ended up flying to Dubrovnik the next day (FLY BRITISH AIRWAYS, great service!) and was met by our Taxi as arranged through this apartment's management and as we have never been to Croatia or Montenegro, he took us by the coastal road. He stopped at several places, just so we could take in the glorious views and he pointed out several places of interest. We looked upon this extra expense as a personal tour guide and he was so friendly and helpful, Thank you Branka. If you have the time, I would actually advise you to fly to Dubrovnik and fly out from Tivat.

The walk up the steps in the heat nearly killed us (and I would like to say we are reasonably fit, ahem!!) ....after the steep hill before them, but we kept laughing all the way up knowing once we got into the apartment, we would be able to admire the magnificent views of Kotor Bay and all around and watch the incredible Cruise Liners going in and out of the bay. We got to watch the most spectacular thunder and lightening storms at night. The apartment is lovely with everything you need, except WIFI although to be honest, I didn't enquire about this. Just check your mobile info regarding your allowance abroad as Montenegro isn't covered in the European Vodafone Traveller.

We didn't hire a car as the taxi's were so cheap, however, it can be hard to hail one down the road so its best to get one of their cards so you can call in advance.

We walked into Kotor via the promenade by the sea, took us all afternoon as we kept stopping for coffee and admiring the views. You will discover lovely restaurants on the way. Two in particular we liked, (1) Babilon: friendly, reasonably priced and lovely food AND WIFI and (2) my favourite Furza Mare hotel. You get what you pay for: the MOST DELICIOUS FOOD, excellent service and stunning views AND WIFI. We ate there several times. There is also a spa there but unfortunately I was unable to get any treatments as they were booked.

My friend and I certainly enjoyed our week there, we did a lot (boat trips, bus hopper and visiting places) but there is still so much to do and see. A week is not enough but it is a good reason to keep going back.

All the arrangements with the owners and their management company were straight forward, any queries quickly answered. Thank you so much.

The bay of Kotor is definitely one of the most beautiful places we have visited and we would definitely recommend this apartment. The views are spectacular and we had the most amazing time. Everything went as smoothly as possible and was all exactly as describe - VERY impressed.

Stunning Penthouse

Absolutely wonderful stay in this beautiful penthouse. We thought it was in the best location for the views and tranquillity. Really enjoyed our stay and can't wait to come back. Modern, clean and all amenities. Have stayed in Boka before and this apartment had more mod cons i.e. breakfast area; dishwasher and lovely balcony area.

Gorgeous Penthouse

We had such a wonderful stay in this beautiful apartment. The views and scenery are breath taking. The location is perfect for exploring the local beaches/restaurants and pool is tranquil and relaxing looking out to the bay. I can't wait to visit again. Relaxing on the balcony watching the sunset will be my most magical memory. Thank you to the owners for being so helpful and assisting with all our queries.

Boka Heights

The apartment is a lovely modern clean and tidy place. All mod cons. The views from the balcony are breathtaking. It's a bit of a climb up to the apartment but it's worth the effort for the view. Best suited to active couples rather than families with young children. We're both in our 40s and it was no issue for us.

The area is well worth exploring. Kotor is 15 mins on the bus. Great way to spend the day pottering about the narrow streets taking in the cafes. Worth exploring at night too as the food was very good and reasonably priced.

Go up Lovcen mountain for amazing views of the bay and Tivat. Also see Perast and the church on the small island.

There was plenty more to do just explore!

We went in early April. You'll need a jumper for the evenings but the days were fine.

The scenery is absolutely magical with the imposing mountains, beautiful bay and landscapes! We chose this particular apartment when we initially looked at the plans of the proposed development and knew that we would like the most magnificent unobstructed views together with a peaceful spot. Our apartment is at the top left hand side and fulfils everything we hoped for. We have the luxury of a balcony overlooking the bay and at the rear a small terrace with views of Kotor to the right. The location is peaceful and perfect for driving to the sandy beaches of Budva, a glass of wine in Perast, or to just simply relax by the pool and soak in the magnificent views.

Activity and Interests


A few minutes walk takes you to the waterfront, with numerous places for fishing, swimming and sunbathing. Hire a car to explore the many beaches nearby including the beautiful sandy beach of Plavi Horizont at Primoje approx 12 km away. A 15 minute drive will take you to Zanjice Beach or spend the day at Jaz Beach near Budva.


Dubrovnik airport is about 65km away, which can take 1½ hour’s drive (off-peak) along a simple route. Tivat airport is only about 15 minutes drive.


Approximately 300m to the waterfront at Dobrota. Local towns around the Kotor Bay and along the Adriatic coast are all within easy driving distance - the lovely town of Perast, the World Heritage Site of Kotor, the popular town of Budva, Tivat with its planned marina for mega yachts, the iconic photo opportunity at Sveti Stefan. There are sandy beaches along the coast within about 20 minutes. Inland places of interest include Cetinje, Lake Skadar and the Tara Canyon.

Further Details:

There are many restaurants and bars in Kotor and lots of others around the Bay. A number of large new supermarkets are about 10 minutes away (on the way to Tivat) and several smaller convenience stores are located nearby. Apart from the Port and the Castle, Kotor also has banks and great shopping facilities, including many 'boutique' shops and a fabulous market.

Booking Notes:
A 25% non-refundable deposit (minimum £100) secures booking. Balance due at least 8 weeks before rental starts. Bookings within 8 weeks of the rental period to be paid in full. Payment is by direct transfer to UK bank. Guests to pay any bank charges. Guests are liable for a small tourist tax, which our agents will collect. 150 euros refundable security deposit is also payable to agent. A meet-and-greet service is provided where an out-of-hours fee of 25 euros will apply in certain circumstances.

Changeover Day:
Check-out time will be no later than 11.00am and check-in time no earlier than 3.00pm. This allows sufficient time for the apartment to be thoroughly cleaned and made ready for any new guest(s).

Notes on prices:
Rates quoted are based on two people sharing. According to availability we can accommodate any period of stay subject to the minimum nights criteria. Discounts may be available for continuous stays of 14 nights or more but not during July and August. We can also consider shorter stays of four nights outside of June, July, August & September. The property has the most amazing views from its high position with the bay at the front and the mountains to the rear. The local food is great! A visit to Kotor Castle is a must! Kotor has an abundance of shops and restaurants. The local medieval village of Perast is perfect to take a swim or take a local boat over to the beautiful island across the bay. Plenty of local beaches which are only a short drive away.
