Lakeland Cottage with 6 Bedrooms, sleeps 12, 10 mins walk to Grasmere, with Log Stove, Internet - Centrally Located With Amazing Walks Straight From The Back Door! 3 Night weekend breaks.

Rockwood is a picturesque and cosy 6 bedroom holiday retreat. It is a traditionally built Lakeland Residence, built into the hillside and is situated along a very quiet country lane between the pretty village of Grasmere and at the foot of Helm Crag. It is within easy walking distance of the village, only about half a mile away. The cottage is spacious and cosy, retaining traditional features particularly the mellow pine and oak beams. The house is in two linked parts: the main house and an annexe. The main house offers a kitchen with open plan dining area with an old stone fireplace and wood burning stove. The main lounge offers comfortable furniture to relax in after a long walk, (TV, DVD, CD) with childrens den off, Upstairs offer 4 bedrooms (3 doubles, 1 twin) and a family bathroom. The annexe offers 2 downstairs bedrooms (1 double, 1 twin) useful for older guests, as well as large lounge (TV DVD), kitchen and shower room/wc. There is parking for 3 medium sized cars in the drive.

Notes on accommodation: The accommodation at Rockwood is perfect for a family holiday, for those wanting a spacious home from home; or for friends sharing a holiday. It is in an extremely beautiful part of the Lake District in total peace and quiet, yet very close to the village. It sits along a quiet country lane, where deer are often spotted, and cows are herded every morning for milking. The layout of the house is also perfect to afford some privacy or for those who share differing tastes in Tv or evening games, as it has 2 lounges. But the large dining area means everyone can still socialise together in front of a warm log fire. The 2 downstairs bedrooms are ideal forn those who may not be able tio manage the stairs so easily. The accessibility of the village, only 10 minutes walk away, means you can stroll to ione of the traditional local pubs, or enjoy a meal in a lovely restuarant. We gladly accept pets are are a non-smoking establishment. Rockwood has free wireless internet. Outside: Rockwood is at the foot of Helm Crag, about 1000 feet high, which is a 1.5 hour return walk, and offers the most amazing views over the valley of Grasmere. Walking in the other directions brings you to Easdale Tarn and its waterfalls, whilst walking across the valley takes you up a very strenuous hill via the Travellers Rest pub! There is no garden, althouigh there is a sitting area at the front of the house. Cleaning / Towels / Linen / Maid service: High quality linen is provided for all our guests, but personal towels are not. The house is professionally cleaned before and after your stay.

Xmas Holiday

We arrived for our Xmas break in some awful storm weather but it was lovely to be able to use the log burner and create a cosy atmosphere. A lovely Xmas tree had been decorated to make our Xmas home from home and cooking our Xmas dinner was easy with the extra facilities in the annexe kitchen. We love the large kitchen table for us all to gather round and chat whilst preparing meals etc.

We struggled a little with the TV not being in the main lounge but luckily my son brought a firestick so we were able to view the channels in the main lounge through the wifi. Think the property would benefit from a proper fixed shower in the family bathroom if that is ever a consideration.

We thoroughly enjoyed our stay and Christine was extremely helpful both before and during our holiday and nothing was too much trouble. Would recommend for large family groups as there is plenty of room to be together or rooms to be quiet in.

On the two points that you raised, we are currently looking in to putting a big television on the wall in main lounge and so hopefully this will be resolved before long. We would like to put a separate fixed shower in the family bathroom but we don't have the height to do this but we will continue to see if we can find a solution. There is, however, a shower downstairs but I agree that it would be nice to have one upstairs as well. Thank you once again for your kind comments and for being such wonderful guests. The house was left in an immaculate condition. You were exemplary guests and we hope to welcome you back again soon. Christine

Perfect location

Rockwood proved to be a brilliant choice of location for our large family get-together which included five children from aged 2 to 11. Cars could be forgotten much of the time and our marathon-running son used Silver Howe for his early morning training. Even the shopping was done on foot as the walk into Grasmere is delightful. Allan Bank - National Trust - is an easy walk and the children loved all the Easter activities they put on.

The annexe arrangement was good for the youngest child and her parents. It provided a quiet refuge at bedtime.

The house is well equipped though a good shower in the main bathroom would make a welcome addition. It is set amidst such glorious surroundings that a garden is not missed though another outdoor bench to the right of the front door would help when everyone wants to bask in the sun. We were lucky enough to have fantastic weather.

We can thoroughly recommend Rockwood especially for large family gatherings. For us it was the perfect setting and many happy memories were made.

Great location for exploring the Lakes, and a fantastic home to stay in - just the 5 of us, but would be briliant for two families.

Lots of kit in the home and very relaxing - wood burner was a real treat.

Great Holiday

We were a mixed party aged from mid seventies down to 14 months

All the adults were most impressed with the standard ,and location of the property . It has every thing you require for a holiday ,first class walks almost from the door ,a regular bus service to other areas ,the bus stop is only 10 minutes walk down the lane ,but best of all is the peace and quiet,no passing traffic .

Distances:

Grasmere 0.5 miles, with as much William Wordsworth as you could ever want! Ambleside is about 4 miles away, Windermere about 8 miles. Pretty Hawkshead (with more William Wordsworth) is about 25 minutes drive and leads on to Grizedale Forest with plenty of outdoor activities for kids and adults. Heading north towards Keswick (about 20 minutes) past Hellvelyn and Derwent Water is a lovely route, up into the high mountains, past Buttermere. So much to do, so little time!

Further Details:

Food shopping is easy. You can walk to the local CoOp in the village, with a resonable range of basic food and wine, Booths (by the train station) in Windermere offers wonderful quality and a great variety of food and wine. In Ambleside there are some food shops too, although not much bigger than in Grasmere. Ambleside has 2 main banks and ATMs, countless outdoor clothing shops. You are spoiled for choice in the area for restaurants; the Villa Colombina (Italian) is our favourite and 20 minutes walk away, and the Jumble Rooms too. There are 3 great traditional pubs in walking distance (pub walk guides are provided in the house). With every full week booking we post a comprehensive tourist guide to the area to help you plan your holiday in advance.

Booking Notes:
Booking is made direct with us with a 30% deposit payable at the time of booking and the balance 8 weeks prior to the start of the holiday. We also accept paypal payments and most major credit and debit cards (apart from American Express).

Changeover Day:
Our normal change over day is a Friday, except at Christmas and New Year. Other than during school holidays, we accept 3 night weekend breaks and 4 night midweek bookings.

Notes on prices:
Minimum weekend break is 3 nights. We also offer a 4 night midweek break.Prices include VAT, cleaning, linen, heating, all electricity and wireless internet connection (please bring your own computer). We accept payment by credit or debit card, cheque or Paypal.
